We moved here needing a place to rent at last minute, it was a roof over our heads but as we discovered while living there the homes are all on the verge of either needing to be condemned or should be. The first home we rented had plant life growing in through the ceiling at the entrance of the hallway, a leaking roof, loose electrical sockets in the walls no fixed heating, a leaking kitchen sink water was leaking under the sink on all of the pans stored there, the tap water a brown/yellowish color (we were told later was just the iron content). Also while we lived there we started smelling sewage from behind the house, the maintenance man they had at that time told us the lines were backing up on all the homes on that side of the park! A couple of months later a "Better condition" home was available so we asked to move to that one. It had a front and back screened porch. The floors in the house were rotted, floor broke through in 3 different places in the house, front bathroom, entrance to front bedroom, closet in main bedroom. The Main bathroom floor was so weak the toilet would lean if you stepped on the floor by it. Landlord tried to blame it on my weight! Yes I am big guy but a floor in a home should easily support a 300LB person walking on it. There were holes in the hallway floor before we moved in! The main bathroom shower was horrible the walls were stained from the nasty water wife scrubbed the walls with bleach could never get it to come off, the back shower wall was so flimsy it was like paper literally whatever wall was behind it you could have pushed right through it there was no solid wall there, even the "Maintenance man" commented how bad the wall was and should be replaced but it was never done! The water was not drinkable in this place we had to buy bottled water and then later a Pitcher with a filter because we couldnt trust using the water to even cook with! The font porch roof had collapsed due to water damage before we moved in they fixed it with a temp 2x4 support beam. The front window of the house leaked every time it rained for the time we lived there, the inside wall that has paneling was so rotted it was buckled and peeling off, the roof was never fixed we gave up asking after multiple times. The house had no main heat we were given Space heaters for the winter months. The electrical in the house was another main issue, we had the whole house go out one night called FPL saying there was an outage, they came out the outage was our home the guy from FPL told us the MAIN Breaker to the house was outdated and needed repaired it was HOT to the touch. We told our landlord about it.....he told us we were using too many things in the house!! We are talking about 2 computers, The Refrigerator a wall unit AC and the TV at the most and not even all at once! This went on for a bit had to go out and reset the main at night just watching TV or washing laundry. Finally 4 months later after he could arrange for a cheap repair they got someone to replace the breaker who was not a licensed electrician. Our stove had an issue with the burner on the top, the maintenance man came and replaced the burner and used cheap electrical plastic screw cap connectors, the burner stopped working lifted the stove top to find the connectors melted and were stuck to the stove! The lame excuse there was we must have put a heavy pot on the burner and it caused the wiring to get hot! The same stove stopped working the oven wasnt getting hot anymore, they got a replacement 2 weeks later but the wiring could not handle the new stove the line melted on the breaker outside the house, so we had to go a complete month after that with no stove at all to cook or prepare food on, the temp solution was they brought us a Toaster Oven from their home to try and cook with until they again managed to get someone to come and do the wiring after a month! These homes should all be condemned! Do Not Trust the landlords. - Gary Lowry

Edgewater mobile home park Introduce

This introduction is based on publicly available reviews from former residents of Edgewater Mobile Home Park, located at 1586 SE Country Club Rd, Lake City, FL 32025. While our platform category focuses on "RV parks near me," it is crucial to provide an objective overview of Edgewater Mobile Home Park for individuals who may be considering it for long-term residential purposes. Based on the information available, there are significant concerns regarding the living conditions and management of this property that potential residents should be aware of.

The reviews paint a concerning picture of the environment and the condition of the homes within Edgewater Mobile Home Park. Multiple accounts describe the properties as being in severe disrepair, with one former resident stating that the homes are "all on the verge of either needing to be condemned or should be." Specific issues reported include plant life growing through ceilings, leaking roofs, loose and potentially unsafe electrical sockets, and a lack of fixed heating in at least one of the rented homes.

Water quality appears to be a significant problem at Edgewater Mobile Home Park. Residents have reported tap water that is brown or yellowish in color. While one resident was informed that this discoloration was due to iron content, the continued reliance on bottled water and pitcher filters by another former resident suggests a lack of trust in the potability of the water for drinking and even cooking. This raises serious concerns about the basic utility services provided at the park.

Maintenance issues are also a recurring theme in the negative feedback. One detailed account describes numerous unresolved problems across two different rental homes within the park. These issues included rotted floors with holes, a leaning toilet due to a weakened floor, severely stained and flimsy shower walls, and a collapsed porch roof that was only temporarily repaired. The responsiveness and effectiveness of the maintenance appear to be lacking, with residents reporting that critical repairs were either delayed for extended periods or not adequately addressed. One instance involved a faulty stove that left residents without a working cooking appliance for an entire month, with a temporary toaster oven provided as a makeshift solution.

Furthermore, there are alarming reports regarding sewage issues within the park. One former resident described smelling sewage and being informed by a maintenance worker that the lines were backing up in multiple homes. This poses significant health and sanitation concerns for the residents of Edgewater Mobile Home Park.

Electrical problems also appear to be prevalent. One resident recounted frequent power outages within their home, which were ultimately traced to an outdated and hot main breaker. The landlord's initial response was to blame the residents for overuse, despite a seemingly reasonable level of appliance usage. The subsequent repair was reportedly conducted by an unlicensed electrician, raising further concerns about safety and code compliance.

Beyond the condition of the homes and essential utilities, there are serious allegations concerning the management and the overall environment of Edgewater Mobile Home Park. One reviewer explicitly advises against recommending the place to anyone, describing the trailers as "run down" and the water as "brown." Disturbingly, there are accusations of maintenance personnel engaging in illegal drug activities on the premises, including drug deals and theft. These are severe allegations that, if accurate, would create an unsafe and unstable living environment.

Safety and security also appear to be compromised, with one review stating that "the police are there frequently arresting people." This suggests a potentially high level of criminal activity within the park, which could be a significant concern for the well-being and safety of residents.

The overall upkeep of the park's grounds is also criticized, with reports of "garbage all over the place." This lack of attention to cleanliness and general maintenance further contributes to a negative living environment and potential health hazards.

Adding to the distress of the former residents is the accusation that tenants "live in squalor" while facing frequent rent increases. This suggests a disconnect between the living conditions provided and the financial demands placed on the residents, many of whom are described as "poor or living paycheck to paycheck." The stark contrast between the living conditions of the tenants and the reported lifestyle of the owners in a "gated community" further fuels the negative sentiment expressed in the reviews.

Given the overwhelming negative feedback and the serious nature of the allegations, potential residents should exercise extreme caution and conduct thorough due diligence before considering Edgewater Mobile Home Park as a place to live. The reported issues concerning the structural integrity of the homes, water quality, maintenance, electrical safety, potential criminal activity, and overall living conditions are significant and warrant careful consideration.

Promotional information is entirely absent from the provided reviews, which is understandable given the overwhelmingly negative experiences shared by former residents. There is no indication of any positive aspects or incentives being offered. The focus of the feedback is solely on the severely substandard living conditions and alleged mismanagement.

The phone number provided, (386) 961-0017 and the mobile number +1 386-961-0017, may or may not be currently active. However, given the gravity of the concerns raised in the reviews, directly contacting the management without independent verification of the current conditions would not be sufficient to address the serious issues highlighted by former residents.

In conclusion, based on the available information from former residents, Edgewater Mobile Home Park in Lake City, FL, appears to be a community with significant and unaddressed problems. Potential residents are strongly advised to seek alternative housing options and to thoroughly investigate any mobile home park before committing to residency. The numerous serious allegations regarding the condition of the homes, water quality, maintenance, safety, and overall living environment at Edgewater Mobile Home Park warrant extreme caution.
