Have lived here for almost 6 years and if I could give a negative star, I would. Majority of the good reviews on here are due to the landlord having a contest of “who leaves the best google review gets 75$ off next month’s rent” don’t be fooled. It’s trash. Almost every trailer in here should be condemned! The roads are not even safe to drive on without losing your entire front end in the pot holes. Water AND SEWAGE pipes bust almost weekly. One directly behind my house that was left unattended to for 3 months. The smell was absolutely horrible, I could smell it seeping in my home from the outside, the mosquitoes that were breeding in it were outrageous and no matter how many times you brought it to the landlords attention, it never was fixed until it was reported to the health department. This place is full of druggies and maintenance does absolutely nothing to improve anyone’s living situation. The pool hasn’t been cleaned or opened in the last almost 4 years! Also, my lease states someone is supposed to mow my lawn every month for a 15$ fee (which I have never minded paying) yet I get charged a fee for a violation if my grass is too tall and when I ask where the staff is that’s supposed to take care of the landscaping I get told they don’t have anyone on staff for that and it’s our responsibility. Not the agreement I signed. They go up on the rent every year, last year it was TWICE a year due to “park expenses”, yet nothing has been upgraded in this park since I bought my trailer in 2020 and we have been through 3 different owners since then. Almost every house in here is FULL of black mold and instead of fixing it they just cover it up with the landlord special and expect people and their children to continue living in their MESS. Luckily, I own my trailer and completely gutted it upon moving in, however many others do not have that luxury and getting them to fix something is like pulling teeth. I DO NOT RECOMMEND, for 8-900$ a month for a run down trailer, full of mold, you’d be better off going somewhere else. Not to mention you need to factor in an additional 200$ a month for pest control bc this place has an INSANE German Roach problem.

The switch to a larger home, when it was available, was made easy thanks to management. The location is absolutely perfect! It's literally a couple of minutes drive south to everything (fast good, restaurants shopping, Walmart, Dollar General) or north with less traffic.(Dollar General, Family Dollar on hwy 53) Management is very friendly, understanding and have always returned calls or texts very promptly. When repairs were needed they are taken care of as soon as they possibly, depending on the severity of the issue. I consider myself lucky to have great neighbors who are quiet, working class people who are respectful.There have been Isolated instances of disturbances with residents down the street that have led to police visits but I suppose that is possible in any rental community and are few and far between. An added bonus to living here is the pool in the summer months. All in all, it's a great place to live!

Our kids can play with no problems. Our neighbors are quiet and very peaceful. The management and the new ownership of hidden acres are very nice and very courteous and helpful.
