Cottage Station Introduce
If you are currently searching for "RV parks near me" in the Gulfport, Mississippi area and are open to exploring long-term residential opportunities, Cottage Station, located at 19061 MS-53, Gulfport, MS 39503, USA, presents a unique option. It functions as a mobile home park with a "rent-to-own" model, offering a pathway to homeownership within a community setting. Understanding the specific environment, services, and features of Cottage Station is crucial for determining if it aligns with your housing needs, especially when compared to the typical offerings of an RV park.
Based on recent feedback from residents, the environment at Cottage Station is described as generally "nice" and "quiet," offering a sense of predictability. This suggests a community where residents can expect a degree of peace and order, which can be appealing for those seeking a stable living situation. The park is also noted to be "extremely private," indicating that individual mobile home lots offer a degree of personal space and separation. However, it's worth noting that some residents have mentioned occasional "wild parties over the weekends" that last a few hours, which prospective residents may want to consider.
The services offered at Cottage Station appear to be geared towards long-term residency within a rent-to-own framework. While specific amenities often found in traditional RV parks, such as communal recreational facilities or organized activities, are not mentioned, essential utilities are likely provided to each mobile home lot. However, a significant point raised by a resident is that the cost of pest control and water are the responsibility of the resident, even while lot rents may increase. This is a departure from some RV parks where utilities might be included in the site fee.
The features of Cottage Station are distinctive due to its rent-to-own model. Unlike typical "RV parks near me" that offer temporary site rentals, Cottage Station requires residents to eventually own their mobile homes, which are described by one reviewer as potentially being "Rotting Femma trailers." This is a critical point for prospective residents to consider. The community does not offer traditional rentals; it is solely focused on the rent-to-own pathway. While the individual mobile homes are noted to be "very small," the emphasis on privacy could be seen as a desirable feature for some.
A notable feature mentioned by a resident is the provision of a "well lit mailbox place" with a covered pavilion and solar lights for nighttime visibility. This small but thoughtful amenity suggests some attention to the convenience and comfort of the residents. However, its effectiveness is noted to be dependent on sunlight. The location of Cottage Station is described as "not too far from the main town," offering a degree of accessibility to local amenities and services.
Several critical points regarding the financial and maintenance responsibilities at Cottage Station emerge from the resident feedback. Residents are reportedly required to pay for the upkeep of the skirting around the bottom of their mobile homes, as well as the maintenance of their lawns, at their own expense, even though the property is owned by the park. Failure to maintain the property can reportedly lead to eviction. While the management may undertake some appliance replacements while a resident is renting, the overall responsibility for property upkeep seems to fall heavily on the resident.
Financial aspects also include the rent payment process. While the rent is described as "affordable" at the moment, it is noted to increase regularly. The minimum income requirement to rent-to-own is stated as being three times the monthly rent, which was around $1500 at the time of the review. Furthermore, there are fees associated with rent payment: online payments incur an approximately $15 fee, and using a money order or cashier's check costs an additional $20. One resident noted the ability to pay via Walmart, but the gas cost to get there is the resident's responsibility.
Promotional information for Cottage Station is not explicitly provided in the reviews. To obtain details on current rent-to-own rates, available mobile homes, and any specific promotions, it is essential to contact the management directly at (228) 206-4498 or +1 228-206-4498. They can provide the most up-to-date information on the financial requirements, the condition of available homes, and the terms of the rent-to-own agreements.
The contrasting reviews highlight a nuanced perspective on Cottage Station. One resident expresses love for their "Cottage" and praises the staff, while noting that some maintenance requests were personally handled. Another review paints a more critical picture, emphasizing the financial burdens of maintaining the property at the resident's expense, the rent increases, and the rent-to-own model with potentially subpar trailers. The mention of "eye sores" regarding some renters' lawns suggests that the enforcement of maintenance standards may be inconsistent.
For those initially searching for "RV parks near me" in Gulfport, MS, Cottage Station offers a very different proposition – a pathway to homeownership through a rent-to-own mobile home in a community setting. While it may offer a quiet and private environment, prospective residents should carefully consider the financial responsibilities for property upkeep, the rent-to-own model with potentially older trailers, and the additional fees associated with rent payment. Contacting the management directly is crucial to gain a comprehensive understanding of the current terms and conditions before making a decision about residing at Cottage Station.

Cottage Station Reviews
It is a nice place, quiet and predictable. The rent does go up reguraly. As of now, I think the minumum needed to rent here is $1500. Must make x3 times that in a month. Just like everywhere else. Excpet here there are NO rentals, its all RENT TO OWN. So if you dont want have to own one of the Rotting Femma trailers, look elsewhere. The cost of pest and water while rents increase are YOURS to cover while they raise THEIR rents and cut back on services. Thats a rip off. Also they push it in your face that you have to PAY to upkeep the skirting around the bottom of the trailers. YOU are responsible for paying out of YOUR pocet to take care of THEIR property. They smash it in your face it is THEIR property and YOU upkeep it at YOUR expense. They will do repairs...sorta. As long as your are renting they will replace some of the appliacnes if the need to. The places are very small, but are extremely private and its usally very quiet here. A few wild parties over the weekends that last a few hours top. As for property maintaintaince, if you dont take care of THEIR property at YOUR expesnse they will EVICT *you* from THEIR property. I do like the few nice touches like a well lit mailbox place that has been built a pavalion over and solar lights put up at night so you can see what you are doing. That is of course if there was any sun out, otherwise you will have to check it during the day or bring a flashlight. Its location isnt too far from the main town. And the rent is affordable, At the moment. Leases are 6 months. Still though, YOU have to be VERY careful and mindful of taking care of THEIR property at YOUR expense or they will EVICT you. That includes taking care of THEIR lawns. Yes, I get the land lady tells us this, though shocker, it is still unethical. We are not "tenets" but simply atms to them at the begining of the month. Unless you are somewhat wealthy and can put up with taking care of THEIR property at YOUR expense, Id recommend looking elsewhere. But I do understand the underpaid staff is just "following orders" from owners, last I heard, wayyy out in TX. Cutting sevices will raising rents. Great people :{ Rent to own while still putting up wit their mess while they raise the lot rent under you, which DOESNT go away and ALSO rises to? PFFT! Oh and paying the rent, well, its online for about $15 + dollars or a Money ORder/Cashier check for an extra $20. Fortunately I can drive all the to walmart and pay my rent from anywhere there is a walmart. The gas to get there is YOURS to cover for THEIR rent. It really makes one wonder if they really want us here or not. I cant wait to see what sort of misrepresentations or unethical standards they will defend in their upcoming response.
Nov 14, 2024 · Yuri KendalI love my Cottage, the staff is great. We turned in a punch list and things have not so taken care of. I'm doing them myself. The cats are crazy and the 2 pot holds by the office will eat your car. Renters lawns are eye sores
Jun 19, 2023 · Cindy CookseyI actually live here. It's clean and nice...quiet...I would recommend this place to anyone who is just starting out and looking to buy an affordable home..
Jan 24, 2024 · Jason VanceIt is over priced, and not kept up properly, the renters are supposed to have the grass cut, and the owners want the tenant to purchase the houses they live in and then a 5 year contract to stay on the lots for 400$ per month. No recreation, no laundry facilities, no decent playground for children, there is no place for a family cookout, example group shelter. Place has been over run with cats and fleas.
Nov 07, 2022 · Bill BrittLow on maintenance and repairs. Constantly pushing renters to buy through their owner financing program at inflated prices. Even those who buy have to put up with lot rent increases.
