Byron Center Introduce
If you are searching for "rv parks near me" with the intention of finding a long-term residential option in a mobile home park in the Byron Center, Michigan area, Byron Center, located at 2680 84th St SW, Byron Center, MI 49315, USA, presents a community with mixed feedback from its residents. While there are mentions of improvements and a desire for a better living environment, significant concerns have been raised regarding lot rent increases, limited amenities, and management accessibility.
One of the primary concerns expressed by residents in their reviews is the increasing cost of lot rent. One updated review highlights a "ridiculous" $39 increase in lot rent, especially considering the perceived lack of improvements within the park. This resident also noted a history of increasing lot rent, stating that annual increases have nearly doubled since they moved in during 2018. Furthermore, they mention an additional $39 monthly fee for not signing a lease, a fee that has also reportedly nearly doubled. This escalating cost of living is a significant factor that potential residents should carefully consider, especially in the context of the local economy.
The same reviewer expresses a lack of compassion from management regarding these rent increases, noting that many residents are reportedly behind on their payments. They lament the absence of support or understanding during challenging economic times and suggest that resources should be focused on not raising rent rather than relying on external help for struggling residents. The reviewer also alleges that rent was even raised in a month where an extra payment was made, indicating potential issues with billing accuracy or management practices.
Accessibility of management appears to be another significant point of concern for residents. A previous review described finding someone in the office as "like finding a needle in a haystack, very rare and uncommon." The doors are reportedly often locked, with a note indicating that management is out in the community, yet residents claim they are "never seen." This lack of consistent on-site management can be frustrating for residents needing to address issues or seek assistance. Potential residents should consider how important readily available management is to their living experience.
In terms of amenities, Byron Center mobile home park seems to offer limited facilities. Residents have mentioned only a playground and a basketball court located at the front of the park. Given what is perceived as a "high lot rent for a small town," residents have expressed a desire for additional amenities. Suggestions include a community center with an indoor pool, a fitness center, and a laundry area, especially noting the absence of a local laundromat. The lack of these common amenities, often found in other mobile home or RV parks, might be a drawback for those seeking a more comprehensive living experience.
Parking within the park has also been identified as an issue, with one reviewer noting that it is "very limited." They suggest exploring options like angled parking and one-way streets on certain roads to potentially alleviate this problem. If you have multiple vehicles or frequently have visitors, the parking situation at Byron Center could be a significant consideration.
On a more positive note, one recent update mentions that the park is "getting better" with "newer homes added." This suggests ongoing development and potential improvements to the community's infrastructure or aesthetic appeal. The same reviewer indicates personal efforts to help residents fix up their homes, noting the positive impact of new skirting on the appearance of trailers. This implies a sense of community and neighborly support among some residents.
Considering the category of "rv parks near me," it's important to clarify that Byron Center primarily functions as a mobile home park for long-term residents rather than a short-term RV park. Individuals looking for temporary RV parking in the Byron Center area would likely need to explore other options. However, for those interested in purchasing or renting a mobile home for long-term living in a community setting, Byron Center is a place to consider, keeping in mind the feedback provided by current residents.
To gain a more comprehensive and current understanding of Byron Center mobile home park, it is strongly recommended that potential residents contact the management directly using the provided phone numbers: (616) 878-1009 or mobile +1 616-878-1009. When you call, be sure to inquire about the current lot rent and any associated fees, the availability of amenities, the accessibility of management, and any ongoing or planned improvements to the park. It would also be wise to ask about parking regulations and the process for becoming a resident.
Visiting the park in person can also provide valuable insights. Observing the overall condition of the community, the available amenities (even if limited), and the parking situation firsthand can help you form your own opinion. If possible and done respectfully, speaking with current residents might offer additional perspectives on their experiences living at Byron Center.
In conclusion, Byron Center mobile home park in Byron Center, Michigan, presents a community with ongoing efforts towards improvement and a sense of neighborly support among some residents. However, potential residents should be aware of significant concerns regarding rising lot rent without perceived commensurate improvements, limited amenities beyond a playground and basketball court, and challenges related to management accessibility. Thoroughly investigating these aspects through direct contact with management and a personal visit is crucial for anyone considering Byron Center as a long-term living option found under the search category of "rv parks near me."

Byron Center Reviews
Updated; when life is already hard in this economy and they want to continually raise lot rent, yet no improvements. Increasing it by $39, which is beyond ridiculous! When i first moved in, in 2018 the rate increase per year was $25 nearly doubling. And then if I don't sign a lease I'm forced to spend another $39(this too used to only be $25 per month). Both have nearly doubled in priceI know I can't be the only one struggling as Jessica stated to me that many people are behind on rent. There is no compassion here! As far as resources, it's pretty bad/sad when we have to reach out others to help instead of just not raising the lot rent. While Shelia was in the office she even raised it when I paid extra one month. It was affordable in 2018, now it's as if they're trying to get rid of anyone who owns there trailer so they can make more money off of those already struggling.Previous; Would love to see a vast improvement! Finding someone in the office is like finding a needle in a haystack, very rare and uncommon. Doors are always locked and the note on the office door is always stating they are out in the community, but they are never seen. Lot rent is expensive for a small town, no extra amenities other than a playground and basketball court at front of park. Due to the high lot rent I would love to at least see a community center with an indoor pool, fitness center, and laundry area (as there is no local laundromat). Would love to see management in the office more often as well. Parking is very limited, wondering if angled parking and one way streets would help on the certain roads.
Nov 18, 2024 · SparrowPandaGetting better. Newer homes added. Just trying to do my part and help the people in the park get things fixed up. Amazing how much better a trailer looks with new skirting installed.
Oct 06, 2021 · MaynardHoodSlum lords of the highest degree. Unable to provide clean water, constant gaps in being able to simply depend on my facet to provide clean drinkable water I pay for is only the start of my issues. The only thing you can depend on being a constant is having your wife consistently complain about maintenance peering in our windows. The management defended this creep but the subtle exits shortly after spoke volumes.Peering into a homes windows is a felony level sex crime. When I raised that issue management did nothing forcing me to move. After selling my trailer I've been consistently harrased via phone calls*I have had corporate reach out to me after this review. The representative agreedAlso not priory mentioned maintenance improperly stickered my vehicle to be towed"my complaints were warranted, that the issues were not properly addressed and it was brushed under the rug and they would be addressing it. "Throughout this call I was consistently pressured to remove my negative review. Until they relented and admitted that "no that would not be acceptable"I look forward to hear back from them.*
Nov 20, 2023 · Jake DeweyI will never ever ever live in a sun home community again. This was the worst experience I've ever had. I feel all they care about is money. They never answer the phone and problems go months without getting solved. I told them 3 months ago a month ahead of time I couldn't afford to live their another month. So I paid them lot rent and went on about moving out of there and I tried to find someone to take my trailer and no one would or could afford to take it and put the first month down with a deposit. Because rent for this trailer park is extremely over priced with nothing included. Not even your own drive way. When I couldn't give it away I tried to just sign the trailer over to them. I called them at least 20 times in one month because they'd never call back. Well now someone wants to take over the trailer and they wont let her. Saying the back rent needs paid first. But I've offered to sit down or even over the phone make a payment plan. But again they wont answer my phone calls and don't call back. They don't care about anything but the money. From what I've gained though its not the workers in the office themselves it's the lady above them. I'm calling corporate tomorrow. I'm beyond flustered and agitated at this moment. My fiance and I have hit a rough patch in life and it wasn't like we were trying to leech of them we were trying to avoid digging ourselves a further grave and tried to get out. But I feel they don't care.
Jan 27, 2020 · Katie HambleySun homes community acts like they want you to own your trailer. But I've heard several people in the community. After renting a trailer for 2 years. They force you to purchase. If you don't they will start citing you to get you evicted. I am a trailer owner at this park and they've been trying to find any reason to affect me from my trailer.Really only picked this location if you have in no other option. The management loves charging you and throwing the book at people.Upper management really doesn't care about any of their tenants. They will cut down a tree and then leave the logs to attract pests. As well as the rent has been slowly coming up.It doesn't matter if your trailers a single wide or a double wide. You still pay the same lot rent. The trailer park also manufactures their own homes and then put them on the property.Definitely a mob mentality business. They just want to cycle people through so they can maximize their own profits.
