Douglas Estates Mobile Park Introduce
For local individuals seeking "rv parks near me" who might also be considering the option of a mobile home park for longer-term accommodation, Douglas Estates Mobile Park, located at 1 S Barbara Ln, Austell, GA 30168, USA, is one such community in the area. You can reach them at (770) 941-1112 or their mobile number, +1 770-941-1112 for inquiries. However, it is critical for prospective residents to be thoroughly aware of the serious concerns raised in recent reviews by current and former residents regarding the management and overall environment of this mobile home park.
Based on the limited but strongly negative feedback available online, the environment at Douglas Estates Mobile Park, while not explicitly described physically, is heavily impacted by the reported negative interactions with management. One resident, who had been living in the community for nearly a year, expressed "shame" in writing a review due to their professional and kind nature, but felt compelled to share their overwhelmingly negative experiences specifically with a manager identified as Mrs. Mendoza. This suggests that the social and administrative environment within the park may be significantly strained due to interpersonal issues.
The services provided at Douglas Estates Mobile Park, as perceived by residents, appear to be overshadowed by the reported poor management. While the reviews do not detail typical park services such as maintenance, security, or community amenities, the focus on negative interactions with staff implies that the quality of service, particularly in communication and addressing resident concerns, is severely lacking. The mention of escalating fees and rent increases without a corresponding improvement in the environment or services further suggests a potential disconnect between the cost of residency and the value received.
The features of Douglas Estates Mobile Park, according to the reviews, are largely negative. One former resident explicitly stated that the park "Was better when old management was here," indicating a decline in the quality of the community under current leadership. This sentiment suggests that previous positive features, whatever they may have been, are no longer as prevalent or have been replaced by negative experiences. The specific incidents mentioned, such as road paving resulting in asphalt on a resident's car and a lack of understanding from management regarding personal situations, paint a picture of a community where resident needs and concerns are not adequately addressed.
The most significant and recurring issue highlighted in the reviews is the conduct of the management. Mrs. Mendoza is described as "very rude, incompetent and hostile" in her interactions with residents, consistently displaying a negative attitude and short temper. The reviewer recounts instances of her hanging up phone calls and responding rudely, leading the resident to request communication through another staff member. The fact that multiple neighbors within the "Family Community" reportedly share the same negative experiences with Mrs. Mendoza suggests that this is not an isolated incident but a broader issue affecting the residents' quality of life within the park.
The reviews also directly contradict the promotional material allegedly presented by Rickert Properties, which describes Mrs. Mendoza as a "passionate advocate," having a "warm smile," a "bilingual touch," and "Effortlessly connects with our community." Residents who have experienced her behavior find this portrayal to be a "Falsely promoting" misrepresentation. This discrepancy between the advertised image and the lived reality within the park is a serious concern for potential residents who rely on such information when making housing decisions.
Another concerning aspect of management, potentially involving Scott Rickert, is the accusation of "always riding around in his car to harass the people that live here." This suggests a potentially hostile and uncomfortable environment created by the park's leadership. The lack of understanding regarding residents' situations further contributes to a negative perception of the management's empathy and support.
The rudeness of "the girls in the front" is also mentioned, indicating that negative interactions may extend beyond a single manager to other staff members, impacting the overall customer service experience within the park. The frequent sending of letters regarding fees and the annual increase in lot rent, coupled with the alleged lack of attention to resident issues, such as the flat tire incident, suggest a management focus on revenue generation that may not be balanced with resident well-being and community satisfaction.
Given the overwhelmingly negative feedback centered on management issues, poor communication, and a potentially hostile environment, there is no positive promotional information to be gleaned from these reviews. Instead, the strong recommendations against living at Douglas Estates Mobile Park ("I would NOT recommend this place to anyone") serve as a powerful warning to prospective residents.
For local individuals searching for "rv parks near me" who might be considering Douglas Estates Mobile Park as a longer-term option, these reviews paint a concerning picture. While mobile home parks can sometimes offer a more stable and potentially affordable housing solution compared to traditional RV parks for extended stays, the reported management issues at Douglas Estates appear to create a significantly negative living environment. It would be prudent for prospective residents to exercise extreme caution and thoroughly investigate these concerns before considering a move to this community.
If, despite these warnings, local users still wish to explore Douglas Estates Mobile Park, it is absolutely essential to contact the park directly and ask detailed questions about the current management practices, staff interactions, fees, rent policies, and the overall community environment. Speaking with current residents (if possible) independently of park management would also be highly advisable to gain a more balanced perspective. A visit to the park to observe the environment and interact with staff firsthand could also provide valuable insights that go beyond the online reviews.
In conclusion, the available reviews for Douglas Estates Mobile Park in Austell, Georgia, raise serious concerns regarding the management's conduct, communication style, and overall treatment of residents. The allegations of rudeness, hostility, harassment, inconsistent rule enforcement, and a lack of understanding for resident situations paint a negative picture of the community's environment. While the reviews do not extensively detail the physical environment or specific services, the pervasive issues with management appear to significantly impact the residents' quality of life. Local users searching for "rv parks near me" who are considering a mobile home park for longer-term living should carefully consider these negative experiences and conduct thorough due diligence before making any decisions regarding Douglas Estates Mobile Park. Exploring alternative mobile home parks or RV parks in the Austell area with more positive resident feedback is strongly recommended.

Douglas Estates Mobile Park Reviews
It is with shame for me to write this review as I am a person who tends to deal with things professionally and with a kind Soul. We moved into Douglas Estates going on to a year now in May and have unfortunately had so many bad experiences with Mrs. Mendoza. She is a very rude, incompetent and hostile woman when it comes down to speaking to residents regardless of the situation. Mrs. Mendoza doesn’t know how to communicate without her Attitude or short temper get in the way. I have asked her to please have someone else communicate to us in regard’s to any matter due to her way of speaking. She has repeatedly hung up calls on me or answered in a very rude way. If she is unhappy with the job she is holding I would recommend she find something she would be passionate of and not be so miserable. I find it very shameful for Rickert Properties to be Falsely promoting her on your page stating she is a “passionate advocate” “warm smile” “bilingual touch” “Effortlessly connects with our community.” I have met The other manager and she is the sweetest! Many of our Neighbors within this Family Community had the same issues with her so please explain to me how Mrs. Mendoza is any of the above descriptions? I hope that Rickert Properties takes matters to its hands!
Apr 24, 2025 · jenny sanchezWas better when old management was here. Scott Rickert, always riding around in his car to harass the people that live here. They paved the road and got asphalt on my car. Not understanding of people situations. The girls in the front are rude. I would NOT recommend this place to anyone. They are always sending letters regarding fees and every year the lot rent is going up. They sent me letter to remove my car because it had a flat tire. When none of the wheels were actually flat.
Nov 08, 2023 · Karen CambiMy husband were at the park for nearly a year. Mark was always good to us and always friendly. Mark and the stuff are constantly working on the upkeep of the park and it shows. We were directly in front of the trash and they were constantly, on a daily basis doing their best to keep it clean. During the summer months they were good about keeping the grass cut and the grounds looking nice. We never had any problems while we were there. The place is pretty quiet even with such a large community. We always felt safe here and our stuff was always safe. My husband and I would definitely return here if we are in the area and would recommend it to anyone. It is a nice place.
Jan 23, 2019 · Melody CopelandThey have people pulling gun on kids, they want to complain about hard working people and their means to and from work but won’t do anything about people parking in the road blocking it all hours day and night. They want to only pick on the white people but will say nothing to the Mexicans. Want to threaten eviction for trucks that work for a company they have a contract with! Do better bring back mark cook
Feb 02, 2024 · Thelma BennettI have a position that allows me to travel this country and in doing so I have stayed at alot of RV parks. Some were great and some were so bad that you feared for your own life and the life of your pet hamster. I have been a resident at this facility for two months now and have loved every minute of it. Great location, people and environment. Mark Cook, the property manager, is exceptional in how he works this property. Him and his amazing wife go out of their way to make sure you have all that you need and that you are enjoying your stay. They have a pool on site that is a great place to escape the heat in that has a record braking score of 100 from the state. That to me is amazing in itself. Thank you cook family and Douglas Estates for making my stay one of the best in a long, long time.
