Cheyenne Mountian Estates Introduce
If you are searching for information about mobile home parks in the Copperas Cove, Texas area, Cheyenne Mountian Estates, located at 520 Private Rd 4805 lot 3, Copperas Cove, TX 76522, USA, is one option that appears in the local listings. While categorized under platforms that might also include "RV parks near me," Cheyenne Mountian Estates primarily functions as a residential mobile home park. It is crucial for prospective residents to carefully consider all available information, particularly the experiences shared by current and former tenants, to gain a comprehensive understanding of this property.
Based on the limited reviews available online, the overall picture of Cheyenne Mountian Estates is concerning, highlighting significant issues with property management and maintenance despite a seemingly quiet environment and relatively affordable rent. One long-term resident, having lived there since 2018, describes the management situation as problematic, noting a frequent turnover of ownership and managers (three or four of each during their residency). This lack of consistent leadership appears to have contributed to a lack of responsiveness to tenant needs, particularly regarding maintenance and repairs.
The long-term resident mentions that communication with management is difficult unless it pertains to rent payment, in which case they are promptly contacted. Repair requests reportedly go unanswered. A critical issue raised is a leaking roof that has persisted since 2019, leading to mold growth on the ceiling in one of the rooms. Despite repeated requests, no repairs have been made. Similarly, leaks in the master bathroom shower and toilet, dating back to 2021, have not been resolved despite an evaluation confirming the need for replacement. The lack of working smoke detectors is another serious safety concern highlighted in the review, with the management allegedly refusing to provide them.
Further detailing the lack of maintenance, the long-term resident recounts having to personally patch holes upon moving in and repair water lines due to delayed management response, even enduring a weekend without running water. They suggest that Cheyenne Mountian Estates might only be suitable for individuals who are capable of performing their own repairs without any rent deduction. The extreme example of a neighbor with a hole in their living room floor, which was reportedly covered with a coffee table instead of being properly repaired, paints a concerning picture of the living conditions and the management's approach to essential maintenance.
The primary reason cited by the long-term resident for their continued stay is the relatively low rent of $840 for a three-bedroom, two-bathroom mobile home with a large yard, situated in a "quite country setting." However, they express skepticism about recent rent increases, which are being justified by alleged increases in maintenance costs, despite the evident lack of maintenance being performed. The reviewer also notes a disparity in property management priorities, suggesting that efforts are focused on renovating empty houses for higher rental rates rather than addressing the maintenance needs of long-term tenants.
A second review from a former prospective tenant paints an even more alarming picture, describing the management as "CROOKS!!" This account details a bait-and-switch scenario where the initially chosen property was unavailable at move-in, and the tenant was temporarily placed in another home that was "INFESTED with cockroaches." Despite promises of repairs and the eventual readiness of the original property, the cockroach problem persisted, deemed to be extensive and within the walls by an exterminator. The temporary living situation was described as "unlivable."
Upon finally moving into the originally chosen property after a two-month delay, the new tenant found it also unprepared, lacking a stove and having a broken dryer plug that was never fixed despite repeated requests. Communication with the landlord was reportedly non-existent except when rent was due. After moving out, the promised deposit and prorated rent were not returned promptly, leading to a five-week period of unanswered communication attempts. Ultimately, legal intervention was necessary to recover the funds, with the lawyer suggesting a history of similar issues and the company operating under different aliases.
Considering these two reviews, the environment of Cheyenne Mountian Estates is described as a "quiet neighborhood" and a "quite country setting," which might appeal to those seeking a peaceful location. The presence of a "big yard" with some of the mobile homes is also mentioned as a potential benefit. However, these positive aspects are significantly overshadowed by the serious allegations regarding the lack of maintenance, unresponsive management, and potentially unethical business practices.
In terms of services and features, the limited information available makes it difficult to provide a comprehensive list. Typically, mobile home parks offer basic infrastructure such as:
- Individual Lots: Residents lease a plot of land on which to place their privately-owned mobile homes.
- Utility Hookups: These usually include connections for electricity, water, and sewer. Residents typically pay for their own usage of some or all of these utilities.
- Trash Disposal: Provisions for waste management are generally provided.
- Roads and Common Areas: The park maintains internal roads and any shared green spaces.
Based on the negative reviews, the quality and reliability of these basic services, as well as any additional amenities, are questionable at Cheyenne Mountian Estates. The lack of maintenance on essential infrastructure, such as roofs and plumbing, raises concerns about the overall living conditions. The absence of working smoke detectors is a significant safety deficiency.
There is no mention of any promotional information in the provided reviews. Given the serious issues raised by current and former residents, it is unlikely that the management would be actively promoting the park in a way that accurately reflects these experiences.
For local users searching for "RV parks near me," Cheyenne Mountian Estates is primarily a mobile home park and may not cater to the needs of typical RV travelers seeking short-term stays and specific RV amenities. While some mobile home parks might accommodate RVs for extended periods, the conditions and management issues reported at Cheyenne Mountian Estates would likely make it an undesirable option for most RVers.
In conclusion, while Cheyenne Mountian Estates may offer the appeal of a quiet, country setting and potentially affordable rent, the overwhelmingly negative feedback regarding the lack of maintenance, unresponsive and allegedly unethical management practices, and significant safety concerns (such as no working smoke detectors and unresolved structural issues) should give any prospective residents serious pause. The experiences shared by current and former tenants paint a troubling picture of the living conditions and the way the property is managed. It is strongly recommended that anyone considering residing at Cheyenne Mountian Estates conduct thorough due diligence, including a visit to the property, detailed inquiries with current residents (if possible), and a careful review of any lease agreements, keeping in mind the serious allegations made in the available reviews.

Cheyenne Mountian Estates Reviews
Slumlord Extrodinare... I have lived here since 2018. There's not much good to say except it's a quiet neighborhood. Maintenance is non existant. We have had like 3 or 4 new owners since living here and just as many managers. Can't get ahold of management for anything unless you're behind on rent, then they contact you. Put in requests to have repairs done they never get answered. My roof has been leaking since 2019. No one has come to do anything about it. There is mold on the ceiling in one of the rooms because of it. The shower and toilet in master bath have been leaking. SINCE 2021, they sent someone to evaluate. He stated the tub and toilet both need to be replaced, but no one has come back since, done that process 3 times. There are no working smoke detectors, and they refuse to provide them. I had to patch holes when we first moved in. Repair water lines because they refused to do it in a timely manner and expected me to be ok with not having running water the entire weekend. If you are a handyman and dont care about giving them free labor that you can't deduct from your rent. Then this is the place for you. One of the neighbors literally had a hole in the middle of the floor in the living room, and they would come fix it. They ended up putting the coffee table over it so they didn't fall in at night. The only reason we stay is the rent is decent $840 for a 3bed 2 bath with a big yard. In the quite counrty setting. They are raising the rent under the guise of increasing costs of maintenance....but dont do maintenance.. they can fix up the empty houses to rent for 2x the amount but refuse to do anything for the tenets that have been there for years, putting money in their pockets.
Sep 05, 2023 · Bonnie LehmanTHESE PEOPLE ARE CROOKS!! Oh wow, where to begin. You never ever ever want to deal with these people. When I went and looked at a place here with the landlord, Ashley, she made it sound so great and I was excited to move in to the place of chose. As time got closer to move in, she begin texting me with all kinds of reasons and excuses as to why I could not yet move into the place I'd chosen, but said she would temporarily put me in another home for a couple weeks to a month only while they were fixing the issues. We moved into the temporary house and soon found out that it was INFESTED with cockroaches. NASTY!! We could hardly stand to be there, so we kept asking and asking when our place would be done. Ashley finally sent an exterminator who told us the cockroach problem was probably way bigger than we thought and they were most definitely in the walls and would require much more treatment. We could not stand it any longer. The situation was unlivable. We were finally told our place would be ready in a week (two months after being in our temporary home) so we moved ourselves to our new place, after which we were told by the landlord that it wasn't ready. I pretty much told her too bad, everything has been switched to the new house and she said it was fine and they would work around us. In our new house, there was no stove. They were going to get us one, but in 2 months living there, they still never got us one. The dryer plug in the laundry room was broken. We told them numerous times and were told it would be fixed, and it never was. We never heard from them unless it was time for rent to be due. We finally moved out in June and were told we would get out deposit and prorated rent in 2 weeks. Well 2 weeks passes, then 3 and no deposit. I try to contact Ashley multiple times, no reply. 5 weeks later, I attempt to contact her by phone, text, Facebook, my husband attempts to contact her, my father attempts to contact her, and no reply. Finally I am able to get the info of the owner. No reply at first. We finally had to get a lawyer and she wrote a letter on our behalf. Our lawyer also mentioned to us that She believed this was a company she had dealt with before that has been blacklisted several times and is operating under different aliases. I finally got a reply from Ashley claiming she had never gotten any messages and that our deposit was now being processed. We finally received our money days later, thanks to the letter from our lawyer. I would highly warn anyone against ever working with these crooks! They will screw you over!!
Oct 02, 2016 · Michael & Julie BednarSTAY AWAY!!! Manager is nice till you move in, then extremely rude. No maintenance is ever performed when requests are submitted. Several trailers have massive cockroach infestations. The lease has lots of language in it that is illegal, like saying if you bring in a new appliance it becomes property of the landlord automatically.

Nov 27, 2024 · Vic ElliottOff the beaten path, there is a place some call home. This mobile Home Park is a little jewel...not many are aware of. Great tenants out there at Private Road 4805 in Kempner/Copperas Cove.
