Belleview Hills Introduce
If you are searching for "RV parks near me" in the Belleview, Florida area, Belleview Hills, located at 10366 SE, 10340 US-441, Belleview, FL 34420, USA, is a potential option to consider. They can be contacted at (352) 390-3451 or +1 352-390-3451 for inquiries. Based on the available customer reviews, Belleview Hills presents a mixed picture, with some indications of ongoing improvements alongside significant concerns regarding management responsiveness and recent cost increases.
One particularly concerning review details a critical safety issue involving melting electrical boxes that damaged a camper's plug. The reviewer states that management was made aware of a medically needed toddler on the premises and the urgent nature of the electrical problem, especially with a heat index of 100°. Despite promises to call an electrician, the reviewer alleges that no electrician was dispatched in a timely manner, leading the resident to hire their own electrician a month later to repair the burned connections. This account raises serious questions about the management's responsiveness to urgent safety concerns and their commitment to the well-being of residents, particularly vulnerable individuals. The reviewer also mentioned difficulty in contacting anyone on the phone and a month-long delay in receiving a letter for a post office box, further highlighting potential issues with communication and administrative efficiency.
Another review provides a different perspective, noting that the "new owners and staff do appear to be working hard to have the park look better and for it to be a safer environment for tenants." This suggests that there are ongoing efforts to improve the overall condition and safety of Belleview Hills, which could be a positive sign for prospective residents. However, this reviewer also raises a significant concern regarding a recent $100 lot rent increase in December, which they deemed "excessive." They point out that this represents a 25% increase for a resident who had only been living there for six months, with no prior communication about the initial lower rent being temporary. The reviewer contrasts this with typical annual rent increases of 5%-7% in other parks, including their own. Furthermore, they note the absence of amenities such as a pool, clubhouse, or laundry facilities that might justify such a substantial increase. The fact that residents also pay their own electric, water, and trash pickup further underscores the financial impact of this rent hike. While this reviewer states that their son has had no problems living there, they express hope for more reasonable rent increases in the future.
Considering these reviews, the environment of Belleview Hills appears to be in a state of transition, with new ownership seemingly focused on physical improvements and safety. However, there are significant concerns regarding the responsiveness of management to critical maintenance issues, particularly those affecting safety, as well as potential issues with communication and administrative processes. The recent substantial rent increase, especially in the absence of commensurate amenities, could be a major drawback for budget-conscious individuals seeking long-term residency.
The reviews provide limited information about the specific services and features offered at Belleview Hills. The mention of residents paying their own electric, water, and trash pickup indicates that these are likely direct billing arrangements rather than included in the lot rent. The absence of amenities like a pool, clubhouse, or laundry facilities, as noted by one reviewer, suggests that the park might offer more basic services focused on providing the necessary infrastructure for RVs and permanently fixed trailers (mobile homes). These basic services would typically include water, sewer, and electrical hookups for each site. The ongoing efforts to improve the park and enhance safety might eventually lead to the addition or upgrading of other amenities, but this is not confirmed in the provided information.
Given the limited positive feedback and the significant concerns raised, it is difficult to identify any specific promotional information or unique selling points for Belleview Hills based solely on these reviews. The initial lower lot rent mentioned in one review might have been attractive for those on a limited budget, but the subsequent substantial increase within a short period could negate this initial benefit. The ongoing efforts to improve the park's appearance and safety could be seen as a potential long-term benefit, but the immediate concerns about management responsiveness and cost increases are likely to outweigh this for many prospective residents.
For local users searching for "RV parks near me" in Belleview, Florida, Belleview Hills presents a complex picture. While there are indications of new ownership striving to improve the park's physical condition and safety, significant concerns exist regarding the management's responsiveness to urgent maintenance needs, communication issues, and potentially substantial and frequent rent increases, especially considering the limited amenities offered. Prospective residents are strongly advised to proceed with caution, conduct a thorough on-site visit, and ask detailed questions about management policies, maintenance procedures, rental agreements, and any planned future rent increases. It would also be beneficial to speak with current residents to gain a broader understanding of the living experience at Belleview Hills and determine if the potential for future improvements outweighs the current concerns.

Belleview Hills Reviews
Management lacks motivation, or common decency. Made aware of a medically needed toddler. Electric boxes started to melt and melted the plug to the camper, management said they would call an electrician but probably couldn't get them or today meanwhile it's a heat index of 100°. Took a month to get a letter for a p.o. hard to get ahold of anyone on the phone.. I've since had my own electrician come out and repair the burned electrical connections.. still haven't seen an electrician
Jul 06, 2024 · Damian RothrockHelped my son with the purchase of a permanently fixed trailer. The quality of the trailer was not great; but being on a limited budget, the $300 a month lot rent was reasonable. The new owners and staff do appear to be working hard to have the park look better and for it to be a safer environment for tenants. A recent $100 lot rent increase in December seems excessive IMO. He had only been living here for 6 months and there was no communication upon purchaseing that the %300 rent would not be for at least one year. That is a 25% increase while most parks, mine included, have an average 5%-7% increase yearly. There are not any amenities like a pool, clubhouse or laundry facilities that would warrant such an increase. My son also pays his own electric, water bill and trash pick up. He has had no problems living here and we are hoping that any future lot rent increases are more reasonable in the future.
Dec 29, 2023 · Dawn JordanIf I could give this place a negative star, I definitely would. The exposure of sewage smell is awful, and between maintenance and the new owners it doesn’t seem like anybody cares also high drug trafficking through the park all day and night. Definitely not safe or healthy place to stay… Had to completely clean my camper from top to bottom to get rid of the smell..
Dec 12, 2023 · Adrienne ReeseAll gone, bulldozed... Expect a car wash or something similar soon.
Apr 18, 2025 · Mary BThe managers are violent and nasty! The man varnishes jailhouse tattoos that are vulgar and constantly shirtless. I'd have to cover my kids eyes in his presence. I witnessed the manager take a swing at a tenant..very unprofessional is an understatement! If you don't mind being disrespected or cussed out for ridiculous reasons, then Silver Oaks Campground is your place!I’m very glad to know that the new owners are making improvements to the place for the tenants there!Awesome news!It should be noted that my review was 5 years ago and to my knowledge, there was changes made not long after my review.
