Beachwood Village Dana Point Introduce
Are you considering a move to the beautiful coastal city of Dana Point, California? While our platform primarily focuses on 'RV parks near me', we understand that some individuals may be exploring various long-term living options in desirable locations. Beachwood Village Dana Point, situated at 34052 Doheny Park Road, Dana Point, CA 92624, USA, offers a mobile home park community that may appeal to those seeking a permanent or extended stay in a coastal environment. This introduction aims to provide a detailed and objective overview of Beachwood Village based on available resident feedback, covering aspects such as its environment, services, features, and considerations for potential residents.
One of the most appealing aspects of Beachwood Village, as highlighted by residents, is its prime location near the beach. The proximity is so convenient that one reviewer mentioned the ability to lock a bicycle to the ocean, underscoring the ease of access to the shoreline. This close proximity to the beach offers residents the opportunity to enjoy the quintessential Southern California coastal lifestyle, with easy access to sandy shores, ocean activities, and scenic views. The allure of living within a short distance of the Pacific Ocean is a significant draw for many seeking a relaxed and beach-oriented environment.
Furthermore, the park is described as "clean and very nicely ran" by one reviewer. This suggests that Beachwood Village takes pride in maintaining a well-kept and orderly community, which contributes to a pleasant living environment for its residents. A clean and well-managed park can enhance the overall quality of life and foster a sense of community pride among its residents.
However, it is essential to consider all aspects of living at Beachwood Village, including some of the concerns raised by long-term residents. One resident who has lived in the park for 20 years provides valuable insights into the evolving conditions. Initially, they noted that the rent was relatively reasonable compared to other places in the area, and utilities were included in the rent. This made Beachwood Village an attractive option for those seeking affordability in a desirable coastal location.
According to the long-term resident, significant changes have occurred since a newer manager took over. One notable change is that trash disposal is no longer included in the rent, adding an additional expense for residents. This shift in utility coverage is an important factor for prospective residents to consider when evaluating the overall cost of living in the park.
Another significant concern raised is the variability and increasing trend of the rent. The resident mentioned that the rent is not a fixed price and experiences annual increases. They specifically noted an increase of $75 or more per year. To illustrate this, they shared their personal experience of paying around $1,400 initially, which then rose to over $1,500 and subsequently to $1,600 within a relatively short period. While acknowledging that the rent might still be cheaper than some other places, the resident, who describes themselves as barely making enough, expressed concern about the affordability and the uncertainty of future rent increases. This highlights the importance for potential residents to inquire thoroughly about the current rent structure, the history of rent increases, and the park's policies on future increases to assess the long-term affordability.
The long-term resident also raised a serious concern regarding the park's towing policies. They described instances where vehicles were towed with very little or no waiting time. They recounted personal experiences of their car being towed after being left out for just five minutes while they briefly went back inside, requiring them to argue with the towing company to release it as they were about to leave. A similar incident happened to their mother, whose car was also targeted for towing almost immediately after being left unattended. This strict and seemingly immediate towing policy is a significant factor that potential residents should be aware of and understand the park's regulations regarding parking to avoid unexpected and costly towing fees.
Addressing a comment from another individual (which was not provided in the initial message but referenced by the long-term resident), they clarified that contrary to any potential suggestions of gang activity, Beachwood Village is generally a calm community, with occasional parties hosted by some neighbors being the extent of any disturbances. This provides reassurance regarding the safety and peacefulness of the park environment.
Considering the features of Beachwood Village, it primarily offers a residential setting within a mobile home park. Residents typically lease a space within the park and own their mobile home. The park provides the infrastructure, including utilities (with the noted change regarding trash), roadways, and potentially some common areas. The specific amenities offered within the park, such as recreational facilities, laundry rooms, or community centers, were not explicitly detailed in the provided information. Therefore, it is recommended that interested individuals directly inquire about the full range of amenities available to residents.
Given that the information is primarily based on resident reviews, specific promotional offers are not available. However, the park's proximity to the beach and its reputation for being clean and well-run can be considered inherent advantages. For individuals seeking a long-term or extended stay in a mobile home community in Dana Point, the location is a significant selling point. However, it is crucial to weigh this against the concerns raised regarding increasing rent, the exclusion of trash in the rent, and the strict towing policies.
It is important to reiterate the distinction between a mobile home park and an RV park, especially for users searching within the 'RV parks near me' category. While both offer community living, they cater to different housing needs. Mobile home parks are designed for longer-term residency, with residents typically owning their homes and leasing the land. RV parks, on the other hand, primarily accommodate recreational vehicles for shorter durations. Beachwood Village Dana Point is clearly a mobile home park catering to long-term residents.
For those interested in learning more about Beachwood Village Dana Point, including current lot fees, available amenities, specific parking regulations, and management policies, it is strongly recommended to contact them directly at (949) 489-0093 or +1 949-489-0093. While the location and cleanliness are positive aspects, it is essential to fully understand the financial implications and the park's policies to ensure a satisfactory living experience.
In conclusion, Beachwood Village Dana Point offers a mobile home living experience in a desirable coastal location with close beach access and a reputation for cleanliness. However, potential residents should carefully consider the information regarding rent increases, the change in utility coverage, and the strict towing policies. By thoroughly investigating these aspects and directly communicating with the management, individuals can determine if Beachwood Village provides the right long-term housing solution in Dana Point.

Aug 12, 2024 · Harry Kontoes. JrI live here and been living here for 20 years the rent here isnt that bad compared to other places utilities are included. but ever since the newer manager has been here everything pretty much changed the trash isnt included in the rent anymore. Also the rent isnt just one price every month and every year they raise the rent to $75+ about two years ago i was paying around $1,400+ and a few months after i started paying more than $1,500 up to $1,600!? it is cheaper than most places but as someone who barely makes enough it is too much rent.who knows how much theyre trying to charge me next. Also there is Towing whenever they please one time i left my car out just for 5 min before leaving because i forgot something they came so fast to to tow my car away I had to argue with the guy to leave my car because i was about to leave and do my errands. and the same thing happend to my mom she didnt even leave her car for a min and they were towing it. And to the comment below there are no GAngs here it is very calm besides some neighbors will have an occasional party.
Aug 05, 2021 · maria penaIt's nice being so close to the beach. Parking is not the best. There are 2 parts of the park but they both share the same street address which makes it extremely confusing for anyone relying on their GPS.
Jan 31, 2022 · Kari VanCampHad the unfortunate luck to have lived there while the current park manager Nicholas Cipriano was there. He constantly is watching the residents with his drone, sending threatening letters, and occasionally entering properties unannounced. He also would call DTS towing to come and pick up cars, sometimes in the middle of the night. I know current residents had brought this up to the owners but no changes were ever made. There was even a petition that was signed by various residents (80 of them) who were having issues with Nicholas. The park owners never addressed the many issues, instead they handed Nicholas the list of all the residents that had signed. Nicholas started getting back at each person who signed the petition. It became too much for my family and I, all the harassment from him, that I finally decided to move out. Follow my footsteps and avoid this place.
Dec 20, 2021 · Janice GarciaLilly the park manager is out of control harassing people. I don’t know if the owner is sicking her on the tenants or she gets off on using her power. Stay away from this place unless you want her breathing down your neck.
