Creekside Estates II Introduce
Welcome to Creekside Estates II, located at 100 Chum Ct in Grovetown, Georgia (GA), 30813, USA. For local users searching for "RV parks near me," particularly those considering longer-term residential options within a community setting, Creekside Estates II offers a place to consider. You can contact the park management at (706) 855-1440 or via their mobile number, +1 706-855-1440.
Creekside Estates II, like other mobile home parks, typically provides spaces or lots for individuals and families to reside in their own manufactured homes or potentially rented mobile homes offered by the park. These communities often present a more affordable housing alternative within a shared infrastructure and community environment in the Grovetown area.
Information regarding the specific environment of Creekside Estates II can be gleaned from the limited online reviews, which present contrasting experiences. One reviewer described the community as "horrible" and detailed significant issues with the condition of their rented home, including doors and cabinets falling off, improperly mounted sinks, and holes in the floors. This suggests that at least some of the properties within the estate may suffer from poor initial construction or inadequate maintenance. The same reviewer also reported a prolonged issue with a non-functional AC unit that took over a year to repair, along with a lack of communication and refusal to allow external inspection. These points raise concerns about the responsiveness and quality of maintenance services at Creekside Estates II.
In contrast, a more recent review offers a positive initial experience. The reviewer, who moved in on October 1st, reported "no trouble with Allyson," describing her as "a very nice lady" who facilitated a smooth move-in. This suggests that at least some members of the management team may be helpful and efficient. This reviewer also noted that the management is "working on weeding out the 'adults' who do not follow rules," indicating an effort to improve the community environment by enforcing regulations. Furthermore, they described the neighbors as "friendly and welcoming," suggesting a positive social aspect to the community for some residents.
In terms of services, Creekside Estates II would generally provide essential utility connections to each lot, including water, sewer, and electricity. Residents are typically responsible for their individual utility consumption. Basic services such as trash removal are also commonly provided by the park management. However, the negative review raises concerns about the responsiveness to maintenance requests, particularly for significant issues like a non-functional AC or a broken oven. The positive review does not offer specific details about maintenance services but focuses more on the move-in process and community atmosphere.
The features of Creekside Estates II as a residential community would primarily involve the availability of individual lots for mobile homes. The size and configuration of these lots can differ, and prospective residents should seek information on lot dimensions and any regulations regarding the size or type of mobile homes permitted. The park may also have rules concerning parking, landscaping of individual lots, and other community guidelines. The positive review's mention of efforts to enforce rules suggests that such guidelines exist and that management is attempting to improve compliance.
For individuals searching under the category "RV parks near me," it's important to understand that while some mobile home parks might offer long-term RV site rentals, their primary focus is usually on providing residential spaces for manufactured homes. If you are seeking short-term or recreational RV parks in the Grovetown area, exploring other dedicated RV facilities would likely be more appropriate. However, if you are looking for a longer-term residential option for your RV and are interested in a community where management is reportedly working to improve standards and where some residents find the atmosphere friendly, Creekside Estates II might be worth inquiring about their policies on RVs.
Given the significantly contrasting feedback, prospective residents should approach Creekside Estates II with caution and conduct thorough due diligence. Visiting the property in person is highly recommended to assess the current environment, the condition of the mobile homes and common areas, and to gauge the overall atmosphere of the community. If possible, speaking with current residents (beyond those who have posted online reviews) could provide a more balanced perspective on the living experience at Creekside Estates II.
When interacting with the management, it would be prudent to ask detailed questions about their maintenance procedures, response times for repairs, and policies regarding the condition of rental units. Understanding their approach to addressing tenant concerns and enforcing community rules, as mentioned in the positive review, would also be beneficial. Additionally, inquiring about the move-in process and any associated fees or requirements would be essential.
It is also important to discuss the terms of any lease agreement or residency contract in detail. This includes understanding the lot rental fees (if you own your mobile home), the rental costs of park-owned homes, any additional charges, utility responsibilities, and the procedures for reporting and addressing maintenance issues. Clarifying the process for lease renewal or termination is also essential.
For those who might be considering Creekside Estates II for long-term RV living, it is advisable to specifically inquire about the park's regulations regarding RVs, the availability of suitable sites with necessary hookups, and the permitted duration of stay for RVs. It is important to ascertain whether the park primarily caters to mobile homes or if it also accommodates RVs for extended periods, and to assess if the facilities and community atmosphere would be suitable for RV living.
In conclusion, Creekside Estates II in Grovetown, GA, offers a residential setting for mobile homes with significantly contrasting reviews regarding the living experience. While one review highlights severe issues with management responsiveness, maintenance, and the condition of rental units, another describes a smooth move-in process and a friendly community with management actively working to improve standards. Prospective residents should carefully weigh these perspectives and conduct thorough personal investigation, including a visit to the park and direct communication with the management and current residents, to determine if Creekside Estates II aligns with their individual needs and expectations. For those primarily seeking RV parks for recreational or short-term stays, exploring other options in the Grovetown area may be more suitable, unless they are interested in a longer-term stay in a community undergoing changes and are willing to assess the current conditions firsthand.

Creekside Estates II Reviews
Where to start. This is a horrible place to live. I lived here for almost 4 years with 2 school aged children and adult child. From the beginning, the people who have and are still working there have been terrible. They gave me 3 move in dates when i had already paid my first month's rent and deposit. The place was literally thrown together. Between multiple doors and cabinet doors falling off their hinges, bathroom sinks not being mounted correctly, and holes in the floors in the kitchen and laundry room. My AC went out in April 2022. It took them over a year to fix it. I requested updates as to when they would get it fixed with responses a week after, or no response at all. They wouldn't let me have someone come and look at the unit, but they could never tell me when they were sending someone to fix it. When the element in my oven went out, I was told by someone at the main office that they would have maintenance come and look at it but if it couldn't be fixed or needed to be replaced, they were not gonna do it. Now that I have moved out, they are trying to send me a bill without taking my deposit off. Absolutely do not live here. These people have no regard for their tenants and they just keep upping the rent. This review deserves 0 stars but it won't let me post without any stars.
Apr 01, 2024 · Alita DiverSo Far so Good! I moved in on October 1st and have had no trouble with Allyson at all! She is a very nice lady who has made my move smooth. She runs a whole neighborhood and and is constantly on the go to make sure everything is up to par. If you have a little patience and understand your not the ONLY tenant than your home will be just fine. They are working on weeding out the "adults" who do not follow rules and make the neighborhood the best it can be. I am excited to grow with the changes! It's simple follow the rules and you won't have nothing to complain about. So far all the neighbors have been friendly and welcoming. I think I'm gonna like it here!
Oct 04, 2016 · Patti YoungbloodIt is mainly drug city that's it's Nick name because there are so many that live there dealing drug's. And the manager needs to be fired, she does not do her job, will not get the repairs done on the trailers if and when you complain she gets some of her family members to do the work and that's not saying much for the work. I know this because my son lived there in 2010-2011 mother & sister lived there bout 2-3 years and had the hardest time trying to get things fixed... Only lived there cause it's hard to find a decent place without paying way more than the places are worth.
Jun 11, 2018 · Katsue57 “Kat57” OvertonNice place, but some tenants need to be told to not park in other peoples yards and all in the street. Like at New Years Eve, bunch of people that don't live there, shooting off fireworks, the Grovetown police and 2 fire trucks could hardly make it down the street on Chum Court.
Aug 09, 2022 · Mike LuncefordHorrible! She's never here in the office but for a few hours if that, early in the mornings. Then she's gone. She forwards the calls to her cell and won't answer or reply to a txt unless she wants to. She's lost 2 of my payments this year and had the nerve to tell me I'm the only one this is happening to. I knew better than that because I know others that the same thing is happening to. Instead of talking to you about it she leaves you a 3 day to evict notice. No communication just notes that are ugly. Cut your Grass or I'm charging you 75.00 to pay somebody else to do it. (Grass was cut 6 days before the note was left) yet there's been a vacant house next door for about 2 years. The grass is higher than your knees and there's dead rotting animals in the yard plus a huge sink hole that caved in the drain.
