Country Villa Senior Citizen Mobile Home Park Introduce
For individuals exploring "RV parks near me" with a specific interest in long-term senior living options, Country Villa Senior Citizen Mobile Home Park in Roseville, California, presents itself as a community designed for residents aged 55 and older. While primarily a mobile home park rather than a transient RV campground, its emphasis on a settled, age-restricted environment means it can be of interest to those seeking a more permanent residential solution. Located at 4949 S Cirby Way, Roseville, CA 95661, USA, the park can be reached for inquiries at (916) 781-3332 or via mobile at +1 916-781-3332.
The "RV parks near me" category is broad, encompassing various types of residential and recreational communities. Country Villa Senior Citizen Mobile Home Park falls into the category of a dedicated senior mobile home community, offering a specific lifestyle for its residents. Understanding its nature as a mobile home park is crucial for those who might be transitioning from RV living to a more permanent manufactured home setup, or who are looking for a senior-specific residential environment.
Environment and Location:
Country Villa Senior Citizen Mobile Home Park is situated in Roseville, California, a large and growing city in Placer County known for its suburban amenities, shopping centers, and access to outdoor recreation. The location at 4949 S Cirby Way places it within a residential area of Roseville, likely offering convenient access to local services. Resident feedback on the park's environment presents a mixed picture. One review enthusiastically states, "I live here. Love it! The staff is friendly; the park is beautiful! Lots to do!" This suggests that from the perspective of some residents, the park maintains an attractive appearance and offers a vibrant community life. The description of the park as "beautiful" indicates that there is an effort to maintain green spaces and landscaping, contributing to a pleasant living environment. However, another, more critical review directly contradicts this by stating, "There’s been absolutely no improvements to the park in the whole time I’ve been there. But the greedy owners keep upping the rents... The roads haven’t been resurfaced since I’ve been there. There has been nothing done to improve the park at all." This conflicting information suggests that perceptions of the park's upkeep and aesthetic quality may vary significantly among residents, or that there might be areas of the park that are well-maintained while others are not. The presence of trees, well-kept common areas, and individual lot maintenance would contribute to the "beautiful" description. The location in Roseville itself is generally desirable, offering access to numerous parks, golf courses, health care facilities, and a wide array of shopping and dining options, which are often important considerations for senior citizens.
Services and Features:
As a senior citizen mobile home park, Country Villa is designed to cater to the needs and preferences of its 55+ residents. While explicit details on specific services and features are limited in the provided reviews, typically such communities offer a range of amenities aimed at promoting social engagement and comfortable living. The positive review mentions "Lots to do!", implying the presence of community activities, social events, or facilities that encourage residents to participate. Common features in senior mobile home parks include a clubhouse or community center for gatherings, recreational activities, and events. Other potential amenities often found in similar parks include swimming pools, spas, fitness rooms, libraries, and various hobby or game rooms. Laundry facilities are also standard conveniences. For individual mobile home lots, residents would expect standard utility hookups for water, sewer, and electricity. The conflicting feedback on park improvements is directly relevant to the services provided. While one resident praises the park's beauty, another indicates a lack of investment in infrastructure, specifically mentioning that "The roads haven’t been resurfaced since I’ve been there." This suggests that while daily maintenance might be present, larger capital improvements may be lacking, which can impact the overall quality and safety of the park's common areas and infrastructure over time. The "friendly staff" mentioned in a positive review is also a crucial service, as responsive and supportive management can significantly enhance the resident experience.
Promotional Information and Considerations:
Country Villa Senior Citizen Mobile Home Park positions itself as a desirable option for senior living in Roseville. The positive feedback highlights a friendly staff, a beautiful park environment, and ample opportunities for activities, which are strong promotional points for retirees seeking an active and engaged community. The sense of "loving" living there, as expressed by one resident, is a powerful endorsement. For those searching for "RV parks near me" with a view towards a more permanent, age-restricted home, Country Villa offers a settled residential community. However, it is crucial to address the significant concerns raised in the other review, which focuses on financial aspects and park maintenance. The reviewer points out a substantial increase in lot rent, stating it went from "$650 to $950 a month" over six years, and that new buyers face a lot rent of "$1200 a month." This concern about "pure greed" and rents increasing "way in excess of any increase in the salary for the landscaping people" is a critical piece of information for any prospective resident. The lack of "improvements to the park" and unresurfaced roads also contradict the "beautiful" description and are significant considerations for the long-term value and livability of the park. This disparity in experiences underscores the importance of due diligence for anyone considering residency. Prospective residents should inquire thoroughly about current lot rent rates, any planned improvements, and the park's policy on rent increases. Visiting the park, speaking with current residents, and reviewing lease agreements carefully are highly recommended steps to gain a comprehensive understanding of the living experience and potential costs at Country Villa Senior Citizen Mobile Home Park. While the park offers a community for seniors in Roseville, the financial and maintenance aspects presented in one review warrant careful consideration alongside the positive feedback.

Country Villa Senior Citizen Mobile Home Park Reviews
I Bought my unit in 2018 with a lot rent of 650 and Amir six years it’s gone up to 950 a month and people that are buying into the park are having a lot rent of 1200 a month. The houses aren’t selling. There’s been absolutely no improvements to the park in the whole time I’ve been there. But the greedy owners keep upping the rents way and excess of any increase in the salary for the landscaping people. The roads haven’t been resurfaced since I’ve been there. There has been nothing done to improve the park at all. It’s an attitude of pure greed.

Sep 12, 2024 · Sue McclendonSo nice and quiet here. Friendly people. Love having a nice clean pool to swim in in the summer and a warm hot tub. Nice community with many events in the community house. Nice little nature area with a creek to walk.
May 24, 2022 · Laurel GranthemMy husband and I moved in almost 2 years ago and love it. Great neighbors and staff. Very clean, great pool area and a very nice club house. Glad we retired here.
Jul 23, 2018 · Anthony StanleyIt would be helpful to have the street signs big enough to read at night. The dip on Remma scraped the undercarriage of my car. For a delivery drivers it would be nice if you illuminated the address numbers to help drivers locate the home, at night this can be challenging & lots of seniors like the services of doordash, uber eats etc. cause they can deliver groceries as well as medications from places Iike rite-aid, Walgreens etc. When the winter comes & it's rainy & nasty outside people will use these services alot, so please help the drivers out & make your addresses bright enough to see. Thank you for your consideration.
