Columbia Heights is an all-age manufactured homes community in Troutdale, Oregon, offering a long-term residential option that differs significantly from the temporary accommodations provided by RV parks. Manufactured home communities often provide a more affordable pathway to homeownership and foster a sense of community among residents who live there on a permanent basis. The feedback regarding Columbia Heights presents a nuanced picture, highlighting both potential strengths and areas for improvement within the community.
One long-term resident, who has lived in Columbia Heights for over 25 years, offers a positive perspective on the current ownership. They mention that while there have been several park owners over the years, the current one is considered "pretty darn good." This positive assessment suggests that the community is currently under effective management that is making a positive impact on the residents' lives.
This long-term resident also highlights specific actions taken by the current owners that have benefited the community. Notably, they mention that the owners "even provided free delivered thanksgiving dinners last year," indicating a level of care and community engagement that goes beyond basic management responsibilities. Such gestures can significantly contribute to a positive community spirit and a feeling of being valued among residents.
Furthermore, the long-term resident states that the current owners "are and have made some significant improvements to the community." This suggests an ongoing commitment to enhancing the living environment within Columbia Heights, which could include upgrades to common areas, infrastructure improvements, or the introduction of new amenities. These improvements can contribute to a higher quality of life for all residents and make the community a more desirable place to live.
Another significant advantage mentioned by the long-term resident is that the "space rent is very affordable." In the Portland metropolitan area, finding affordable housing options can be a challenge, and a manufactured home community with affordable space rent can be a valuable asset for individuals and families seeking budget-friendly living arrangements. This affordability, coupled with ongoing improvements, makes Columbia Heights an attractive option for long-term residents.
Finally, the long-term resident describes Columbia Heights as a "Safe and caring community." This is a crucial aspect of any residential environment. A safe community provides peace of mind for residents, while a caring community fosters a supportive and neighborly atmosphere where people look out for each other. This positive assessment from a long-term resident speaks volumes about the current state of the community.
However, it is important to consider a contrasting perspective from a former resident who lived in Columbia Heights for three years. This reviewer felt that the community "could be a wonderful place to live IF it had effective and caring managers." This statement suggests that past management may have been a significant issue for some residents, impacting their overall living experience.
The former resident described the managers they encountered as "renter collectors" who seemed "disrespectful of the community residents and unwilling to enforce rules that could make everyone’s lives safer and happier." This paints a picture of a management style that was perceived as uncaring and ineffective, potentially leading to a breakdown in community standards and resident dissatisfaction.
The former resident also mentioned attempting to advocate for the residents, stating, "I spoke up on behalf of many residents and was mostly ignored, labeled a trouble maker and I finally just walked away." This experience highlights the frustration and lack of responsiveness felt by some residents under previous management. It underscores the importance of effective and communicative community leadership.
Considering both perspectives, it appears that Columbia Heights has experienced changes in management over time, with the current ownership receiving positive feedback for their care, improvements to the community, and affordable space rent. However, it is essential for prospective residents to be aware of past concerns regarding management and to assess the current situation based on their own interactions and observations.
For local users in the Troutdale, Oregon area who are seeking an all-age manufactured homes community with affordable space rent and a potentially caring environment, Columbia Heights is worth considering. The positive feedback from a long-term resident about the current ownership and the improvements being made is encouraging. However, prospective residents should still conduct their own due diligence to ensure that the current management practices and community environment meet their expectations.
To gather more information about Columbia Heights, interested individuals should contact them directly at (503) 206-0516 or +1 503-206-0516. Inquiries should focus on current lot availability, space rent costs, community rules and regulations, any available amenities, and the current management's approach to resident relations and community upkeep. Visiting the location at 843 SW Crestview Way, Troutdale, OR 97060, USA, may also provide a valuable firsthand impression of the community.
When considering long-term residency in a manufactured home community, it is crucial to have a clear understanding of the management's responsiveness to resident concerns and their commitment to maintaining a positive living environment. While the recent positive feedback is a good sign for Columbia Heights, prospective residents should still engage with the management and current residents to form their own informed opinion.
In conclusion, Columbia Heights, All-Age Manufactured Homes Community in Troutdale, OR, offers affordable space rent and, according to a long-term resident, a safe and caring community under the current ownership, which has been making significant improvements. However, past concerns regarding management should be acknowledged, and prospective residents are encouraged to contact the community directly to assess the current living conditions and management practices.

May 01, 2022 · Randolph BrownI have had the worst luck with having any type of relationship with Rick the not property manager but likes to tell people here he is. His wife Linda is as fluid and calculated she seems she does not assert herself and Rick tries to do so. Know that this community is what it says it is. Hopefully the new gate and uplift will do for this community as being prepared is for a storm.
