Country Meadows Village Introduce
For local users in the Caledonia, Michigan area who are searching for "RV parks near me" or considering a mobile home park for long-term residency, this guide introduces Country Meadows Village, located at 5401 76th St SE, Caledonia, MI 49316, USA. Country Meadows Village can be contacted at (616) 891-2288 or +1 616-891-2288 for inquiries.
Country Meadows Village operates as a residential mobile home park, where individuals typically own their homes and lease the land. While categorized under the broader search term "RV parks near me," it's important to understand that mobile home parks primarily cater to manufactured housing and may not always offer the same amenities or services as traditional RV parks designed for recreational vehicles. Local users with RVs should specifically inquire about the park's policies on RVs and the availability of suitable sites.
Based on the available feedback from residents, Country Meadows Village presents a mixed picture. One positive review highlights the experience of attending a party at the community's clubhouse. The reviewer describes the clubhouse as "great," noting its cleanliness, convenient location, and safe environment. Additionally, they mention the presence of a "Nice little gym" within the building. Although they did not have the opportunity to use the pool, they observed that it appeared to be well-maintained. This suggests that Country Meadows Village offers some appealing community amenities, including a clubhouse for social gatherings, a fitness center for residents' use, and potentially a well-kept pool area.
However, another review expresses significant dissatisfaction with the park due to substantial and frequent rent increases. This long-term resident, who has lived in the community for six years, details a dramatic rise in lot rent from $199 to $710. They describe a recent $50 rent increase as "ridiculous" and feeling like "extortion," particularly emphasizing that many residents are on a fixed income and struggling to afford basic necessities like groceries. The reviewer conveys a sense of disappointment and financial strain due to these escalating costs.
This stark contrast in feedback highlights both potential benefits and significant drawbacks of residing at Country Meadows Village. The presence of a clean and well-equipped clubhouse with a gym and seemingly a nice pool suggests a community that offers some lifestyle amenities. The convenient location and safe environment, as mentioned by the positive reviewer, could also be attractive features for some local users.
However, the serious concerns raised about the rapidly increasing lot rent are a critical consideration, especially for those on a fixed income or with budget constraints. The substantial increase over a relatively short period, as detailed by the negative reviewer, could indicate a trend of rising costs that prospective residents should be aware of and prepared for.
For local users searching for "RV parks near me" for long-term living or those specifically interested in a mobile home park in the Caledonia area, it is crucial to conduct thorough due diligence on Country Meadows Village. This includes:
- Contact Country Meadows Village Directly: Call (616) 891-2288 to inquire about the availability of lots for mobile homes and whether the community also accommodates RVs for long-term stays. If RVs are permitted, ask about site availability, size restrictions, hookups, amenities, and the associated rates and terms.
- Inquire About Lot Rental Costs and Policies: Obtain detailed information about the current lot rental rates, the history of rent increases over the past few years, and the park's policies regarding future rent adjustments. Understanding the potential for future increases is essential for long-term financial planning.
- Ask About Amenities and Services: Confirm the availability and operating hours of the clubhouse, gym, pool, and any other amenities mentioned or observed. Inquire about any additional services offered within the community and whether there are any associated fees.
- Ask About Community Rules and Regulations: Understand the rules and regulations of Country Meadows Village, including any guidelines related to property maintenance, pets, vehicles, noise levels, and guest policies.
- Inquire About the Lease Agreement: If considering leasing a lot, ask about the terms of the lease agreement, including the duration, payment schedule, responsibilities of the resident and the park, and any clauses regarding rent increases or termination.
- Visit the Property: A personal visit to Country Meadows Village is highly recommended. This will allow you to assess the overall environment, the condition of the clubhouse and other amenities, and the general upkeep of the community.
- Attempt to Speak with Current Residents: If possible, try to speak with current residents to gain a broader range of perspectives on the management, maintenance, community environment, and any ongoing issues, particularly regarding rent increases and the overall affordability of living in the park. Their firsthand experiences can provide valuable insights.
For local users whose search for "RV parks near me" is specifically for recreational vehicles, it is essential to determine if Country Meadows Village offers suitable accommodations and amenities for RVs. Mobile home parks primarily cater to manufactured homes, and their infrastructure and regulations may not be ideal for RVs. Even if RVs are permitted, the focus on long-term residential living for mobile homeowners might mean that the needs of RV travelers or long-term RV residents are not fully met.
The significant concern raised about substantial rent increases should be a primary consideration for anyone contemplating a long-term commitment to Country Meadows Village. While the community appears to offer some attractive amenities, the potential for rapidly escalating costs could outweigh these benefits for many individuals, especially those on a fixed income.
In conclusion, Country Meadows Village near Caledonia, MI, is a mobile home park that offers some appealing amenities, including a clubhouse with a gym and a seemingly well-maintained pool, along with a convenient and safe environment. However, prospective residents must be aware of the serious concerns raised by at least one long-term resident regarding significant and frequent lot rent increases, which could impact the affordability of living in the community. Local users searching for long-term living options, including those exploring "RV parks near me," should contact Country Meadows Village at (616) 891-2288 for detailed information and conduct thorough due diligence, including a visit and, if possible, speaking with current residents, to make an informed decision about whether this community meets their needs and financial considerations.

Country Meadows Village Reviews
We got to go to a party at their clubhouse and it was great! Very clean, convenient location, and safe environment. They also had a Nice little gym in the building. Didn't get to see the pool but looked like it as well taken care of! Thanks for letting us attend a party at your location!
Jan 08, 2023 · AlexA 50 dollar rent increase is ridiculous. It feels like extortion. Most of us out here is on a fixed income. Plus can barely afford groceries but because we can pick up and just move allows us to pay you all and not eat. This is my sixth year here my lot rent went from 199 to now 710.Truly disappointed
Apr 03, 2023 · RonnieVery High price to pay for constant harassment and no privacy. We are a very quiet couple never giving cause to draw unwanted attention to ourselves. Weekly complaints delivered by management. For example : Hanging a beach towel to dry on the porch railing for a few hours. The grass was too long after raining for two days straight. (infraction delivered while still raining) the poor guy that had to deliver the rule infraction papers felt horrible. Some of the residents I knew had stacks of weekly infractions, So many that it was a neighborhood joke. They come in your house every six months for an "inspection" looking for any wall scuffs, bent blinds, carpet stains and demand that you fix them within the month. Even if you plan to live there ten more years. Expect a yearly monthly increase in LOT rent ours was 50 more each year the first two years then 100. The pool is never open. This type of living is for the elderly who don't have young kids and full time jobs. It is impossible to keep your home in the way they expect and have a full time job. I absolutely understand, respect and agree that there must be rules in place to keep things nice but this is seriously harassment. They are way too expensive and small to feel like you are living in a prison. Thank God I got out of there, I would not recommend this place to my worst enemy. Management is on a serious power trip, they are the wardens of this prison. Note: they will be nice to you at first. This review is genuine. We did not fight with them or get kicked out we just took our weekly infractions and got through it until we could finally afford to move out.
Jun 05, 2017 · Laura BescoeThis was a great place to live. It was a brand new place, the grounds are very well kept and the rent is very good especially with how nice it is. Kathy was just wonderful, she is so nice and great to work with, she made our experience there great and we were sad to move, we would have stayed longer had we not moved out of state. This is a great place to call home, Kathy is truly amazing and you'll be so happy to work with her and call this community home.
Jun 08, 2018 · jennifer kellyA nice little subdivision. Some residents do questionable activities but that is not the property managers fault. I have met some lovely people that live in Country Meadows. The houses offer enough rooms for a family of 4 to live. The village also has ponds that are great for fishing in.
