Austin Mobile Home Park Introduce
Welcome to RV Parks Near Me, your comprehensive guide to manufactured home communities and RV parks across the nation. Today, we delve into Austin Mobile Home Park, a residential community located at 21990 582 Ave, Austin, MN 55912, USA. For inquiries regarding the park, you can reach them at (507) 355-2302 or +1 507-355-2302. This park serves as a long-standing housing option for many residents in Mower County, Minnesota.
Austin Mobile Home Park is situated in a residential area outside the immediate downtown core of Austin, MN, offering a quieter setting compared to urban living. The park is characterized by its arrangement of mobile homes, which residents own or rent, creating a community environment. While specific environmental details like landscaping and natural features are not extensively detailed in the provided information, the nature of mobile home parks generally involves individual lots with space for homes, and often some shared common areas.
One review suggests a "nice quiet park" with "good neighbors," indicating a potentially peaceful and friendly atmosphere within the community. This aligns with the close-knit nature often found in mobile home parks, where residents tend to know each other and foster a sense of belonging. The park is located in District 4 of Austin, which is zoned for mobile homes (MH-NP). This zoning indicates a designated area for this type of residential development.
However, it's important to present a balanced view, as other feedback paints a more challenging picture of the current environment. Some residents have expressed concerns about the park "going downhill," with issues such as homes falling apart and an unmaintained appearance. There are also mentions of outdoor clutter being an issue, with county regulations potentially restricting building supplies outside during home remodeling, which can lead to fines if not properly managed. These points suggest that while the park aims for a quiet residential environment, there may be ongoing challenges related to its physical upkeep and the aesthetic standards within the community.
As a mobile home park, Austin Mobile Home Park typically provides essential services to its residents, which would include lot rentals that cover basic utilities such as water, sewer, and potentially trash collection. The mobile homes themselves would have individual hookups for these services. Reviews highlight that residents are responsible for lot rents and utility charges, and there have been reports of these costs significantly increasing over time, with some residents experiencing nearly double total housing costs (lot rents + utilities) since 2015.
Management presence and responsiveness are key aspects of services in any mobile home park. While one review praises "great management," other feedback indicates a different experience. Concerns have been raised about owners not taking sufficient action to improve the park, including a perceived lack of enforcement of community rules. Specific issues mentioned include:
- New residents allegedly encroaching on neighbors' yards without management intervention.
- Lack of support for residents undertaking home renovations, particularly regarding restrictions on outdoor storage of building supplies.
- General non-enforcement of park rules, leading to issues with pets (dogs running loose despite leash/fence rules) and unsupervised children.
- Problems with essential utilities, including demands for owners to restore gas and water service after utility line damage and questions about "excessively high" water bills.
- Issues with trash facilities, including overflowing dumpsters and requests for additional dumpsters.
- Ongoing problems with potholes and un-maintained trees.
Regarding amenities, one resident mentioned a "so-called playground" that has "gone bad" and is "not safe for kids." This suggests that while there may be some communal recreational facilities, their condition might be a point of concern for residents, particularly families with children. The park's focus appears to be on providing basic living spaces for mobile homes, rather than extensive recreational amenities common in some larger RV parks or resort-style manufactured home communities.
Austin Mobile Home Park's primary feature is its offering of **affordable housing** in Austin, MN, through mobile home living. Many residents have lived in the community for over a decade, indicating a long-standing presence and a degree of stability for some households. The community is described by some as "close-knit," where "neighbors call each other by name and are often seen visiting in their front yards, children play together and the community comes together for holiday celebrations." This suggests a strong sense of community and social interaction among residents, which can be a valuable feature for those seeking a communal living environment.
However, the park faces significant challenges that impact its overall features and resident experience. The issue of **unmaintained property** and a perceived lack of owner investment in park improvements is a recurring theme in critical feedback. This includes concerns about the safety of shared spaces like the playground and general upkeep of the grounds. The difficulty residents face with external home improvements due to county regulations and the park's alleged lack of support further highlights a unique challenge for homeowners within the park.
Another notable aspect is the demographic of the community. Many households are reported to be low-income, with the average median family income being less than 37% AMI, and all reported incomes under 60% MFI. This indicates that the park plays a crucial role in providing accessible and affordable housing for a vulnerable segment of the population in Austin. The community has seen residents organize, forming groups like the Austin Resident Network League (ARNL), to advocate for their rights and push for improvements in the park's conditions and management responsiveness. This collective action highlights a strong sense of resident agency and a desire to improve their living environment.
For individuals or families considering Austin Mobile Home Park as a potential living option, particularly within the context of "RV Parks Near Me" (acknowledging that this is primarily a mobile home residential park, not a transient RV park), several factors should be weighed. The park offers an **affordable entry point into homeownership** or long-term rental in Austin, Minnesota, which can be a significant advantage for those on a budget. The existing sense of community and friendly neighbors, as reported by some, could be a strong draw for individuals seeking a supportive living environment.
However, prospective residents should be aware of the challenges highlighted in recent reviews. These include concerns about:
- **Rising costs**: Lot rents and utilities have reportedly increased substantially, which could impact long-term affordability.
- **Park maintenance**: Issues with general upkeep, potholes, un-maintained trees, and trash facilities have been noted.
- **Rule enforcement**: Inconsistent enforcement of park rules regarding pets and children could affect daily life.
- **Management responsiveness**: There are expressed frustrations about the perceived lack of owner action on resident concerns.
- **Home maintenance challenges**: Restrictions on outdoor storage of building materials for renovations could pose difficulties for homeowners.
It's important for interested parties to conduct thorough due diligence, including visiting the park in person, speaking with current residents, and directly discussing any concerns with park management or ownership. Understanding the current state of amenities, the enforcement of community rules, and the financial transparency regarding lot rents and utility charges is crucial before making a decision. The park is currently on the market, which could lead to significant changes in ownership and management in the future, potentially impacting the park's direction. For those seeking affordable, long-term housing in a community setting, Austin Mobile Home Park may offer a viable option, but it is important to be fully informed of the current conditions and potential future developments.

Austin Mobile Home Park Reviews
Nice quiet park.good neighbors.great management. Nice place to live
Mar 31, 2025 · Tony QuickstadDon't not weast your time at this place its going down hill. The owners dont do damn thing to make this park better all they do is want to add more bullish to your rent that you and everyone here has to pay for. The owners let new people move in who think they own your yard but when you tell the park owners nothing gets done. Aslo the homes out here falling apart because of the people they let move in or its because of the damn county because you can not have any building supplies out side as you are remodeling the inside of your home if you dont have it the building they will fine you. Also park owners have rules and of course they don't inforce them. The park owners also let a so called play ground go bad its not safe for kids also kids out run all over if you dont want them in your yard the parents get mad at you also parents out dont watch there kids. People have dogs out that are to be tied up or in a fence but of course few people out here have or care if there dog or dogs are run loose and park own dont do anything. Also the park ground is polluted.
Jan 04, 2024 · Wickedjoejoe 86We were looking to possibly buy a home here & drove thru. All the homes are outdated & need a lot of renovations. There is a farm of some sort in the backyard of the last row of homes. It looked like something out of a Norman Bates movie. We left & wasted 4 hours of drive time for nothing. Highly disappointed.
Nov 25, 2021 · R MMy family and I have lived here for 5 years we planned on moving April 1st . Then the pandemic happened the crazy owners wife cut off the power for the 3rd time which is against the law , not caring that we have 3 small children. They should be ashamed of them self's. Karma always comes back around .
