Clayton Palms Manufactured Home Community Introduce
Clayton Palms Manufactured Home Community, situated at 16711 Marsh Creek Rd, Clayton, CA 94517, USA, presents itself as a "nice little oasis for people wanting to live farther into a more county setting," as described by one resident. Operating within the platform category of "RV parks near me," this introduction aims to provide local users with a detailed overview of the community, based on the available information, including contact details and feedback from current and former residents. For individuals seeking a more rural environment in the Clayton area, Clayton Palms offers a seemingly welcoming community with amenities, but also presents several factors to consider.
The environment of Clayton Palms is characterized by its location "farther into a more county setting," suggesting a departure from the urban bustle and a potentially quieter, more rural ambiance. Residents appreciate the feeling of being away from the city. The community is described as "quiet" and "very welcoming with great neighbors," fostering a sense of community among residents. This can be a significant draw for those seeking a close-knit and peaceful environment when looking at "RV parks near me." The presence of a dog park/area is also noted, which is a valuable amenity for pet owners.
However, the rural setting also comes with certain considerations. One resident mentions that despite nearby towers, the internet is "weak out there." This could be a significant drawback for individuals who rely on a strong internet connection for work or personal use. Additionally, the ongoing "road work on marsh creek makes it a pain to get in and outta this park," indicating potential inconvenience related to accessibility. The proximity of past "fire's" to the community and the concern about having only "one way in and one way out" raise safety considerations regarding emergency egress.
In terms of services and features, residents mention enjoying the "amenities" available within Clayton Palms. Specific amenities highlighted include a dog park/area and potentially a pool or other recreational facilities, although these are not explicitly detailed. The community features "modulars not trailers so much," with newer units being described as "so nice inside." This suggests that while it operates within the broader category of mobile home parks and might cater to RVs as well, the focus seems to be on manufactured or modular homes. The staff is described as "very nice" based on interactions when inquiring about park information.
Several concerns regarding costs and infrastructure are raised in the reviews. One resident notes that "the lot fees went up within our first year," indicating potential instability or increases in monthly expenses. Frequent "power outages" are also a significant issue mentioned, which can impact the comfort and convenience of living in the community. Security is another concern, with reports of "several car breakin's in the community." Furthermore, there is a lack of "anywhere for friends and family to park," which could be inconvenient for residents who have visitors.
The financial aspect of living in Clayton Palms is a major point of discussion. One reviewer expresses surprise at the high cost, stating that "224k for a trailer park seems steep," referring to the price of the newer modular units. The increasing monthly costs, including lot fees and modular payments, are compared unfavorably to the potential cost of purchasing a traditional house with a yard in the area. This raises questions about the overall value proposition of living in Clayton Palms compared to other housing options in the region.
Promotional information for Clayton Palms Manufactured Home Community is not explicitly provided in the available reviews. To inquire about current promotions, the availability of spaces for RVs or manufactured homes, specific amenities, and the current cost structure (including lot fees and the price of modular units), it is essential to contact the management directly using the provided phone numbers: (925) 754-1434 or +1 925-754-1434. Direct communication will provide the most accurate and up-to-date information.
The location in Clayton, California, offers a more rural setting compared to the urban areas of the Bay Area. Clayton itself is a smaller city known for its proximity to Mount Diablo State Park, offering outdoor recreational opportunities. However, the reviews highlight potential drawbacks related to the specific location of Clayton Palms, such as roadwork affecting accessibility and the risk of wildfires due to its rural setting. The mention of a potentially unpleasant smell in the "older side" of the community is also a factor to consider regarding the overall environment.
For individuals seeking "RV parks near me" with a preference for a quieter, more rural setting and a welcoming community, Clayton Palms Manufactured Home Community offers some appealing aspects, such as friendly neighbors and certain amenities. However, potential residents must carefully weigh the reported drawbacks, including rising lot fees, power outages, security concerns, parking limitations, high costs of new units, weak internet, accessibility issues due to roadwork, and wildfire risks. Direct engagement with the management is crucial to clarify these concerns and obtain a comprehensive understanding of the current living conditions and costs.
In conclusion, Clayton Palms Manufactured Home Community in Clayton, CA, offers a rural retreat with a welcoming community and some amenities. However, prospective residents should be aware of potential challenges such as increasing costs, infrastructure issues (power outages, weak internet), security concerns, parking limitations, and accessibility issues. Contacting the management at (925) 754-1434 or +1 925-754-1434 is highly recommended to gather detailed information and assess whether Clayton Palms aligns with individual needs and preferences for long-term living in a manufactured home community within the "RV parks near me" category.

Clayton Palms Manufactured Home Community Reviews
Mixed feelings about our purchase. The lot fees went up within our first year and we are constantly having power outages. We have also had several car breakin's in the community and we dont have anywhere for friends and family to park. Dont plan any parties. On the other hand it's quiet and the community feels very welcoming with great neighbors. We also enjoy the amenities. I could plus and minus this place all day, but we made the choice to be away from the city. Feel like we hope we can be part of the reason it's a good place to be.
Jan 04, 2025 · Valerie AcostaThis place is a nice little oasis for people wanting to live farther into a more county setting. They have definitely made improvements. But, with improvement comes a much higher monthly cost and they have modulars not trailers so much. They are so nice inside the new units but soooo expensive. For a trailer park. Or I guess a modular commity now. I know prices are high in California but dang guys 224k for a trailer park seems steep. Internet is weak out there despite towers nearby. I do love that they have a dog park/area. They have some tiny homes as well and that was fun to see. The staff here is very nice from my random interactions with them when I've called about the park info etc. I have a friend who lived here back in the early 2000s and it has definitely improved over the time. It does however feel crowded for being in a rural area. Fyi road work on marsh creek makes it a pain to get in and outta this park. Also, for the last several years fire's have been dangerously close to this place and with just one way in and one way out seems like they should consider a secondary escape route. The older side has some stinky stuff going on and couldn't tell if it was a trash smell or some poor roadkill nearby. The friend I was visiting here said they can't wait to move out because for the cost of lot fee plus modular payment they could have just purchased a house with a yard. Makes me wonder how people can't afford a larger mortgage loan but can get a trailer/modular and the lot fees increase monthly payments beyond what a house loan would be. This world is going crazy isn't it?!
Aug 08, 2023 · Kristina MoldovanPark is in beautiful area. Very quiet at night. Family friendly, pet friendly. I've been here 10 months and neighbors are fantastic. Management was very responsive to fix plumbing issue that occurred shortly after moving in. Some growing pains, as park is filling up, but very happy with decision to move here.
May 10, 2017 · Mark DeMarceLived here for a couple of years and I love it! Away from the hustle and bustle of things, beautiful views of the hills. Park management is super awesome! Have a pool area which has been remodeled and looks great! Safe out here, nice neighbors, would recommend living here to anyone who wants a nice, great place to live!!
May 10, 2017 · Elizabeth ReillyWe've lived here for over 20 years and we love our neighborhood. We have cook outs and have done National night out the past 5 years. We don't have to worry about going on vacation. Someone is always willing to keep an eye on our home. We had our issues with fire evacuation but who in CA hasn't this year? We've never had any property damage when we return. Its quite and peaceful living.
