**March 2025 update**We have new managers and they are doing a good job of keeping us informed of what's happening with maintenance and security concerns. Sylvia and Yazmin are doing their best to accommodate the residents and it is much appreciated.**UPDATE** Steve sold the park, K-Mar Mobile Home Park, to Oakwood Properties, a corporation. Rent increased 55%, new monthly fees were added that we never had before. Now, the name has been changed.Very clean and well maintained park. Steve, the owner, takes a lot of pride in his property and expects the tenants to do the same. I look forward to living here a long time.

They even had a security guard building with a guard. The lot price is what stopped me, but I am a disabled vet with a fixed income. That was a really nice place to see. Anyone looking for a secure neighborhood with great access to schools and colleges, this is it.
Nov 19, 2023 · Elevated BlueThis place was a nice cozy location and well managed with owners that cared about the community and residents. Over the past month or so K-Mar was bought out by Oak Wood properties and immediately added monthly increases to the utility bills that are metered, trsh was added and along with sewer. All these charges were included in the monthly utilities before but since has been added and bill increased. The monthly lot rent increased from $390 to $605. No this is not a huge increase and most likely still an affordable price for most but the community here is mostly older folks on fixed incomes. This is a huge increase considering the cost of everything going up. A lease is now required for a minimum of 1 year term and if not signed you will become a non resident per their words which will again effect the ones that cannot afford to up and move their dwelling. They did create a very helpful web portal for payment of rent however there is a $20 convenience fee. I do not see how another fee is convenient. This place is about the all mighty dollar. I understand and agree a company has to make money but a little compassion for its tenants would be greatly appreciated as well. I recommend reading the lease before signing. With little to no warning of the changes that were coming residents had no time to prepare and now scrambling. A month is not a reasonable notice. Missing the prior owner/management and their compassion for the people.

They took care of the property and interacted with the community. And kept the prices down.Then the property was sold to Oak Wood who has partially paved the streets, but to do the partial paving they failed to notify the residents in a timely manner. A lot of us were at work and had to figure out how to move vehicles that were at home. They partially trimmed the trees on the property.The new owners jacked the rent up FIFTY FIVE PERCENT, above market value. Surrounding mobile home parks are $450 a month. Ours went from $390.00 to $605.00. We were told by the people who bought this place that this would not happen. There are a lot of seniors here on a fixed income. Also new charges were added to our monthly bill that were not there prior to the selling of the property. Utilities have gone up for the same amount of usage. They sent out a blanket contract that relates to all their properties per the current management and doesn't really fit this park, but if you want to live here to have to sign it. Also they now want payment on line with a hefty convenience fee of TWENTY BUCKS! Some people don't make that in an hour.We were told that they would have a representative on site. While someone may periodically occupy that office they aren't interactive. Sending emails to get information is a fruitless exercise when the Oak Wood representative is non-responsive. This insane rent hike has made me look at other places to live.This property is beautiful thanks to the previous owners who loved the property itself and those who live in it. The view has lots of trees, a pond with ducks, geese, and other birds, fields, and easy access to Lake Arlington for those who like to fish. The community that has been here for years are contemplating moving and are looking at other mobile home parks that are more affordable. The rent hike along with everything else going up is painful for those who don't make much. SHOUT OUT to the previous owners. Thank you for keeping prices down and checking on us.
Sep 30, 2022 · The SeekerTake it from someone who presently lives in the K Mar community….The park has been sold to a group of investors who have no regard for the demographic of our community, which is mostly senior citizens on limited incomes.No sooner was the park sold, a new lease agreement was sent out to everyone stating that as of October 1, the lot rent would be $215.00 MORE per month than previously charged, not counting utilities which are now suspiciously higher.This all comes as devastating news to our community as the total outlay of money to now live here will be more money than many of those in our community even receive per month.Yes, it’s been a beautiful, peaceful and friendly place to live. But I’m afraid our time is limited here under the circumstances, and all in the name of the almighty dollar for these investors.
