Green Acres Mobile Home Ests Introduce
For local individuals searching for "rv parks near me" who might also be considering the option of a mobile home park for potential long-term residency, Green Acres Mobile Home Estates, located at 1915 Cardell Rd, Austell, GA 30168, USA, is a residential community in the area. You can reach them at (770) 948-4001 or their mobile number, +1 770-948-4001 for inquiries. However, it is crucial for prospective residents to be thoroughly aware of the serious and consistent negative feedback expressed in recent reviews by current and former residents regarding the environment, maintenance, management, and overall living conditions at this mobile home park.
Based on the available online reviews, the environment at Green Acres Mobile Home Estates appears to be a significant and ongoing concern for residents. One reviewer describes the roads within the park as being "full of LARGE potholes," indicating a state of disrepair that can affect the safety and comfort of driving and walking within the community. Another former resident, who lived there for seven years, noted the park's decline from a "great place to live" to one plagued by potholes and "run down trailers." This suggests a deterioration of the physical environment over time. The issue of residents allowing their dogs to use others' yards as restrooms, with reported inaction from management and animal control, further contributes to a potentially unpleasant and unsanitary living environment.
The services and maintenance at Green Acres Mobile Home Estates are also heavily criticized in the reviews. One resident reports that it "Takes months for them to fix water leaks," highlighting a lack of timely and effective maintenance. While this particular leak reportedly did not affect the resident's water bill, the delay indicates a potential inefficiency in addressing infrastructure issues. The claim by management that rent increases are due to park maintenance is directly contradicted by residents who state that "nothing is visible" in terms of improvements. One former resident sarcastically described a superficial attempt at road repair ("basically spray painted the roads black and called it 'repaving'!") which was then followed by an increase in lot rent, suggesting a lack of genuine investment in the park's infrastructure.
The features of Green Acres Mobile Home Estates, as described by residents, are largely negative. The prevalence of "run down trailers," with one former resident estimating that "1/2 of the trailers in the place should have been condemned years ago," paints a picture of a community with a significant number of poorly maintained properties. This can detract from the overall aesthetic appeal and potentially impact property values within the park. The issue of speeding vehicles on the roads, where "kids play feet from it," raises serious safety concerns for families with children living in the community. The overflowing dumpsters ("dimps are always full") indicate potential problems with waste management, which can contribute to unsanitary conditions and unpleasant odors.
The management of Green Acres Mobile Home Estates receives strong negative feedback in both reviews. One resident states that "management won't do anything" regarding the issue of pet waste in yards, indicating a lack of enforcement of community rules and responsiveness to resident concerns. The former resident's account of the park's decline under "new owners" suggests a dissatisfaction with the current leadership and their approach to maintaining the property. The superficial road repair followed by a rent increase further fuels this negative perception of management prioritizing profit over genuine improvements and resident well-being.
One former resident also mentioned a specific issue regarding some residents' habits of allowing trash to fall out of their vehicles and leaving it to blow down the road, particularly in a specific area of the park. While the reviewer noted getting along with the majority of residents, this observation points to a potential lack of community standards or enforcement regarding cleanliness within the park.
Regarding promotional information, there is none to be found within the provided reviews. The consistent negative experiences shared by residents serve as a strong deterrent rather than any form of positive promotion. The sarcasm and disappointment evident in the reviews highlight a significant gap between any potential advertised benefits and the lived reality within Green Acres Mobile Home Estates.
For local individuals searching for "rv parks near me" who might be considering Green Acres Mobile Home Estates as a longer-term option, these reviews present a deeply concerning picture. The reported issues with potholes, pet waste, slow maintenance, roach infestation (mentioned by the former resident), rundown trailers, speeding vehicles, and overflowing dumpsters suggest a significantly compromised living environment. The negative feedback regarding management's responsiveness and the perceived lack of genuine maintenance despite rent increases further compound these concerns.
Prospective residents should exercise extreme caution and seriously consider these negative experiences before making any decisions regarding Green Acres Mobile Home Estates. It would be prudent to thoroughly investigate alternative mobile home parks or RV parks in the Austell area that have more positive or at least less severely critical recent feedback. If, despite these warnings, local users still wish to consider this community, a personal visit to inspect the grounds and speak with current residents directly would be absolutely essential to gain a firsthand understanding of the current conditions and management practices.
In conclusion, the available reviews for Green Acres Mobile Home Estates in Austell, Georgia, paint a consistently negative picture of the community. Residents report issues with significant potholes, unresolved pet waste problems, slow and ineffective maintenance, potential pest infestations (roaches), a prevalence of rundown trailers, safety concerns regarding speeding vehicles, and problems with waste management (overflowing dumpsters). The management is also criticized for a lack of responsiveness and for increasing rent without visible improvements. There is no positive promotional information to be found. Local users searching for "rv parks near me" who are considering a mobile home park should carefully weigh these serious concerns and strongly consider exploring alternative housing options in the area.

Green Acres Mobile Home Ests Reviews
They consistently increase rent, the roads are full of LARGE potholes, people constantly walking their dogs into your yards for the restroom, management won't do anything, animal Control won't do anything. It is heavily disappointing. Takes months for them to fix water leaks. Fortunately, it wasn't affecting our water bill, but I'm sure it was theirs. They claim the rent increase is due to maintenance being done to the park, but nothing is visible.
Apr 08, 2025 · Nathan HolcombI lived there for 7 years and watched it go from a great place to live, to pot hole, roach infested, with nothing but run down trailers park. You would think the owners...new owners...would have kept the place up. They basically spray painted the roads black and called it "repaving"! 😆 Then went up on the lot rent. I kid you not...1/2 of the trailers in the place should have been condemned years ago. I mean I understand that people have to live somewhere, but they could...at the very least... pressure wash their trailers once in a while. Not to mention people speeding down the roads while kids play feet from it. The residents there...95% Mexican, which I got along fine with....just let their trash fall out of their vehicles and leave it there to blow down the road. Especially on D row close to the end of the road. And the dimps are always full. But anyway..if you can live with the above conditions, then green acres is the place for you. ✌️Out
Oct 13, 2023 · David BentleyHave lived here now over 15 years and even though it is an older property Ms. Rhonda does a great job of keeping it clean and peaceful. My family and I really enjoy living here.
Oct 21, 2019 · Preston NewmanI lived in Green Acres MHP from March, 2002....until October, 2018. I really liked the park when I first moved there. People were nice....mostly respectful.....during the first 10-12 years. The manager, RB, WAS pretty cool.......at that time.HOWEVER.....over time....the "good" people seemed to move away and the disrespectful stupid people started moving in. The only problem I had was IGNORANT, STUPID PEOPLE PLAYING THEIR MUSIC WAY TOO LOUD....so loud...you can't hear your own TV in your home. The final straw was when that "playdoh" pudgy unofficial lackluster so called security guard moved (appointed so by the trailer park) across the street from me....and began playing his stupid music as if I wanted to hear it. When I complained to the manager.....it was then that I came up with the idea to MOVE.....as she stated that she'd talked to him and there's nothing more she can do. I feel bad about the "good" decent people still there and who want to move because they are no longer happy there.....I will Pray for them.Once I decided to sell my home....and move....I actually saw a "change" in the manager's attitude. The first 2 or 3 times we spoke after I put my home up for sale....she made the statement "If you don't like the way I do things....you can just move your home". I FINALLY HAD TO PUT HER IN CHECK!!!...TOLD HER "I KNOW I CAN MOVE MY HOME....BEEN KNOWING IT FOR THE 16 YEARS I BEEN HERE....AND..YOU CONSTANTLY REPEATING IT WAS DISRESPECTFUL AND INSULTING....THE NEXT TIME WE SPEAK OR COMMUNICATE....YOU NEED TO BE MORE RESPECTFUL...OR....YOU GONNA GET AS GOOD AS YOU GIVE!!"....and that took care of that. I'd heard some of the other tenants speak about the manager.....saying that she was nasty and racist. I didn't believe it and defended her to the utmost....as we'd always had a good communication...BUT....once I got into the process of selling my home.....the things I experienced with her.....kind of made me wonder.GOOD LUCK TO THOSE LEFT THERE.....AND MOVING THERE
Apr 20, 2019 · CocoaNaturalThis is an awful trailer park. They need to find a better way to fix up the homes and the streets leading to each set of trailers. It's very poor looking over there. And they have too many animals loose in the streets... horrible horrible place to live!
