Lawrence Mobile Home Estates Introduce
For local individuals seeking "rv parks near me" who might also consider the option of a mobile home park for potential long-term residency, Lawrence Mobile Home Estates, located at 2300 Veterans Memorial Hwy SW, Austell, GA 30168, USA, presents a mobile home community in the area. You can reach them at (770) 948-3020 or their mobile number, +1 770-948-3020 for inquiries. Recent online reviews offer contrasting perspectives on this community, which prospective residents should carefully consider.
One review paints a starkly negative picture of the environment at Lawrence Mobile Home Estates. The former resident describes the park as "disgusting" and expresses relief at having moved away after living there for a few years. Specific environmental concerns raised include the potential for black mold within the mobile homes, which the management allegedly refused to address. Additionally, the reviewer notes that "Several homes are decrepit and destroyed by rust and torn up window screens," suggesting that the overall aesthetic and maintenance of some properties within the park may be poor. This could impact the general living environment and the sense of community pride for residents. Prospective residents should be mindful of these reported conditions when considering Lawrence Mobile Home Estates.
The services at Lawrence Mobile Home Estates also receive negative comments in one review. A significant issue mentioned is the water billing system, where all mobile homes are reportedly on one common water bill, meaning residents pay the same amount regardless of their individual water usage. This lack of individual metering can be a point of contention and perceived unfairness. Furthermore, the reviewer states that the water is turned off without notice and often for extended periods due to issues with the water lines under the street. Such unreliable water service can significantly disrupt daily life for residents. The same negative review also mentions the absence of real leases, which could imply a lack of security or clarity regarding tenancy terms.
In contrast to the negative review, another resident offers a highly positive perspective on the management, specifically mentioning Carol and Jennifer as "great landlords" who are "very understanding" and have "a heart for people going through hardship." This suggests that the management may be compassionate and supportive in certain situations. This positive review also highlights ongoing construction and improvements within the "Mobile Home 😇 community," which the resident applauds as efforts to make the community more welcoming. This indicates that there may be active efforts to upgrade and enhance the park's overall environment and facilities. The resident also notes that the community is "pretty quiet and laid-back" and expresses the hope of being a long-term resident, indicating a positive personal experience thus far.
The features of Lawrence Mobile Home Estates are presented differently in the two reviews. The negative review emphasizes the dilapidated state of some homes, suggesting a lack of community-wide maintenance standards. The communal water billing and the unreliable water supply are also presented as negative features. On the other hand, the positive review highlights the ongoing construction and improvements as a positive feature, suggesting a community in transition towards a more welcoming environment. The quiet and laid-back atmosphere is also mentioned as a desirable feature by the positive reviewer, potentially appealing to those seeking a peaceful living environment.
Regarding promotional information, the positive review can be seen as organic promotion, highlighting the understanding and compassionate management (Carol and Jennifer) and the ongoing efforts to improve the community. The mention of a quiet and laid-back atmosphere could also be seen as a selling point for certain individuals. However, it's important to balance this with the stark warnings and negative experiences shared in the other review.
The significant discrepancy between the two reviews suggests that the experience of living at Lawrence Mobile Home Estates may vary considerably depending on individual circumstances, the specific location within the park, and the timeframe of residency. The negative review, while concerning, is from a former resident reflecting on their past experiences, while the positive review is from a current resident who is optimistic about the ongoing improvements.
For local users searching for "rv parks near me" who are considering a mobile home park like Lawrence Mobile Home Estates, it is crucial to approach this option with caution and conduct thorough due diligence. The reported issues of potential mold, dilapidated homes, a communal and unreliable water system, and the lack of real leases are significant concerns that should not be overlooked. However, the positive feedback regarding the current management's understanding and the ongoing community improvements offer a glimmer of hope for potential future residents.
Prospective residents should attempt to gather more information from a variety of sources. If possible, visiting Lawrence Mobile Home Estates to observe the current conditions firsthand would be highly beneficial. Speaking with current residents (beyond those who have posted online reviews) could provide a more balanced and up-to-date perspective on the community's environment, services, and management. Asking specific questions about water billing, water service reliability, maintenance standards, lease agreements, and the nature of the ongoing construction would be essential.
In conclusion, Lawrence Mobile Home Estates in Austell, Georgia, presents a complex picture based on the limited online reviews. While one former resident describes significant environmental and service issues, including potential mold, dilapidated homes, a problematic water system, and the absence of real leases, a current resident praises the understanding management and the ongoing efforts to improve the community, noting a quiet and laid-back atmosphere. For local users considering this mobile home park as an alternative to "rv parks near me," it is imperative to weigh these contrasting views carefully and conduct thorough personal investigation to determine if Lawrence Mobile Home Estates meets their individual needs and expectations. The potential for both significant problems and positive management exists, making firsthand assessment crucial.

Lawrence Mobile Home Estates Reviews
Putting at 5 stars so it'll actually be seen this mobile home park is disgusting we used to live here in the last few years so glad we are gone.. there no real leases all mobile homes are on one water bill so it's the same no matter what. They do turn off the water without notice and usually for awhile because it's under the road down the street. Our mobile home and probably many others have/had black mold they refused to help do anything about it. So glad we left.. DO NOT MOVE HERE. Several homes are decrepit and destroyed by rust and torn up window screens it's not worth it
Jul 21, 2024 · Raina BCarol and Jennifer are great landlords to have they are very understanding. They actually have a heart for people going through hardship. The Mobile Home 😇 community is currently under construction. I applaud them for all of the hard work that they are doing and have done so far to make this Mobile Home 😇 community more welcoming I hope to be a longtime resident And they did a lot for my children it’s pretty quiet and laid-back. I haven’t had any problems so far so great job guys keep up the hard work and thank you for all of your blessings.
Oct 06, 2023 · Brittney BowieI lived there for 1 year and moved out. Trailers are ran down. They never fix anything. All they care about is getting their rent money. Their maintenance man is Hispanic and he does all electrical wiring and he is not a licensed electrician. Ghetto place to live
Mar 20, 2023 · Lily KnightWe've been almost 4 yrs and the new management team has definitely stepped up the game with getting things done to make our community better.... Misty and Marcello (management team) and the owners have worked together to help make improvements and still take the time to ask how myself and my husband (who's disabled) is doing! Great place to call home!
Jul 30, 2022 · Brenda MarshallIf you have a camper, RV, trailer..... This place is a quite paradise. People keep to themselves. Their is no ridiculous rules as in campground parks! And you have enough space as to not be squished in like sardines. Now did I mention it's super affordable!! Now for that price I can look the other way on the neighboring decaying trailers. Which BTW are not all of them, their is some descent folks who take care of their home. But hey, as long as my home is secure, and in one piece. I'm not one to be picky. It's a diamond in the ruff, just needs a little cleaning.
