I have been at Bellecrest Mobile Home Park since January of 2021 as a lease to own tenant and finalized my purchase of the trailer on July 2021.At that time, we had Robert as the manager and oversaw the everyday run of the park. I have to admit that I am glad to see that higher management saw and finally realized that he wasn't a good fit for the park. I saw alot of things being neglected and overlooked and now as of February 2025, I am slowly seeing improvements of the park. I have to also say their is always room for improvement and room for growth.I truly don't understand the 6 month rent hike and even adding a $15.00 trash fee knowing free and clear that the dumpsters we have don't amount to that much a month. As a tenant of land lot, I am responsible for lawn care and all upkeep of my own trailer. As a recipient of SSDI, I can not afford $70 a month to hire lawn service during the summer months.I have lived in the same spot since January 2021, and in the last two years my health has declined making it very difficult to get in and out of my hom and in March 26, 2024 I broke my ankle and foot. The current manager has made it known to me on various occasions that she sees me struggling walking up and down the steps that goes to the front or back door. She has even mentioned she has observed my daughter loading and unloading my motorized wheelchair in and out of my home to use to get around. On the contrary, I have recieved two violations for parking on the grass even after notifying why I am parking on the grass close the the stairs so I can have access to my car to pick up my minor child from afternoon/after-school practice. She informed me that I needed to email her to the reason why I am parking at the back door on the grass. Mind you, I notice several other tenants with 3 or 4 or 5 cars and having to use the grass to park their cars or vehicles.I have noticed a trend that some tenants have to follow rules while others get away not having to have the rules enforced.I also experienced the new manager telling me after a company meeting with tenants that the uppermanagement approved for me to get a wheelchair ramp built and even after the manager telling me over the phone and even posting on Facebook for all my family and friends to see that Bellcrest Mobile home park was getting me a wheelchair ramp built. You know that was almost 5 months ago that the empty remark was made.I also tried on many occasions, tried to get updates of when the work was going to begin and their was always an excuse that followed or a delay was explained. You know on February 2025, I called for a more updated excuse to maybe when or if the ramp was going to be built and I was told that project was set aside and she was working on something else now and to my dismay...I asked why my project was being set aside and I was told that I am responsible for my own accommodations. Please try to help me make this make sense. I am in a wheelchair full-time and can't get in and out of my home. I am taking a chance of falling everything I am going up and down the steps on a broken foot and ankle. - Jo Qa

Bellecrest Mobile Home Village Introduce

If you are exploring housing options in the Hattiesburg, Mississippi area and your search for "RV parks near me" has led you to consider broader residential communities, Bellecrest Mobile Home Village, located at 63 Sullivan Kilrain Rd, Hattiesburg, MS 39402, USA, offers a lease-to-own model for mobile homes. Understanding the environment, services, and features of Bellecrest is crucial, and insights from current residents provide valuable perspectives on the community.

The environment at Bellecrest Mobile Home Village appears to be undergoing a period of transition. One long-term resident, who has been in the park since January 2021 and finalized their home purchase in July 2021, noted a previous period where they observed "alot of things being neglected and overlooked." However, as of February 2025, this resident reported "slowly seeing improvements of the park," while also acknowledging that "there is always room for improvement and room for growth." This suggests that the overall environment may be in a state of gradual positive change.

In terms of services, residents at Bellecrest Mobile Home Village who are on land lots are responsible for their own lawn care and the upkeep of their trailers. This is a significant aspect to consider, as one resident on SSDI expressed financial difficulty in affording lawn service during the summer months. Additionally, a point of concern raised is a recent $15.00 monthly trash fee, which a resident questions in relation to the cost of the provided dumpsters. It's important to note that the experiences shared by residents may not reflect all services provided, but they offer a direct insight into some aspects of community living.

The features of Bellecrest Mobile Home Village include a lease-to-own program, which allows residents to eventually purchase their trailers. However, one resident highlighted potential issues with the condition of the roads within the park, describing them as being in the "worst shape I have ever seen" and causing damage to their vehicle. This suggests a need for infrastructure improvements within the community. The same resident also mentioned inconsistent rule enforcement, where some tenants are held accountable while others seemingly are not.

A particularly concerning feature raised by a long-term resident involves accessibility issues and communication regarding accommodations. This resident, who has experienced declining health and uses a motorized wheelchair following a broken ankle and foot, reported difficulties navigating steps to their home. They stated that the current manager was aware of their struggles and had initially indicated that upper management approved the construction of a wheelchair ramp, even making public statements about it. However, after several months of delays and excuses, the resident was informed that the ramp project was set aside and that they are responsible for their own accommodations. This situation highlights potential challenges in addressing accessibility needs within the community.

Financial aspects mentioned by residents include rent increases and additional fees. One resident expressed confusion and dissatisfaction with a recent six-month rent hike and the new $15.00 trash fee. Another resident, facing vehicle damage due to poor road conditions, stated they would not pay further rent increases until the roads are repaired and their tire is replaced. These comments suggest that cost and the perceived value of services are points of concern for some residents.

Management is a significant theme in the resident feedback. While one long-term resident expressed relief at a previous manager being replaced due to perceived neglect, their interactions with the current manager appear to be largely negative. Accusations include inconsistent rule enforcement, unprofessional relationships, and providing misleading information regarding the wheelchair ramp. One resident went as far as to label the new manager a "JOKE" and accused them of lying and lacking property management experience, even alleging potential discriminatory behavior ("racist manager"). These are serious allegations that prospective residents should be aware of.

Promotional information for Bellecrest Mobile Home Village is not directly available in the provided reviews. To obtain details on current lease-to-own options, lot rental fees, and any specific promotions or incentives, it is essential to contact the management directly at (601) 476-7105 or +1 601-476-7105. Given the concerns raised by residents, it would be prudent to ask detailed questions about infrastructure maintenance, rule enforcement, and any fees beyond the base lot rent.

The experiences shared by residents of Bellecrest Mobile Home Village paint a complex picture. While some long-term residents have witnessed gradual improvements, significant concerns remain regarding management practices, infrastructure maintenance (specifically road conditions), and the handling of accessibility needs. The lease-to-own model offers a pathway to homeownership, but potential residents should carefully weigh this against the responsibilities of home and lot upkeep, potential fees, and the reported challenges in community management and infrastructure.

For individuals who initially searched for "RV parks near me" but are considering a more permanent or long-term housing solution in Hattiesburg, MS, Bellecrest Mobile Home Village offers a specific type of residential community. However, the feedback from current residents suggests the importance of thorough due diligence. Visiting the property, speaking with current residents if possible, and obtaining clear and detailed information from the management regarding all costs, responsibilities, and community policies are strongly recommended before making a decision about residing at Bellecrest Mobile Home Village.
