It's a proverbially money pit, one is on their own rent is more than a mortgage payment. Any time they bring in a new hire, the first thing that happens is the new hire sits down at the computer drafts a letter then sends it out informing there is going to be a rent increase. There's bogus fees such as "storm sewer drain" yes everyone is billed for the storm sewer, but the road still floods during the heavy rains. Their fees are not in line with other mobile home parks. Totally way nicer one in Cornelius their fees are 75 percent less and there's a gorgeous club house. We pay over a thousand dollars a month for what I refer to as a dried up cess pool. They inflict so many dumbass rules after awhile one wonders if they have had any type of indoor training. You'll get total strangers claiming they're park management telling you what you can do or can't do or what you can have or can't have, shortly after I got my patio set up, "park management" made a showing telling me I wasn't allowed to have a fire pit. Trying to phone them there usually isn't an answer which leads you to think they're doing something shady and afraid of getting caught. You'll be swamped by letters as if we're a customer service department waiting for a patron to arrive with a complaint. I am doing this in an r.v. an RV slot rent usually is under 4 hundred dollars and that's for all utilities but not in this greedy park were billed for every little incidental. I can barely wait to get the hell out of this mobile home park worse one I've been in. Spent my first 2 weeks cleaning the area up the trash cans were enough to gag a maggot. What more can I say, were billed for a service that's not provided. When asked for justification of the raise in the slot rent they don't have one, nor do they have a vested interest, they don't do a damn thing other than send out nagging letters it's so abnormal. In my real world if there's litter in your yard, you pick it up and dispose of it, park management picks up the litter then writes a 5 page letter bitching about the litter they picked up and mails the letter to all of the residents. They also make it perfectly clear that they want you to make their issues your issues. Plus they always threaten you that you better do as we say or your residency will be terminated.2025 review. I haven't lived there since 12/24/25 to 02/04/25 and February statement I'm being billed for water I haven't used during that time period, sketchy at best. - ##

Cornelius Manor Introduce

Cornelius Manor, located at 738 N Adair St in Cornelius, Oregon, is a mobile home park that, based on available customer reviews, presents a complex and largely negative picture for potential residents, including those who might be considering it within the context of "RV parks near me" for longer-term stays. While primarily designed for manufactured homes, the possibility of accommodating RVs for extended periods cannot be entirely dismissed, but the overwhelmingly critical feedback warrants serious consideration. The reviews highlight concerns ranging from exorbitant rent and numerous fees to issues with management, maintenance, and overall living conditions.

For individuals searching for "RV parks near me" in the Cornelius area who might be open to a mobile home park setting for a longer duration, the information available about Cornelius Manor suggests a need for extreme caution. One lengthy and highly critical review describes the park as a "proverbially money pit" with rent exceeding mortgage payments and frequent, unjustified rent increases accompanied by "bogus fees" such as a "storm sewer drain" fee for a road that still floods. The reviewer also details numerous frustrating interactions with management, including inconsistent rule enforcement, unsolicited directives from strangers claiming to be park management, and a lack of responsiveness to phone calls, leading to suspicions of "shady" practices.

Environment and Atmosphere (as described by a dissatisfied resident):

The environment at Cornelius Manor, according to one highly critical review, is far from desirable. The resident refers to their living space as a "dried up cess pool" and mentions having spent the first two weeks cleaning up trash, with "trash cans were enough to gag a maggot." This paints a picture of poor initial and potentially ongoing maintenance of the grounds. The issue of the road flooding despite a "storm sewer drain" fee further suggests infrastructural problems within the park.

The same reviewer also describes a litigious and unpleasant atmosphere fostered by the management, characterized by frequent "nagging letters" about minor issues and threats of residency termination for non-compliance with often arbitrary rules. This environment appears to be stressful and unwelcoming for at least one long-term resident.

Services and Management (as described by dissatisfied residents):

The management of Cornelius Manor receives scathing criticism in one detailed review. The practice of immediate rent increases upon hiring new staff is cited as a major grievance. The imposition of fees that do not correspond to actual services, such as the storm sewer fee, is another point of contention. The reviewer claims that these fees are significantly higher than those at "totally way nicer" mobile home parks in the same area.

Communication with management is described as problematic, with phone calls frequently going unanswered, fostering a sense of distrust. The issuance of numerous letters, often about trivial matters, is seen as excessive and indicative of a management style that prioritizes criticism over proactive maintenance. The alleged practice of strangers claiming to be park management enforcing rules adds to the confusion and frustration reported by the resident.

A more recent, albeit brief, review from 2025 reports being billed for water after moving out, labeling the practice as "sketchy at best." This suggests potential issues with billing accuracy and final account settlements.

In stark contrast to these negative accounts, a review from a "7 year tenant" simply states, "Love the place and James has been good to us. Personally here for the long run!" This suggests that experiences within the park can vary significantly, potentially depending on individual circumstances or interactions with specific management personnel.

Features and Benefits (as perceived by a satisfied long-term resident):

The single positive review from a long-term tenant highlights a positive relationship with someone named James, presumably a member of the management or staff. This suggests that positive interactions are possible and that some residents have had favorable experiences over an extended period.

However, no specific features or amenities of the park are mentioned in this positive review.

Significant Drawbacks and Concerns (from critical reviews):

The critical reviews raise numerous serious concerns for potential residents, including those in RVs considering a longer stay:

  • Exorbitant Rent: Described as higher than a mortgage payment and not in line with other local mobile home parks.
  • Frequent and Unjustified Rent Increases: A recurring issue associated with new hires.
  • Bogus Fees: Charges for services not adequately provided, such as storm sewer drainage.
  • Poor Maintenance: Including flooding roads and unaddressed trash issues.
  • Ineffective and Nagging Management: Characterized by poor communication, inconsistent rule enforcement, and excessive written reprimands.
  • Questionable Billing Practices: Including potential overcharging and billing for services after departure.
  • Unpleasant Living Environment: Referred to as a "dried up cess pool" with initial trash problems.
  • Arbitrary and Confusing Rules: Leading to frustration and uncertainty for residents.
  • Intrusive Interactions: With strangers claiming to be park management.

Promotional Information and Community Perception:

Based on the overwhelming negativity of the detailed review, it is difficult to identify any strong promotional aspects for Cornelius Manor. The sole positive review is brief and lacks specifics about the park's amenities or overall environment. The prevailing perception, at least among some residents, appears to be one of dissatisfaction with the cost, management, and living conditions.

The comparison made by one reviewer to a "totally way nicer" mobile home park in Cornelius with significantly lower fees and a clubhouse further damages the perceived value proposition of Cornelius Manor.

For local users searching for "RV parks near me," the information available strongly suggests that Cornelius Manor, if it even accommodates RVs for long-term stays, should be approached with extreme caution due to the numerous reported issues. The negative experiences of some residents far outweigh the single positive, albeit vague, comment.

Connecting with Cornelius Manor:

Local users who still wish to inquire about Cornelius Manor, perhaps to ascertain current conditions or policies directly, can do so at the following address:

  • Address: 738 N Adair St, Cornelius, OR 97113, USA

Please note that a phone number was not provided in the available information, which aligns with the negative review's claim of difficulty in contacting the management by phone. Interested parties may need to visit the location in person or search online for a contact number.

In Conclusion:

Cornelius Manor in Cornelius, Oregon, as portrayed by the available customer reviews, appears to be a mobile home park with significant issues that potential residents, including those considering long-term RV stays within the "RV parks near me" category, should be aware of. While one long-term tenant reported a positive experience, the detailed and critical review highlights numerous concerns regarding high rent, questionable management practices, poor maintenance, and an unpleasant living environment. The lack of readily available contact information also aligns with the negative feedback about management responsiveness. Prospective residents are strongly advised to conduct thorough due diligence, seek additional recent reviews, and directly inquire about current conditions and policies before considering Cornelius Manor as a place to live.
