Very disappointed at this place, and if you're considering to buy a house or move a house to this community, definitely talk with some residents first and ask them for their experience with management. Martha can act so friendly when you're looking at the community, wether it is for buying a house placed there or moving your home there, but once you're moved in, things change a lot. First time I went to the office I was treated like I was an inconvenience or a problematic person. The enforced mowing is a joke, other communities do it as standard and as part of what you pay for the lot, in here she'll send the guys to mow your site and send the bill...when I asked her if she could let me know if it was growing too tall for their liking before sending the guys over, she answered "I can't keep track of 200 houses, it's your responsibility", but when I asked the guys who cut the grass, they told me it's Martha who tells them which sites need trimming. Now, storage? You can't have your own storage, you have to get the ones they build on site for a fee which at the date of this post is $75/mo for as much time as you rent, and in the end it will stay if you decide to move your home. It's all to their convenience and to get as much money from you as possible. I regret buying my house in this community and I'll look forward to move it out ASAP. - Raju Mohammed

Environment: One reviewer describes Cypress Grove Manufactured Home Community as a "very nice little community to live," suggesting that it offers a pleasant residential environment. This positive feedback indicates that some residents find the community appealing and conducive to comfortable living. The fact that the reviewer's boss and family friends reside there further supports the idea of a potentially positive neighborhood atmosphere for some.

In contrast, another, more detailed review expresses significant disappointment with the community, particularly concerning the management practices. This reviewer advises prospective buyers or those looking to move a home into the community to speak with current residents first to understand their experiences with the management. This cautionary note suggests that while the physical environment might seem appealing initially, the management style could be a significant factor influencing residents' overall satisfaction.

The positive review mentions installing cabinets in one of the mobile homes, noting that they are "very spacious and nice inside after completion." This suggests that the homes within the community, or at least some of them, offer ample living space and the potential for comfortable interiors. This could be an attractive feature for local users seeking spacious manufactured home options.

However, the negative review does not provide specific details about the overall physical environment of the community (e.g., landscaping, common areas). Therefore, local users should consider both perspectives and potentially visit the community to assess the environment for themselves, keeping in mind the management-related concerns raised.

Services and Amenities: The reviews provide limited information about the standard services and amenities offered at Cypress Grove Manufactured Home Community. However, the detailed negative review sheds light on specific policies and practices that could be considered part of the community's service structure.

One significant point of contention is the enforced mowing policy. The reviewer notes that unlike other communities where lawn care might be included in the lot fee, at Cypress Grove, residents are billed separately for mowing services arranged by the management. Furthermore, the reviewer alleges a lack of proactive communication regarding lawn maintenance expectations, with mowing being done and billed without prior notice. The management's response to a request for notification before mowing ("I can't keep track of 200 houses, it's your responsibility") contrasts with the grass-cutting crew's statement that Martha (presumably a member of the management) directs them to specific sites. This discrepancy and the additional cost for a service that might be included elsewhere could be a disadvantage for some local users.

Another critical policy highlighted in the negative review concerns storage. Residents are reportedly not allowed to have their own storage units. Instead, they must rent on-site storage units built by the community at a monthly fee (stated as $75 at the time of the post). Additionally, the reviewer points out that these rented storage units remain with the property if the resident eventually moves their home out of the community. This policy, according to the reviewer, is primarily for the management's financial benefit and convenience, potentially limiting residents' options and incurring additional long-term costs.

The positive review does not mention specific amenities but implies that basic infrastructure for comfortable living is in place, given that the reviewer's boss and family friends reside there. Local users should inquire about essential services such as water, sewer, and electricity hookups, as well as any community facilities like laundry rooms, recreational areas, or pet policies.

Features: Based on the available reviews, the potential features of Cypress Grove Manufactured Home Community include spacious interiors in at least some of the mobile homes and a seemingly "nice little community" atmosphere for some residents. The fact that the reviewer's boss and family friends live there suggests a degree of satisfaction among certain members of the community.

However, the negative review highlights several potentially unfavorable features, including a perceived lack of transparency and customer-centricity in management practices, additional costs for enforced mowing, and a restrictive and potentially costly storage policy. These aspects could be significant drawbacks for local users seeking a more flexible and inclusive living environment.

The discrepancy in the reviews underscores the importance of gathering comprehensive information from multiple sources, including current residents, before making a decision about moving into this community.

Promotional Information: Currently, there is no specific promotional information available in the provided reviews. Local users interested in learning about lot availability, fees, and any special offers should contact Cypress Grove Manufactured Home Community directly at (830) 629-8191 or +1 830-629-8191.

When inquiring, it would be beneficial to ask detailed questions about the lot rental fees, what services are included, the specifics of the mowing policy, the availability and cost of storage, and the overall rules and regulations of the community. It would also be wise to inquire about the management's responsiveness to resident concerns and their approach to community relations, especially given the negative feedback received.

Prospective residents might also consider visiting the community to observe the environment firsthand and, if possible, speak with current residents (beyond those who have left online reviews) to gain a broader perspective on the living experience at Cypress Grove Manufactured Home Community.

Objective Summary for Local Users: For local residents in the New Braunfels area exploring manufactured home communities, Cypress Grove Manufactured Home Community presents a somewhat conflicting picture based on the available online reviews. While one reviewer describes it as a "very nice little community" with spacious homes, another expresses significant disappointment with the management practices.

The negative review raises concerns about unexpected costs for enforced mowing, a restrictive and potentially expensive storage policy, and a perceived lack of customer service from the management. These are important factors that local users should carefully consider and investigate further before deciding to buy or move a home into this community.

Prospective residents are strongly advised to contact Cypress Grove Manufactured Home Community directly to obtain detailed information about their policies, fees, and services. Additionally, speaking with current residents about their experiences with the management and the overall living environment is highly recommended to gain a balanced perspective. The initial impression of a "nice little community" should be weighed against the potential drawbacks highlighted in the negative review to make an informed decision that aligns with individual needs and expectations for manufactured home living in New Braunfels.
