Read the reviews and then read the responses. It will tell you everything you need to know.Probably better as a short term or weekend trip stop but the longer term residents have many concerns and felt unwelcome and hammered by constant communications that are not always necessary. This park works for some people and the longest, long term resident has been there for over 10 years. Also, don’t make any suggestions…they don’t care and will take offense. Also, it’s not the owners who are responding…it’s management. If you ask me…management is tired of dealing with the public at large.I saw many things during my extended stay there. The most annoying was the double standard for dogs. Some people are allowed to tie their dogs to trees and leave them outside while the humans are inside. If you can get through the 5 pages of camp standards, probably drafted by some high faulting lawyer, then you will find that nothing should be secured to trees and that animals should not be left outside unsupervised. Not sure why this is permissible to some guests and not others. Also, some dogs of preferred guests are allowed to bark and create a nuisance in violation of the camp standards, while other guests are asked to muzzle their barking dogs or get bark collars.Another complaint…the shower curtains in the guest showers were moldy and slimy. The hot tub is a tub…with hot water. There are no therapy jets. The grass is sacred and more important than guests feelings. 😆.Be nice to the management or you will be blacklisted, not just at Bushman’s, but other Kiepersohl properties as well. I frankly don’t care. I won’t be patronizing other venues owned by Kiepersohl. - Ewww People

Bushman's RV Park Introduce

When searching for "RV parks near me" in the Bullard, Texas region, Bushman's RV Park, situated at 51152 U.S. Hwy 69 S, Bullard, TX 75757, USA, presents itself as a potential option. To provide local users with a comprehensive understanding, this introduction aims to synthesize the information available from online customer reviews, offering a balanced perspective on the park's environment, services, and features.

Based on the limited number of publicly available reviews, it appears that experiences at Bushman's RV Park can vary. One recent reviewer who stayed overnight twice expressed a positive sentiment, stating they would "definitely return," describing the park as "very nice & well maintained" with "beautiful shower rooms & plenty of hot water." They also noted that the hosts were "very friendly & helpful." This positive feedback suggests that for short-term stays, some guests have found the park to be well-maintained and the management welcoming.

However, other reviews present a more nuanced picture, particularly concerning longer-term stays and interactions with the park's management. One reviewer, who appears to have stayed for an extended period, suggests that the park might be "better as a short term or weekend trip stop." This perspective is based on the experiences of longer-term residents who reportedly had "many concerns" and felt "unwelcome" due to frequent communications that they perceived as unnecessary. This review also advises against offering suggestions, implying a lack of receptiveness to feedback and a potentially defensive stance from the management.

The same long-term resident also raises concerns about inconsistent enforcement of park standards, specifically regarding pets. They mention a "double standard for dogs," where some guests were allegedly permitted to tie their dogs to trees and leave them unsupervised, which seemingly contradicts the park's written standards. Additionally, they report instances of barking dogs belonging to "preferred guests" being allowed to create a nuisance, while other guests with barking dogs were asked to take corrective measures. These allegations suggest potential inconsistencies in the application of park rules, which could be a point of frustration for some guests.

Another specific concern raised in the reviews pertains to the cleanliness of guest facilities. One reviewer noted that the "shower curtains in the guest showers were moldy and slimy," indicating a potential lapse in hygiene standards in these shared areas. This is an important factor for prospective guests to consider, as clean and well-maintained restrooms and showers contribute significantly to the overall comfort of an RV park stay.

Regarding amenities, one review offers a description of the hot tub, stating that it is "a tub…with hot water" but lacks "therapy jets." This suggests that while a hot tub is available, it may not offer the therapeutic features that some guests might expect from such an amenity. This is a factual observation that helps set expectations for potential users of this facility.

A somewhat humorous yet potentially telling comment relates to the park's landscaping. One reviewer quipped that "the grass is sacred and more important than guests feelings," followed by a laughing emoji. While this is a subjective statement, it could imply a strong emphasis on maintaining the grounds, possibly to the point where guest comfort or concerns might be perceived as secondary. This observation, though anecdotal, provides insight into the potential priorities of the park management.

Finally, a serious concern is raised regarding potential repercussions for expressing dissatisfaction. One reviewer claims that being critical of the management could lead to being "blacklisted," not only at Bushman's RV Park but also at other properties owned by the same entity (Kiepersohl). This is a significant allegation that prospective guests may want to consider, as it suggests a potentially punitive environment for those who voice concerns.

In summary, Bushman's RV Park near Bullard, TX, appears to be a park that has garnered both positive and negative feedback. While some short-term visitors have reported a pleasant experience with friendly hosts and well-maintained facilities, longer-term perspectives raise concerns about inconsistent rule enforcement, potential issues with cleanliness, and a perceived lack of receptiveness to guest feedback. The comment regarding potential blacklisting for voicing concerns is particularly noteworthy.

For local users searching for "RV parks near me," it is crucial to weigh these different perspectives. If you are primarily looking for a short overnight or weekend stop, the positive review suggests that Bushman's RV Park could be a viable option. The mention of "beautiful shower rooms & plenty of hot water" is a definite plus for travelers seeking comfortable amenities.

However, if you are considering a longer-term stay, the concerns raised by the long-term resident warrant careful consideration. Inconsistent rule enforcement, particularly regarding pets, and the alleged issues with management's responsiveness could potentially impact the quality of a long-term living experience. The reported moldy shower curtains also raise questions about the overall hygiene standards of shared facilities.

Given the contrasting experiences reported in the reviews, it would be prudent for prospective guests to contact Bushman's RV Park directly at (903) 894-8221 or +1 903-894-8221 to inquire about their current policies, standards, and any recent improvements. Asking specific questions about pet policies, shower maintenance, and their approach to guest feedback could provide valuable insights before making a reservation. While no specific promotional information was available in the provided data, direct communication with the park is the best way to obtain details about pricing and availability.

Ultimately, the decision of whether or not to stay at Bushman's RV Park will depend on individual priorities and tolerance for the issues raised in the reviews. While the park may offer a convenient location and satisfactory short-term stays for some, the concerns regarding long-term stays and management interactions should be carefully considered by those planning an extended visit.
