Smoketree MHCLLC Introduce
For local users exploring "RV parks near me," it's important to understand that the search term can sometimes encompass a broader range of housing options, including mobile home parks. While traditionally catering to recreational vehicles, platforms listing "RV parks near me" might also include information on manufactured housing communities that offer long-term residency. This introduction focuses on Smoketree MHCLLC, a mobile home park located in Cornelius, Oregon, providing an overview based on the available information. Please note that the following description is derived solely from the provided address and customer reviews.
Location and Accessibility
Smoketree MHCLLC is situated at 507 N 19th Ave #6 in Cornelius, Oregon 97113, USA. This location within Cornelius offers residents access to the amenities and services of a suburban environment. Cornelius is part of the Portland metropolitan area in Washington County, providing a balance between a quieter, community-oriented atmosphere and proximity to the larger urban center. Residents can likely find local shopping, dining, and essential services within a reasonable distance. The specific accessibility to public transportation and major roadways would depend on the exact location within Cornelius, and further investigation into the surrounding area would be beneficial for prospective residents.
Insights from Resident Feedback
The provided customer reviews offer direct, albeit critical, perspectives on the management's policies and their impact on potential residents. It is crucial to consider these viewpoints when evaluating Smoketree MHCLLC as a housing option. The reviews highlight significant concerns regarding the park's acceptance criteria for new residents, particularly concerning credit scores and the treatment of elderly individuals.
One review details an experience where an offer to purchase a mobile home within the park was accepted, but the prospective resident, an elderly individual with a fair credit score but no negative financial history, was subsequently denied residency. The review emphasizes the park's apparent inflexibility regarding co-signing and expresses disappointment in the perceived lack of support for the elderly community. The sentiment suggests a rigid adherence to credit score requirements, even in situations involving elderly individuals with demonstrable financial stability.
Another review echoes similar concerns, stating that the park "only care about money (GREED)" and does not adequately cater to the elderly. This reviewer claims that a credit score of 700 or higher is expected for rental space, even with proof of substantial equity and savings. The experience of a widow with a limited income and an "unfortunate credit score" (due to the loss of her partner) being denied residency is specifically mentioned, raising questions about the park's policies regarding financial assessments beyond credit scores and their consideration for individuals facing challenging life circumstances.
These reviews collectively paint a picture of a mobile home park with potentially stringent financial requirements for residency, particularly concerning credit history. The feedback suggests a focus on applicants with excellent credit, potentially limiting access for elderly individuals or those with less-than-perfect credit, regardless of their overall financial stability or life circumstances.
Environment and Community
Information regarding the physical environment and community atmosphere of Smoketree MHCLLC is not explicitly provided in the given data. Typically, mobile home parks offer a community setting with shared infrastructure and amenities. These can include paved streets, landscaping, and potentially communal facilities such as clubhouses, laundry rooms, or recreational areas. However, without specific details for Smoketree MHCLLC, it is impossible to objectively describe the environment or the nature of the community. Prospective residents would need to visit the park and inquire about these aspects to gain a comprehensive understanding.
Based on the critical reviews, there are potential concerns about the community's inclusivity and the management's approach to residents, particularly those in vulnerable situations. The emphasis on high credit scores as a primary criterion for residency could potentially impact the diversity and overall feel of the community. Further investigation and interaction with current residents (if possible) would be advisable to gauge the actual community atmosphere.
Services and Features
The provided information does not detail the specific services and features offered at Smoketree MHCLLC. Generally, mobile home parks provide essential infrastructure such as water, sewer, and electrical hookups for individual mobile home lots. Additional services can vary widely and might include on-site management, maintenance services, waste disposal, and potentially recreational facilities. Given the lack of this information in the provided data, local users would need to directly contact the park management at (503) 359-4318 or +1 503-359-4318 to inquire about the specific services and features available to residents. Understanding these aspects is crucial for making an informed decision about residency.
The negative reviews do not specifically comment on the physical infrastructure or maintenance of the park itself, focusing instead on the resident application process. Therefore, no objective conclusions can be drawn about the quality of the services and features based solely on this information.
Promotional Information
No promotional information, such as special offers or incentives for new residents, is included in the provided data. It is common for housing communities to offer promotions to attract new residents, but there is no indication of such offers from Smoketree MHCLLC in the given context. Local users interested in any potential promotions would need to directly contact the park management.
Given the critical nature of the available reviews regarding the park's acceptance policies, it is unlikely that the management would highlight these aspects in any promotional materials. Instead, any promotions would likely focus on the location, amenities (if any are noteworthy), and the general lifestyle offered within the community.
Considerations for Local Users
For local users in Cornelius, Oregon, searching for "RV parks near me" or exploring mobile home park options, the information available for Smoketree MHCLLC presents a mixed picture. The location in Cornelius offers the benefits of a suburban setting within the Portland metropolitan area. However, the strong negative feedback regarding the park's resident application policies, particularly concerning credit score requirements and the perceived lack of consideration for elderly individuals, should be carefully considered.
Prospective residents are strongly advised to contact Smoketree MHCLLC directly to inquire about their current residency requirements, the services and features offered, and the overall environment of the park. Visiting the location and, if possible, speaking with current residents could provide a more comprehensive understanding beyond the limited information available in the provided reviews. It is essential to weigh the potential benefits of the location against the reported challenges with the management's policies before making any decisions about pursuing residency at Smoketree MHCLLC.

Smoketree MHCLLC Reviews
We are we’re interested in purchasing a mobile home for our elderly handicap mother. We made an offer is was accepted. Management said my mother needed to apply to be accepted into the park. She has no criminal record, no foreclosures, no bankruptcies. The only thing was her credit was fair. They denied her! Because her credit wasn’t perfect. We even said we would co-sign. NOT ALLOWED. way to go Smoke Tree for helping the Elderly and you community! Ridiculous! DO NOT even drive in if your not PERFECT!!!
Jul 28, 2023 · john welshIf I could give zero rate I would. Only care about money (GREED) they do not cater to elderly. Expect 700+ credit score for rental space. This is with proof of equity and money (savings) to cover any and all expenses. Really sad they cannot support a widow with limited income and unfortunate credit scores due to loss of partner. Makes me angry and saddened that these companies can exist and thrive, while treating the elderly unfairly. Credit scores are not a significant indicator of one’s character.
