Caliente Sands Introduce
Welcome to Caliente Sands, a mobile home park located at 35100 Date Palm Dr, Cathedral City, CA 92234, USA. For individuals searching for "RV parks near me" who might be considering a more permanent residential setting, Caliente Sands offers a long-term community living experience in the Coachella Valley. You can reach them at (760) 328-5814 or +1 760-328-5814 for inquiries about residency.
Based on recent feedback from residents, the environment at Caliente Sands presents a mixed picture. On the positive side, the community is described as having very nice people, and it features a well-regarded dog park, which is a significant amenity for pet owners. This suggests a friendly and social atmosphere among residents, fostering a sense of community that can be appealing for those seeking more than just a temporary stay offered by typical RV parks.
However, it's crucial to acknowledge several concerns raised by residents regarding the park's amenities and maintenance, particularly since its management under Sun Communities post-COVID. A recurring issue is the non-operational heated pool and spa. Residents report that the spa jets are not working, and alarmingly, there are mentions of mold growth within the spa. Furthermore, the pool is described as leaking and has reportedly been out of service or unheated for an extended period, exceeding 60 days according to one review. This lack of a functioning pool and spa is a significant drawback for residents who moved in expecting these amenities, especially given Cathedral City's warm climate.
Beyond the pool and spa, residents have also reported other maintenance issues, including street drains backing up and laundry facilities being out of service for several weeks. Additionally, there are concerns about broken or non-functioning lights at the front entrance of the community, potentially affecting safety and aesthetics. One important point highlighted by a resident is that Caliente Sands operates on a septic system, not a sewer system, which may be a crucial consideration for potential long-term residents, especially as it might differ from what is sometimes advertised.
Several residents have expressed dissatisfaction with the management's response to these issues. Complaints include a lack of action in addressing the maintenance problems and a failure to provide rent reductions for the advertised amenities that are unusable. Residents cite California law regarding manufactured home parks, which requires issues to be addressed within 30 days or a proportional rent reduction to be offered. The fact that some of these issues, like the pool, appear to be ongoing for extended periods is a significant concern raised in the reviews.
Despite these challenges, it's worth noting that a new District Community Manager is reportedly aware of the existing resident issues and is working to address them. This suggests a potential shift towards improved responsiveness and resolution of the concerns raised. For prospective residents, it would be prudent to inquire about the specific steps being taken to rectify the amenity and maintenance problems and to understand the timeline for these improvements.
For those considering Caliente Sands as a long-term living option near the area of "RV parks near me," it is essential to weigh the positive aspects, such as the friendly community and the dog park, against the reported issues with amenities and maintenance. The fact that the community has nice people and a dog park can contribute significantly to the quality of life for residents who value these aspects. However, the prolonged issues with key amenities like the pool and spa, along with other maintenance concerns, should not be overlooked.
Potential buyers or renters should be diligent in their research. Inquiring directly with the management about the current status of the amenities, the timeline for repairs, and any policies regarding rent adjustments for non-functional amenities is strongly recommended. Visiting the community in person can also provide valuable insights into the current environment and the state of the facilities. Speaking with current residents, if possible, can offer a more comprehensive understanding of the day-to-day living experience at Caliente Sands.
While Caliente Sands is not an RV park in the traditional sense, its location in Cathedral City places it near various services and attractions that might also be of interest to those considering RV parks for temporary stays. The city offers a range of shopping, dining, and recreational opportunities, and the broader Coachella Valley is known for its outdoor activities and cultural events. For individuals looking to transition from the RV lifestyle to a more permanent community setting, Caliente Sands might represent a potential option, provided the current amenity and maintenance issues are addressed to a satisfactory level.
In conclusion, Caliente Sands offers a mobile home community with a friendly resident base and a desirable dog park. However, potential residents should be aware of the ongoing issues with the heated pool, spa, and other maintenance concerns reported by current residents. While new management is reportedly working to address these problems, thorough due diligence, including direct inquiries with the management and a visit to the property, is crucial for anyone considering making Caliente Sands their long-term home in the vicinity of Cathedral City's "RV parks near me."

Caliente Sands Reviews
Post covid Sun Communities maintenance has gone down hill. No heated pool or spa. Jets in the spa don't work. Street drains backup.Laundry out of service several weeks. This is not the retirement community I moved into.I pay my rent on time every month. For amenities that I’m not able to use. Why am I not getting a rent reduction?Seems only fairIt’s been several months since my last posting. Spa is still not working. Mold growing in the spa. Pool leaks. Management has done nothing to address other issues in the park as well. Lots of lip serviceFYI be aware we are on a septic system not sewer as sometimes advertised !!!!
Jun 08, 2024 · Marc KontoffThe community has very nice people and a nice dog park. The new District Community Manager is aware of existing resident issues and working to address them. However, the pool has not been operational/heated for over 60 days now and no rebate has been issued on monthly lease. Also, lights have been broken on not working at front entrance. By law, manufactured home parks are required to address issues within 30 days or incrementally reduce monthly lease to residents for advertised amenties that do not work. Potential buyers should be aware of this. I have been here five years but the pool seems to be an ongoing issue.
Dec 19, 2023 · Sandra EllisWell despite the fact i have been here for 2 years now and the spar/hot tub still has not been repaired despite several attempts and requests to management. it seems that hanging a clock, has priority. Unfortunately the web site for Caliente Sands park is incorrect and has not been updated in years. There is no shuffleboard court, and the sauna is also in disrepair as the hot tub is. Although the website says it is a 55+ park we have young residents living here since i moved in 2 years ago. This park has fired 3 managers and 1 left on her own in the past 4 years, not a very good track record. The Caliente Sands Rules manual basically quotes the MRP which stands for California Mobile Home Residency Laws, but it seems management doesnt have to follow it. A section of the rules say that guest must park in guest parking, but hey if there are not signs telling your guest where guest parking is, kind of hard for the guest to follow the rules. Management here at Caliente Sands is very disappointing, they put rules out, but some how manage not to follow them. this is my 4th mobile home park i have lived in, in California and this is the only park where management is lacking. Management states we dont pay for the amenities, well this is the first of 4 parks i've lived in that has ever said that, cause none of the previous mobile home parks charged for amenities either, and i guess she forgot we pay rent, and the amenities were here before we purchased a home here. the residents here are having second thoughts as to how the owners manage not to do a good interview with there prospective managers. Seems like they like making BILLIONS OF DOLLARS IN PROFIT, but lack the knowledge of repairing and maintaining the amenities. management has asked us to refrain from not so nice comments, and we asked them to maintain this park, well this is in response to not maintaining the park.
Jun 12, 2024 · Jim DelogeNice park. Like most of the trailers are too close together. 55 and over. People seem to take really good care of their homes and gardens there. Residents are friendly. Everyone complains about management, but I think that universal for manufactured home communities.
Sep 26, 2021 · Jens HansenNice smaller mobile home park built in the 1970s. Owned by Sun Communities. Has a nice small clubhouse, community pool. Reasonably quiet. Undgated community. I am a real estate agent and mobile home salesperson who sells the Coachella valley. Feel free to contact me directly with any questions.
