I wish I could say better things about this community. I purchased a home here a few years back. I love my home and the quiet of the community. However, I have been discriminated against, watched, and specifically targeted when others are not. I have spoken to other neighbors and many feel the same. The HOA is full of crotchety old timers who are bored and don't listen to suggestions. The basketball court has been unusable for years and Instead of changing it to something more useful like a dog park or extra parking (which is ridiculously limited) they have left it destroyed (even with ample funds and community requests for a fix.) The pool was broken for almost 4 months. The clubhouse pool and amenities are closed at 8, when other communities are open 24/7. The front office lady lies and pretends to be nice to your face. They send notices to my home for the most ridiculous things, even though my property is compliment with rules. And the worst of all now we have random parking tickets that do nothing but annoy (they attempted to say you cannot have guests park overnight when there are so many empty spots!! Now they want overflow residents to park on the main street (randomly- they never did this before- and only ticket certain homes when others are allowed to park their resident vehicles without ticketing) when there is limited parking for us who live at the front and should be open to guests. THEY TICKET GUESTS for parking a few hours. They ticket my car in guest for letting my visiting, disabled, mother park in my driveway because she's had trouble walking. They make up stories about fake parking notices, when I have watched the parking ticket lady put notices on my car after 1 hour. Some good news, if you quietly ignore the harrasment, they cannot actually do anything except annoy you. It's rather pathetic actually.I would definitely not buy a home here with rising prices for 500-600k to just be harrassed. - A. R.

Cedarhill Estates Introduce

If you are searching for "RV parks near me" in the Fullerton, California area and are considering a longer-term residential option, Cedarhill Estates, located at 2851 Rolling Hills Dr, Fullerton, CA 92835, USA, presents a mobile home community with a mix of experiences reported by its residents. While one resident expresses significant concerns regarding discrimination and community management, another highlights the benefits of land ownership and affordability compared to condos.

For local users exploring various housing solutions beyond traditional RV parks, understanding the nuances of mobile home communities like Cedarhill Estates is essential. These communities often involve residents owning their homes but leasing the land, although Cedarhill Estates appears to have a unique model where residents own their land, which can be a significant financial advantage.

One detailed review from a resident who purchased a home in Cedarhill Estates a few years ago paints a picture of a community with both positive and negative aspects. On the positive side, this resident mentions loving their home and appreciating the quiet environment of the community. A peaceful setting can be a significant draw for many individuals seeking a tranquil place to live.

However, the same resident raises serious allegations, stating they have "been discriminated against, watched, and specifically targeted when others are not." They also mention that "many" other neighbors share similar feelings. These are concerning accusations that potential buyers should be aware of, as they suggest potential issues with fairness and equitable treatment within the community.

The resident further criticizes the Homeowners Association (HOA), describing it as being "full of crotchety old timers who are bored and don't listen to suggestions." This paints a picture of an unresponsive or difficult-to-engage HOA, which can impact residents' ability to influence community decisions and address concerns effectively.

Several issues with community amenities are also highlighted. The basketball court is described as "unusable for years" and, despite community requests and available funds, has not been repaired or repurposed into something else potentially more useful, such as a dog park or extra parking. The lack of action on this suggests potential mismanagement or a lack of responsiveness to residents' needs.

The community pool was reportedly "broken for almost 4 months," indicating potential issues with the maintenance and upkeep of shared facilities. Additionally, the clubhouse pool and amenities are said to close at 8 PM, which the resident contrasts with other communities where such facilities are open 24/7, suggesting limited accessibility for residents with different schedules.

The resident also expresses dissatisfaction with the front office, alleging that the "front office lady lies and pretends to be nice to your face." This indicates potential issues with communication and trust between residents and community management.

Furthermore, the review details numerous frustrating experiences with parking. The resident claims to receive notices for "ridiculous things" despite their property complying with rules. They also describe inconsistent and seemingly arbitrary parking enforcement, including attempts to restrict overnight guest parking despite ample empty spots, a new and inconsistently enforced policy of directing overflow residents to park on the main street, and ticketing of guests for short stays. A particularly concerning incident involves the resident's disabled mother being ticketed for parking in their driveway due to mobility issues.

Despite these significant negative experiences, the resident notes that "if you quietly ignore the harrasment, they cannot actually do anything except annoy you," characterizing the situation as "rather pathetic." This suggests a level of resilience on the part of some residents in dealing with these issues.

The resident concludes with a strong recommendation against buying a home in Cedarhill Estates, especially given the rising prices, stating it is not worth the potential harassment.

In contrast, another resident offers a much more positive perspective, stating they have lived there for six years and are "so glad the realtor talked me into looking here." This resident highlights the benefit of having "so much more room then I could afford in a condo" and, crucially, the fact that residents "own our land here so don't pay those large space rents that so many parks do." This land ownership model is a significant financial advantage and a key differentiator for Cedarhill Estates.

Considering the perspective of someone searching for "RV parks near me," Cedarhill Estates offers a different proposition: the opportunity to own land and a home in a community setting, potentially providing more space and long-term financial benefits compared to renting a space in an RV park or owning a condo. However, the serious allegations raised by another resident regarding discrimination, HOA issues, amenity maintenance, and parking problems cannot be ignored.

Potential buyers need to weigh the significant advantage of land ownership and the quiet environment mentioned by one resident against the serious concerns raised by another regarding the community's management and social climate. Thorough due diligence is crucial. This would involve contacting the community management to address the concerns raised, speaking with multiple current residents to get a broader range of perspectives, and carefully reviewing the HOA rules and regulations.

To learn more about Cedarhill Estates, including details about the land ownership model, any HOA fees, community amenities, and the management's response to the concerns raised in the negative review, contacting them directly at (714) 792-0310 or +1 714-792-0310 is recommended.

Visiting the location at 2851 Rolling Hills Dr, Fullerton, CA 92835, USA, would also be essential to assess the environment, the condition of the amenities, and the overall atmosphere of the community firsthand. Observing parking conditions and any visible signs of maintenance or disrepair could provide further insights.

In conclusion, Cedarhill Estates in Fullerton, CA, presents a unique opportunity with land ownership, which can be a significant financial benefit. One resident also appreciates the quiet environment. However, serious allegations of discrimination, issues with HOA management, amenity maintenance problems, and frustrating parking enforcement have been raised by another resident. Potential buyers considering Cedarhill Estates as a long-term housing option near the Fullerton area should carefully weigh these contrasting experiences and conduct thorough due diligence to determine if this community is the right fit for their needs and expectations.
