Dallas Fate RV Park & Tiny Home Community Introduce
If you're searching for "RV parks near me" in the Royse City, Texas area, Dallas Fate RV Park & Tiny Home Community, located at 3010 S Farm To Market 1138, Royse City, TX 75189, presents a modern and potentially appealing option. You can reach them at (214) 432-2663 or +1 214-432-2663 to inquire about availability and learn more about their offerings. This park distinguishes itself by being a brand new development that also incorporates a tiny home community, offering a unique blend of living options for both RV travelers and those seeking a more permanent, smaller-footprint residence.
One of the most significant advantages highlighted by a satisfied customer is the "Prime location" of Dallas Fate RV Park & Tiny Home Community. Its proximity to essential amenities is a major draw, being just 5 minutes away from "all major shopping, dining and other entertainment and retail." This convenience ensures that residents and visitors have easy access to everyday necessities and leisure activities, enhancing the overall quality of their stay. Additionally, its location just one mile north of Highway 66 provides good connectivity to the wider region.
The same reviewer also praises the "amazing owners" and emphasizes the park's features, including being "Brand new, safe" with "all bills paid and free WiFi." The inclusion of all bills paid can offer significant budgetary predictability for guests, while free WiFi is a highly valued amenity for staying connected. The mention of "Fenced and gated sites available" underscores a commitment to security and privacy, offering an added layer of comfort for residents. The description of it as a "very nice and quiet little Rv community" suggests a peaceful and welcoming atmosphere.
Furthermore, the park boasts "well lit sites and cameras for added protection," reinforcing the focus on safety and security. The positive experience of having "Great neighbors and super quiet" contributes to a pleasant living environment. The responsiveness of the staff is also commended, with the reviewer noting, "Never had an issue here and if you do, you can text someone 24/7 and very professional staff as well." This level of support and accessibility is crucial for addressing any concerns promptly and efficiently.
The reviewer concludes with a strong recommendation, calling it "A must visit park and very affordable" and mentioning that the owners have "other affordable Rv locations across DFW including Dallas, Wylie and even Garland," suggesting a network of reliable and budget-friendly RV parks in the Dallas-Fort Worth area.
However, another reviewer presents a more critical perspective, highlighting some significant drawbacks related to the site conditions. While acknowledging some "pluses" such as "good wi-fi spacious sites new hookups," they detail substantial issues with the ground surface. The reviewer notes that "the main road is paved but the sites are made of asphalt grindings over soil." This composition led to problems with stability, as their RV "sunk deep into the grinding and our jacks on 12x12 blocks just sunk deeply into the ground right through the 3 inches of grindings." The wheels also continued to sink, necessitating a move to another site.
Unfortunately, the second site was described as looking like it "could be used as a mud bog," indicating potentially poor drainage or unsuitable ground conditions. Even the third site, while appearing more solid, "did not hold the single front jack," suggesting ongoing issues with the ground's stability and compaction. The reviewer also mentions the aesthetic and practical downsides of the asphalt grindings, stating, "The grindings made everything black and it caked up on my shoes."
The critical reviewer concludes that "The place needs serious compacting and a topcoat of cleaner gravel." They also express the opinion that the current condition does not justify the price, stating, "If it were nicer it would maybe be worth the high price but as is not a good value." This feedback raises concerns about the quality of the RV sites despite the park being new and having other positive attributes.
Considering both perspectives, Dallas Fate RV Park & Tiny Home Community offers several appealing features, including a prime location with easy access to amenities, a sense of security with gated access and cameras, inclusive utilities with all bills paid and free WiFi, and responsive management. The presence of a tiny home community alongside RV sites also suggests a diverse and potentially vibrant living environment.
However, the significant issues raised by one reviewer regarding the stability and surface quality of the RV sites cannot be ignored. Potential guests should be aware of these reported problems with sinking and muddy conditions, as they could impact the setup and overall enjoyment of their stay. It would be prudent to inquire directly with the management about the current condition of the RV sites and any planned improvements to the infrastructure.
For local users searching for "RV parks near me" in Royse City, Dallas Fate RV Park & Tiny Home Community offers a modern option with a range of conveniences and a focus on security. The all bills paid and free WiFi model can be particularly attractive. However, the reported issues with the ground surface of the RV sites are a significant factor to consider. It is recommended to visit the park if possible or to request detailed information and recent updates on the site conditions before making a reservation.
In conclusion, Dallas Fate RV Park & Tiny Home Community presents a mixed picture based on the available reviews. Its prime location, security features, inclusive utilities, and responsive management are strong positives. However, the reported problems with the stability and surface of the RV sites are significant drawbacks that potential guests should be aware of and investigate further. As with any RV park, direct communication with the management and, if feasible, a personal visit can provide the most accurate assessment of whether Dallas Fate RV Park & Tiny Home Community meets your specific needs and expectations when searching for "RV parks near me."

Nov 09, 2024 · Chris MaysThere are some pluses, good wi-fi spacious sites new hookups but on the other side of the coin some negatives. The main road is paved but the sites are made of asphalt grindings over soil. Our first site we sunk deep into the grinding and our jacks on 12x12 blocks just sunk deeply into the ground right through the 3 inches of grindings. The wheels continued to sink so we called and got assigned to another site which looked like it could be used as a mud bog. The third site appeared to be solid, but did not hold the single front jack. The grindings made everything black and it caked up on my shoes. The place needs serious compacting and a topcoat of cleaner gravel. If it were nicer it would maybe be worth the high price but as is not a good value.
Jul 11, 2024 · Robert HaidThis park is a perfect set up for those looking for a safe and convenient location without unnecessary extras. No frills or extras, but is perfect for getting a large RV in and out with well placed hook ups, amazing site lighting, level sites. Row of RV parking on each side with a paved cul de sac at the far end large enough to turn the largest RVs in for positioning. I wish more parks thought of set up and approach to be as well designed as this one. Stayed here for 6 weeks with zero complaints
Mar 11, 2025 · Chad ButlerThis is a no frills park and they say that upfront, water and electricity good. The WiFi and our AT&T cell coverage are very good. The road in the park is good, sites are level and most of them are asphalt in good shape. So close to the Rockwall and Dallas area for a very reasonable price. Close enough to the highway and great eating, grocery stores and shopping. There is a McLain’s RV within a few miles for parts. Some road noise but beyond that it was very quiet.
Apr 13, 2025 · Linda AllenI have been at this park for a handful of months now and I have nothing but good things to say. They have always taken good care of me when any questions or issues have come up (mainly internet, however they fixed it within 24hrs). It’s great seeing all the upgrades they have put in since I’ve been here: new fencing, internet upgrades, better driveways, gates, etc. I’m very excited to see what else they have in mind.
