Dutton Mill Village Introduce
Dutton Mill Village is a mobile home park located at 6720 W Mill Run SE, Caledonia, MI 49316, USA. For individuals searching for "RV parks near me" or considering mobile home living in Caledonia, Michigan, it is important to consider all available information, including recent customer feedback, to make an informed decision. The reviews for Dutton Mill Village present significant concerns regarding management practices and community policies.
Situated in Caledonia, Michigan, Dutton Mill Village is located in a village within Kent County, south of Grand Rapids. Caledonia offers a more rural and suburban environment, providing a quieter setting compared to the larger city. The location on West Mill Run SE suggests a residential area within Caledonia, potentially offering access to local amenities and services.
The most prominent theme in the recent reviews of Dutton Mill Village is severe criticism of the office management. One reviewer states, "If I could leave no stars I would. The office people there are horrible people. Do not do their jobs." This is a strong indictment, suggesting significant dissatisfaction with the administrative aspects of the park. The specific complaint involves allegations of unprofessional conduct, including "Sell homes from under people who were approved first for the home." This accusation raises serious concerns about fairness and transparency in the process of acquiring a home within the community.
The same reviewer provides a detailed account of their negative experience, claiming that the office staff failed to follow up with the underwriter regarding their application for three weeks, despite daily calls. They allege that it was only after contacting someone "above your lousey office" that the application was reviewed and approved on the same day. The reviewer explicitly accuses the office staff of intentionally delaying the process and lying, ultimately leading to the sale of the home to another buyer with a cash offer. They also mention having proof of their attempts to communicate with the office and express frustration over a lack of response to an email sent months prior. This narrative paints a picture of an unresponsive and unprofessional management team, prioritizing cash offers over previously approved applicants.
Another significant concern raised by a resident relates to parking within Dutton Mill Village. The reviewer explains that their family requires more than two vehicles for work purposes, highlighting the inadequacy of parking space. They describe a shared guest parking area between their home and a neighbor's, which was previously used peacefully and shared when needed. However, a "new manager came and forced us to pay rent if we wanted to use it," effectively making it unusable due to the added cost. This policy is viewed negatively, especially in light of increasing rent. The reviewer questions the value proposition of living in the community, stating, "Why is the rent increasing but the services we can use is decreasing? Terrible!" This suggests a potential decline in the quality of life and amenities relative to the cost of living in the park.
Based on these reviews, it is challenging to ascertain the full range of services and features offered at Dutton Mill Village. However, we can infer some aspects and potential issues:
- The primary offering is likely lot rentals for manufactured homes. The possibility of accommodating RVs for those searching for "RV parks near me" is not mentioned and cannot be determined from the provided information.
- Basic utility hookups (water, sewer, electricity) are presumably provided at each lot, as is standard for mobile home parks.
- Roads and general infrastructure exist within the community.
- Management services are in place, but the recent feedback strongly suggests significant issues with their professionalism, communication, and fairness.
- Parking appears to be a concern for at least one resident, with policies regarding guest parking being a source of dissatisfaction.
- There is no mention of communal amenities such as laundry facilities, recreational areas, or landscaping quality in these reviews.
Given the overwhelmingly negative nature of the recent feedback, it is difficult to identify any positive promotional points for Dutton Mill Village based solely on this information. In fact, the reviews serve as strong warnings against residing in the community due to perceived mismanagement and declining services. Any potential promotional material from Dutton Mill Village would need to directly address and counter the serious allegations made by former and current residents. It would be crucial for the management to demonstrate a commitment to professionalism, transparent practices, and responsive communication to rebuild trust.
For individuals seeking "RV parks near me" or considering mobile homes for sale in Caledonia, Michigan, the information available about Dutton Mill Village raises significant red flags. The reported issues with management, including allegations of unethical business practices and poor communication, along with concerns about parking and the perceived decrease in usable services despite increasing rent, should be carefully considered. Prospective residents are strongly advised to conduct thorough due diligence, seek additional feedback from other residents if possible, and directly address these concerns with the management before making any decisions.
To obtain further information or to address the issues raised in the reviews, Dutton Mill Village can be contacted at (616) 698-8610 or +1 616-698-8610. However, given the nature of the feedback, approaching with caution and seeking verifiable information from multiple sources is highly recommended.
In conclusion, the recent customer reviews for Dutton Mill Village in Caledonia, Michigan, paint a concerning picture. Allegations of unprofessional and unethical management practices, coupled with issues regarding parking and a perceived decline in services relative to increasing rent, suggest a community facing significant challenges. For those searching for "RV parks near me" or considering mobile home living in the area, Dutton Mill Village warrants extreme caution and thorough investigation before any commitment is made. The negative feedback highlights the critical importance of effective and ethical management in ensuring a positive living experience within a mobile home community.

Dutton Mill Village Reviews
If I could leave no stars I would. The office people there are horrible people. Do not do their jobs. Sell homes from under people who were approved first for the home. Terrible people. Do not live here. And to respond to your reply, we called you guys every day for 3 weeks for you to contact underwriter to see what was going on. Funny enough underwriter had no idea to see our application again until I called above your lousey office did they then know to relook and it was approved the same day. So you guys on purpose did nothing and lied the entire time for nearly 3 weeks. You guys never contacted them. So no you sold it from under us. Unprofessional. i also have proof of us emailing you and calling you daily for updates. It's also funny you respond fast to a bad review but I have yet to receive an email I sent to you back in june. Had you done your job right we would had been approved well before you took a cash offer for it. We had everything submitted weeks ago. So hold homes or not had you done your job it wouldn't needed to be held. We would had been approved.
Jul 12, 2024 · Lindsey WatsonOur family has more than 2 people who have to using the car to work, so of course there must be more than 2 cars and parking space is not enough. The shared guest parking space between my house and my neighbor's house is rarely used and the neighbor's house hardly uses it. We still used it normally and peacefully, and still share with my neighbor if they need. However, the new manager came and forced us to pay rent if we wanted to use it, and now just like noone can you it. What a waste! Why is the rent increasing but the services we can use is decreasing? Terrible!
Oct 15, 2023 · Hana LeVery nice park ! I have lived here for a while now and am very pleased with the park overall. I have dealt with both Todd and Jennifer and have always found them to be polite, kind, professional, and knowledgeable. The park itself is quiet, clean and well maintained and has a nice mix of elderly folks and kids of all ages.
Sep 28, 2021 · Timothy RawsonOverall I enjoy it here. There have been only a few miscommunications with management and lot rent going on the wrong lot. they aren't always in the office during the posted hours which has caused issues also. The park for that kids is nice, the basketball court is kept up. A lot of the older units are being removed as people move out and newer ones are replacing them. They are very neutral for me. Not great, not bad. They do free cookouts in the Spring and Sumner and put on an Easter egg hunt for the kids. I would say they try to give back to the residents pretty well.
Mar 05, 2018 · chris jacobsSo here’s the things, it’s a decent place. There has been a few scetchy things that happened in my tree years there. The main this is that, sun communities as a business doesn’t care about a single person that lives in their parks. I’d seen something about the plow/salt truck being down and they can’t find a replacement. Well, sun communities makes let’s say an average of $650 per month per home, times that by the hundreds for how many homes in their parks. They definitely can afford to be buying nicer newer things to mange the complex. All I can see is stressed out workers and unhappy residents. Lot rent is way to pricy for what’s included. You might as well live in a condo, for that $650 lot rent you can pay and association fee that includes snow removal, lawn mowing, and leaf clean up, and an inclosed area for your car.
