Canaan Community Introduce
Local users exploring "RV parks near me" for potential long-term residential options might also consider the stability and community aspects often found in mobile home parks. Canaan Community, located at 5130 NE Plain City-Georgesville Rd in Plain City, Ohio, is one such community in the area. This introduction aims to provide a detailed overview of Canaan Community, drawing upon the available and somewhat contrasting customer reviews to offer insights into its environment, management, and overall living experience.
The available feedback on Canaan Community presents a nuanced picture. One recent reviewer expresses significant dissatisfaction, citing consistent annual rent increases, with the latest being a substantial $125. This reviewer questions the value proposition, arguing that the cost of living in the park becomes excessive after residents have invested in their trailers and their upkeep. Additionally, this reviewer paints a picture of social discord within the community, stating that "everyone hates everyone out here" and describing a climate of interpersonal conflict and gossip. The reviewer also suggests that the park is in need of significant repairs and that raising rent is not the appropriate solution to address these issues, implying a lack of reinvestment in the community's infrastructure.
In contrast, a long-term resident of 22 years offers a more positive perspective. This individual reports feeling "safe and comfortable" within Canaan Community and praises their neighbors as "great." As a senior with health problems, this resident values the supportive network within the community, where neighbors are willing to offer assistance when needed. This reviewer acknowledges that the park has new managers who are "trying to make this park better" and are also managing a second park, which may explain occasional office closures. This long-term resident encourages others to "give them a chance," describing the new managers as "really good people" who are simply enforcing park rules.
These contrasting experiences highlight the potential for varied perceptions within Canaan Community, possibly influenced by factors such as the duration of residency, individual experiences with management, and personal interactions with neighbors. Prospective residents should carefully consider both perspectives when evaluating this mobile home park.
Environment and Location:
Situated in Plain City, Ohio, Canaan Community is located in a village northwest of Columbus. Plain City offers a more rural and close-knit community atmosphere compared to the larger metropolitan area. The specific environment of Canaan Community is not extensively detailed in the reviews, but the long-term resident's comment about feeling "safe and comfortable" suggests a generally secure living environment. The negative reviewer's mention of the park needing "a lot of work done" implies potential issues with the physical infrastructure or aesthetics of the community.
The social environment appears to be a point of contention, with one reviewer describing significant interpersonal conflict, while the long-term resident emphasizes positive neighborly relationships and a supportive community. This discrepancy suggests that individual experiences with the social dynamics within Canaan Community may vary considerably.

The negative reviewer implies dissatisfaction with rent increases and a lack of reinvestment in park improvements, while the long-term resident expresses optimism about the new management's efforts to improve the park and enforce rules. The mention of the managers overseeing two parks suggests that their availability at Canaan Community might be somewhat limited.
- Community Safety and Comfort: The long-term resident explicitly states feeling "safe and comfortable," which is a significant aspect of residential living.
- Neighborly Support: The positive review highlights a sense of community where neighbors support each other, particularly beneficial for seniors or those with health issues.
- Potential Need for Infrastructure Improvements: The negative review suggests that the park may require significant maintenance or upgrades.

Canaan Community Reviews
Been here 3yrs every yr they raise rent this time 125 dollars no trailer park should cost this much after you pay for your trailer and up keep. Everyone hates everyone out here i talk to 1 person they tell about the other then vise versa its crazy. The park needs alot of work done and constley raising rent is not the answer to fix everthing i would figure there is enough profit to make off everyone out here without bleeding is dry.
Jul 26, 2024 · anno moosyI have lived here for 22 years. I feel safe and comfortable. My neighbors are great!!!! I am a senior with health problems. I can count on my friends to help me, if I need it. Our managers are new. They are trying to make this park better. They are also running two parks. This why the office is closed at odd times. Give them a chance and you will find them to be really good people. They are just enforcing the rules of the park.
Feb 28, 2019 · Linda FitzpatrickThis place has really gone down hill in the last few months especially! Management is rude! They write us up for everything! Patio furniture, small chairs on my porch. Our trashcans... even though they both have lids and my trash is never outside of the cans. They have even gotten on to us for our kids... who are never outside unattended. However, the apparent drug dealer who lives across the street is fine, as well as all the glass from the beer bottles he throws around. Its ridiculous! We moved away from the west side of columbus for a better area and schools for my children, not to be bullied over patio furniture and imaginary trashcan problems. Third manager thats been here since weve been here..... pretty sure the worst one.
