Bullock's Landing Introduce
Local users searching for "RV parks near me" in the Lake Wales, Florida area might come across Bullock's Landing, located at 2041 Thompson Nursery Rd, Lake Wales, FL 33859, USA. Reviews suggest a welcoming community and a convenient location, but also point out areas needing improvement, particularly regarding park maintenance and infrastructure. This introduction aims to provide an objective overview based on the available customer feedback. For direct inquiries, the park can be reached at (863) 676-0000 or +1 863-676-0000.
Welcoming Community and Convenient Location:
One reviewer highlighted the "great group of snow birds and full timers that live here all year," indicating a friendly and established community within Bullock's Landing. This social aspect can be a significant draw for those seeking a welcoming and engaging RV park experience. The same reviewer also noted that the park is "nicely centrally located whereby you can walk to the grocery," suggesting a high level of convenience for everyday needs and potentially access to other local amenities within walking distance.
Another reviewer, who stayed at the park despite it primarily being a senior community, also described it as a "good park" and appreciated its cleanliness. The fact that they, being in their 20s, were allowed a short-term stay suggests a degree of flexibility in the park's policies, although it is important to note that this might not be the norm.
Concerns Regarding Park Maintenance and Aesthetics:
Despite the positive comments about the people and location, a significant concern raised by one reviewer is the apparent lack of investment in the park's upkeep by the owners. They stated that it "would be a pretty place if the owners cared as much for the park as they did their pocket book." This suggests a potential prioritization of profit over maintenance and improvements, which could impact the overall experience for residents.
A specific issue mentioned is that the owners "let people store their unused rigs all around the park," including "broken down trashy rigs that aren’t any good any more." This practice could detract significantly from the park's aesthetic appeal and potentially impact the usability of space within the community. The presence of dilapidated RVs might also raise concerns about property values and the overall standards of the park.
Infrastructure Limitations: Roads and WiFi:
The reviewer who stayed at Bullock's Landing for a short term noted that "the site roads are a little tight for large RVs, and could use a repaving." This is an important consideration for RVers with larger rigs, as navigating tight roads can be challenging and potentially lead to difficulties parking or maneuvering within the park. The need for repaving suggests that the infrastructure may be showing its age and could be in need of attention.
Another significant issue raised by the long-term resident is the quality of the WiFi, which they described as "a joke." They also claimed that the owners "won’t fix it or secure it just for their campers." In today's connected world, reliable internet access is often a crucial factor for RVers, whether for work, communication, or entertainment. Poor and unsecured WiFi can be a major inconvenience and detract from the overall living experience.
Staffing Concerns: Overworked Maintenance/Office Personnel:
The long-term resident also highlighted a concern regarding staffing levels, noting that there is "one poor guy working his butt off doing everything from maintenance to office work with no help." This suggests that the park may be understaffed, potentially leading to delays in maintenance requests, administrative issues, and an overall strain on the employee. This situation could also impact the quality of service provided to residents.
Suitability for Different Types of RVers:
Given that Bullock's Landing is primarily a senior park, those not in the senior age range should be aware that long-term stays might not be guaranteed, although short-term stays may be possible on a case-by-case basis, as indicated by one reviewer's experience. It is essential to confirm the park's policies regarding age restrictions and stay durations with the management directly.
RVers with large rigs should also take note of the comment about tight roads and consider whether their RV is suitable for navigating the park's infrastructure. Inquiring about site sizes and accessibility for larger vehicles would be advisable.
Services and Features (Based on Reviews):
Based on the available reviews, the features and services at Bullock's Landing appear to include:
- A friendly community of snowbirds and full-time residents
- A potentially convenient central location with walkable access to a grocery store
- Cleanliness (generally noted as good)
- Flexibility regarding short-term stays for non-seniors (on a case-by-case basis)
- Tight site roads (potentially challenging for large RVs)
- WiFi (reported as poor and unsecured)
- Limited visible investment in park upkeep and aesthetics
- Storage of unused and potentially dilapidated RVs within the park
- Potentially understaffed maintenance and office personnel
Information on other typical RV park services and amenities (e.g., laundry facilities, restrooms/showers, planned activities, pet policies, pool or other recreational facilities) is limited or absent in the provided reviews. Potential residents should inquire about these directly with the management.
Promotional Information and Availability:
No specific promotional information or details about current availability are provided in the available data. Individuals interested in staying at Bullock's Landing should contact the management directly using the provided phone numbers to inquire about site availability, rates, age restrictions for long-term stays, amenities, and park rules. It would be wise to ask specific questions about the WiFi quality, road conditions for large RVs, and the park's policies on storing unused vehicles.
Conclusion:
Bullock's Landing in Lake Wales, Florida, offers a potentially welcoming community in a convenient location, with some flexibility regarding short-term stays for non-seniors. However, significant concerns have been raised regarding the park's maintenance and aesthetic appeal due to stored unused RVs, the limitations of tight roads for larger rigs, the poor quality of the WiFi, and potential understaffing. Local users searching for "RV parks near me" should weigh the positive aspects of the community and location against these reported drawbacks. It is crucial to contact the management directly to clarify policies on age restrictions and stay durations, inquire about the suitability for their RV size, and get an understanding of the current state of the WiFi and park maintenance before making a decision. Visiting the park in person could provide valuable insights into the actual conditions and atmosphere.

Bullock's Landing Reviews
This is a senior park, but they may let you in for a short term stay (They let me stay and I'm in my 20s). Good park that's fairly clean. The site roads are a little tight for large RVs, and could use a repaving, but everything is serviceable. It's also nicely centrally located whereby you can walk to the grocery.
Jan 23, 2016 · Zack HébertI give it a three for it’s people. Great group of snow birds and full timers that live here all year. It would be a pretty place if the owners cared as much for the park as they did their pocket book. They let people store their unused rigs all around the park. Broken down trashy rigs that aren’t any good any more. They have one poor guy working his butt off doing everything from maintenance to office work with no help. The so called WiFi is a joke and they won’t fix it or secure it just for their campers. This would be a wonderful place. It’s sad really!
