Countryside Village of Lake Lanier Introduce
For local users seeking information about "rv parks near me" that offer long-term residential options, Countryside Village of Lake Lanier, located at 4802 Lanier Islands Pkwy in Buford, Georgia, presents a mobile home community with a mix of feedback from its residents. While some aspects of the community are viewed positively, significant concerns have been raised regarding safety, management practices, and the handling of unfortunate resident circumstances.
One recent and deeply concerning review comes from a former long-term resident who, along with their family, had resided in Countryside Village for over 12 years at lot 363, Willow Way. Tragically, on March 19, 2025, their home was destroyed by fire, resulting in the complete loss of all their possessions. Following this devastating event, the resident reports that the park management is demanding lot rent and attempting to charge their family $7000 for cleanup. The reviewer expresses profound distress and describes this treatment as "heartless," especially considering their family has not been on the property since the fire. Furthermore, they allege that an individual named Alberto from the management has been threatening them with eviction from a property they can no longer inhabit. This situation raises serious questions about the community's compassion and support for residents facing extreme hardship.
In contrast, another reviewer offers a more general perspective, noting that the "place is kept pretty clean, and the staff is nice." This suggests that the physical upkeep of the community and the demeanor of the staff are generally positive aspects of living in Countryside Village. However, this positive sentiment is overshadowed by significant safety concerns raised by the same reviewer.
The primary safety issue highlighted is the persistent problem of a broken gate, which is allowing "homeless people" to wander through the neighborhood. This is described as a "big problem" that compromises the safety of the actual residents. The presence of non-residents within the community raises legitimate security concerns for the individuals and families who live there. Additionally, the reviewer notes that dogs not being kept on leashes are a frequent occurrence, urging vigilance due to this issue. Uncontrolled pets can pose risks to other residents and their pets, further detracting from the safety and comfort of the community.
Considering these two reviews, a complex picture of Countryside Village of Lake Lanier emerges for those exploring "rv parks near me" for long-term living. While the community may present a clean appearance and have some staff members who are perceived as nice, significant issues regarding safety and management practices cannot be ignored. The broken gate and the presence of homeless individuals suggest potential security vulnerabilities, while the frequent off-leash dogs indicate a lack of enforcement of community rules that could impact residents' well-being.
The deeply troubling account of the long-term resident who lost their home to fire and is now facing demands for lot rent and cleanup fees, along with eviction threats, paints a concerning picture of the management's approach to residents in crisis. This situation could be indicative of broader issues with tenant relations and the community's policies in handling unforeseen and catastrophic events.
To provide a more structured introduction to Countryside Village of Lake Lanier based on the available information:
Environment: The general environment is described as "pretty clean," suggesting that the grounds are likely maintained to a reasonable standard. However, the issue with the broken gate and the presence of homeless individuals wandering the neighborhood detract from the sense of security and overall quality of the environment for residents.
Services: The staff is described as "nice," which implies a potentially positive interaction with the management team on a day-to-day basis. However, the alleged treatment of the resident who lost their home raises serious concerns about the responsiveness and compassion of the management in critical situations. Specific services beyond general staff interaction and basic upkeep are not detailed in the reviews.
Features: The key features that can be gleaned from the reviews are:
- A gate intended to control access to the community, which is currently broken.
- Proximity to Lake Lanier, given the community's name, although the specific benefits or access points to the lake are not mentioned.
- The presence of staff who are perceived as nice.
The negative features include the broken gate, the presence of homeless individuals within the community, and the frequent occurrence of dogs not on leashes.
Promotional Information: There is no promotional information available in the provided reviews. The positive comment about cleanliness and staff niceness could be seen as an indirect positive aspect, but it is heavily outweighed by the significant safety and management concerns raised.
For local users considering Countryside Village of Lake Lanier as one of their options for "rv parks near me" for long-term residency, it is crucial to proceed with extreme caution and conduct thorough due diligence. The serious safety concerns related to the broken gate and the presence of homeless individuals, coupled with the deeply disturbing account of the post-fire treatment of a long-term resident, warrant significant investigation and consideration.
Prospective residents should:
- Contact the management directly at (770) 945-8901 or +1 770-945-8901 to inquire about the current status of the gate and the measures being taken to ensure the safety and security of residents.
- Seek clarification on the community's policies and procedures for handling emergencies and supporting residents who experience significant loss or hardship.
- Inquire about the enforcement of pet leash rules within the community.
- If possible, speak with current residents (beyond the limited reviews available online) to gain a broader understanding of the day-to-day living experience and any ongoing issues within the community.
- Thoroughly review the terms of any lease agreement, particularly clauses related to lot rent, maintenance responsibilities, and procedures in the event of property damage or loss.
Given the serious allegations and safety concerns raised in the available reviews, local users should carefully weigh the potential risks against any perceived benefits of residing in Countryside Village of Lake Lanier. It is imperative to gather comprehensive and up-to-date information before making any decisions about becoming a resident of this community.

Countryside Village of Lake Lanier Reviews
It sucks that Google doesn’t allow negative stars, or that’s what I would give. Me and my family had lived here for 12 plus years. Our house burnt down on 19th march 2025. 5723 willow way lot 363. We lost everything to this fire. Now the park is asking for lot rent and also trying to charge my family $7000 to clean up. How can you do this to a family who just lost everything. This is heartless if you ask me. Alberto has been calling my family treating to “ Evict” us… from what?!?! We have not been on the property since the fire! I have added pictures of our home after the fire.
Apr 13, 2025 · lauren lawsonPlace is kept pretty clean, and the staff is nice. Biggest problem is the gate being broken, and the homeless people wondering the neighbourhood. It is a big problem, compromising safety for the REAL residents in the neighbourhood. Dogs also not on leashes are quiet frequent, so be vigilant.
Aug 13, 2024 · Maurice AlizeWe lived in this community for two years, initially renting and later purchasing our home through the lease-to-own program. Unfortunately, our experience has been disappointing. The office staff often displays rude and unprofessional behavior. The pools are frequently dirty and littered with glass, posing a safety hazard. The neighborhood itself is noisy and poorly maintained, with persistent issues of stray and aggressive dogs. Additionally, the main gate has been broken for an extended period and remains unfixed, compromising security. Selling our property with Countryside has proven to be a difficult and frustrating process. Based on our experience, we would not recommend this community.
May 27, 2024 · Casey CoteI love my home. Have great neighbors. The office staff is amazing… yes the front gate is still broken after 7 years, but they have fixed it multiple times and the idiots who live here keep breaking it.. we need to get the wrong way spikes that pop tires if you go the wrong direction. I love the activities they put on for the families around holidays!
May 24, 2024 · Stephanie NashI was visiting my friend and I was attacked by a dog twice in one day. This dog attacked me and my dog, my dog was bleeding from her paw and it bit and bruised my leg. I still have the pictures…apparently they’ve had issues with this dogs family in the past yet nothing was done because I saw the dog daily off leash at the park.I made a report with the office but didn’t want to call the cops because it was a little girls dog and I felt bad: I should have because nothing was done and Bobby wanted to move because of it and they wouldn’t allow him to break a lease 2 months early. Honestly dog attacks are serious and it’s absolutely disgusting how management did nothing they didn’t even reach out and follow up! They’d drive by us and say nothing. These pics are right after the 2nd dog attack. I was extremely bruised after and had to get antibiotics for the bite thank god the dog didn’t have rabies.Management acted like it was no big deal. One good thing is the nice maintenance man that wears the head wrap helped me and was a witness. He actually helped get the dog off of me so thank you to him. I appreciate you.
