Douglasville Regency Introduce
For local users in the Douglasville, Georgia area who are searching within the "RV parks near me" category for potential temporary or long-term RV living arrangements, Douglasville Regency, located at 3221 McKown Rd Suite #206, Douglasville, GA 30134, USA, presents a mobile home park that may, under certain circumstances, accommodate RVs. However, it is crucial to consider the significant concerns raised in the available user reviews regarding the infrastructure and safety within the community before making any decisions.
Situated in Douglasville, Georgia, Douglasville Regency is located within a suburban environment that offers a mix of residential areas and accessibility to the amenities of the wider Douglasville region. While the specific environment within the park is not detailed beyond the infrastructure issues, the general Douglasville area provides access to shopping, dining, healthcare, and recreational opportunities. However, the internal environment of Douglasville Regency, based on user feedback, appears to be characterized by significant infrastructure problems that could directly impact RV residents.
As a mobile home park, Douglasville Regency's primary focus is likely on providing long-term housing solutions through mobile home units. While some mobile home parks also allocate space for RVs, the overwhelmingly negative reviews regarding the park's conditions raise serious questions about the suitability and safety for RV living. Local users searching for "RV parks near me" should carefully weigh these concerns.
One of the most prominent issues highlighted in the reviews is the severely deteriorated state of the roadways within Douglasville Regency. Multiple reviewers mention "very bad potholes" immediately upon entering the park and "huge potholes" throughout the streets. This poor infrastructure poses a significant risk to vehicles, including RVs, which are often larger and more susceptible to damage from uneven road surfaces. Navigating such conditions could lead to damage to tires, suspension systems, and other components of an RV.
Adding to the infrastructure concerns is the presence of hazardous debris on the roadways. Reviewers specifically mention finding "nails and screws" frequently, attributing this to residents working on cars and their "homes" within the park and not cleaning up afterward. This widespread presence of sharp objects poses a direct threat to the tires of all vehicles, including RVs, with one reviewer expressing concern about having to replace tires weekly. The fact that rainwater washes these nails and screws into cracks and potholes exacerbates the problem, making it difficult to avoid them.
Beyond the infrastructure issues, another significant safety concern raised by a reviewer is the problem of "dogs run loose all through here" despite the existence of leash laws. This lack of enforcement of leash laws can create an unsafe environment for residents, particularly those who have their own pets on leashes and those who may be uncomfortable around unleashed animals. For RV owners who travel with pets and adhere to leash rules, the presence of loose dogs could be a major deterrent.
The overwhelmingly negative tone of the reviews, with one reviewer stating the park doesn't even deserve the one-star rating they were forced to give, paints a concerning picture of the overall living conditions and management of Douglasville Regency. The urgency expressed by one reviewer hoping to move out as soon as possible further underscores the severity of the issues reported.
Given these significant negative reviews, it is difficult to speculate on any positive services or features that Douglasville Regency might offer to RV residents. Typically, RV parks provide essential utility hookups (electricity, water, sewer) at each site, as well as communal amenities such as laundry facilities, restrooms, and showers. However, the state of the infrastructure raises concerns about the reliability and maintenance of even these basic services within Douglasville Regency. Prospective RV residents would need to inquire specifically about the condition of these amenities and whether they are adequately maintained despite the apparent neglect of the roadways.
Similarly, in light of the negative feedback, it is highly unlikely that Douglasville Regency would be actively promoting any special offers or incentives. The focus of any inquiries should be on addressing the critical infrastructure and safety concerns raised by current residents. Local users considering this location for RV living should prioritize a thorough inspection of the park's conditions and seek assurances from management that the reported issues are being actively addressed and resolved.
To obtain any information about potential RV accommodations, services, rates, or management's plans to address the significant infrastructure and safety issues, local users should contact Douglasville Regency directly using the provided phone number, (770) 489-4421 or mobile phone +1 770-489-4421. However, given the strong negative feedback, it would be prudent to approach this inquiry with caution and a critical eye. A personal visit to the park to assess the conditions firsthand would be highly recommended before considering Douglasville Regency as a viable option for RV living.
In conclusion, while Douglasville Regency in Douglasville, GA, is listed and thus appears within the "RV parks near me" category, the available user reviews paint a concerning picture of significant infrastructure problems, including severe potholes and hazardous debris, as well as safety issues related to loose dogs. These factors should be carefully considered by local users seeking RV living arrangements in the area. Thorough investigation and direct communication with the management are essential to ascertain the current conditions and any plans for improvement before making any decisions about residing in Douglasville Regency.

Douglasville Regency Reviews
Very bad potholes, dogs run loose all through here there's a leash laws and I keep my dog on the leash. I hope to be moving out this month if not next month. I gave it one star it don't even deserve that but to leave a review you had to put at least one star!
Dec 04, 2024 · Karen Williams DuffeyHuge potholes as soon as you enter, all I can say is watch out for your safety and vehicle there are nails and screws that will cause you to replace your tires every week. I pick up nails and screws weekly because no one really cares to clean up after themselves here and they work on cars here in their driveway, also fix their “”homes””. When it rain , the nails and screw run down into the cracks and because there are so many cracks and pothole in every street you will have to be causes. I do this so I don’t have to buy new tires every week or day .
Aug 04, 2022 · J KayI’ve grown up around this trailer park and it’s always been the same even after years of heavy rent increased nothing is ever improved. If you are looking for a decent and affordable neighborhood to raise your family then keep looking ! The manager is incredibly rude and tries to micro manage her tenets !!If you are seriously thinking about renting a lot here keep in mind these three things if this is all you take from this reviewGuaranteed rent increase of $100 yearlyHuge pot holes on ever stHave to replace your tires yearlyHardly working street lights
Feb 26, 2023 · Carlos Miramontes👎👎👎👎👎 Can't say more so say less. Manager that lives at office. Very rude and curfew is from 7pm to 7am next day. Can't breath when there. Is like walking on egg shells. No bueno
Jan 14, 2025 · Patricia SantosIf I could leave 0 stars I would. The management is absolutely horrible. She is rude and raises the price every year and nothing ever gets done. She DOES NOT allow any type of fun. No family gatherings allowed or religious celebrations. What she says goes and if you don’t follow her instructions be prepared to pay. She allowed my family only ONE HOUR to eat as we had a tent up for a family gathering due to it “blocking the roads”. When the only thing blocking the roads are the huge potholes that have been there longer then I’ve been alive. Do not recommend coming here because you will have to buy new tires every 2 months. She believes that by patching up the holes it will make it better. There needs to be new management ASAP or just burn the whole place down.
