I've lived here for 5+ years. Well maintained mobile home park with great views of the western mountains, although some views are not as good as they once were because management is replacing vintage trailers with ugly manufactured homes that are not adding anything to the character of the park. 800+ palm trees are what attracted me here in the 1st place. Very well maintained by a fabulous maintenance crew. Have had some rocky times with previous managers, but that seems to have improved. Decent amenities. At least 1/2 the residents are Canadian snowbirds who unfortunately are less than friendly but they keep to their own cliques. Lots of very nice full timers live here.

Firstly, the demographic makeup of the community is predominantly white, which can create an uncomfortable environment for individuals of different ethnic backgrounds. As a person of Latin descent with brown skin, I often felt unwelcome and perceived as a potential threat by some residents. This unwelcoming atmosphere made it difficult to feel at ease in the neighborhood.Additionally, the sense of community in Royal Palms is marred by constant harassment and neighborly interference. Residents often feel entitled to dictate how each unit should appear, leading to unnecessary tension and conflict among neighbors. What exacerbates this issue is the fact that those who serve on the board of directors wield disproportionate power and influence. They enforce rules selectively and often disregard them altogether, creating a sense of injustice and inequality within the community.Furthermore, the governance structure within Royal Palms exacerbates these issues. Rather than decisions being made through a fair and democratic process involving all residents, the board operates in a top-down manner. Instead of each resident having a say in the resolutions proposed for the community, a small group holds the power to dictate rules and regulations for all. This lack of transparency and accountability only serves to further marginalize certain residents and perpetuate a culture of inequality and injustice within the community.Overall, my experience in Royal Palms was dehumanizing and far from the peaceful retirement environment one might expect. If you value a sense of belonging and mutual respect in your neighborhood, I would advise looking elsewhere for a place to call home.

They said the office closes at 5:00 pm.At 10:26 AM today, April 12th I called again to follow up. The office open at 8 am I see on the website. Still no answer. I left another message.I am not trying to nag, I have worked in property management for over 10 years. Picking up the phone and calling a prospect is part of the job especially if the prospect just wants an update.Please call us so we can get an update.- Today at 10:50 AM they did call us back and give us an update that the application is in process. I have updated my review and would like to formally say thank you for calling back.

I have lived here for one month and am very impressed with grounds upkeep and landscaping. While I have not met office staff have had many good encounters with Jose the head of maintenance.. Very comfortable park with good people. I highly recommend.

Not overly large but a perfect size where you still have all the facilities needed such as pickle ball, various classes and nice clubhouse. Great location with shopping, theatres and restaurants in walking distance.
