Brushy Creek Resort Introduce
When searching for "RV parks near me" in the Royse City, Texas area, Brushy Creek Resort, located at 312 Brushy Creek Ranch Rd, Royse City, TX 75189, USA, appears to have garnered significant negative feedback from recent customers. It is crucial for local users to be aware of these experiences when considering this RV park for their short-term or long-term needs.
Customer Descriptions of the Environment: Contrary to its name suggesting a resort-like experience, one reviewer describes Brushy Creek Resort as "not a resort but a parking lot in a hay field." This stark contrast between the name and the perceived reality is a significant point of concern. The reviewer further elaborates on the lack of upkeep, stating that the park is "terrible at mowing grass" and that guests will be "dumping tanks in knee high grass." Such conditions suggest a poorly maintained environment that could lead to discomfort and inconvenience for RVers. The presence of "knee high grass" could also pose challenges for maneuvering RVs and accessing hookups.
Pest Issues: Adding to the environmental concerns, the same reviewer mentions having to deal with pest infestations, stating, "We killed 10 fire ant nests on our site." This indicates a potential lack of adequate pest control measures within the park, which can significantly impact the comfort and enjoyment of a stay. Fire ants can be particularly problematic and pose a health hazard.
Concerns Regarding Management and Policies: The negative feedback extends to the management and operational policies of Brushy Creek Resort. The reviewer mentions a "deposit 200 plus you will pay for a background check," which is a notable upfront cost. More concerning is the alleged difficulty in receiving the deposit back, with the reviewer stating, "Good luck getting your deposit back. They were 6 weeks delinquent in getting us our check and we had to fight for a month to get our money back." Such experiences raise serious questions about the financial practices and reliability of the management.
High Management Turnover: A particularly alarming piece of information shared by one reviewer is the high turnover rate of park managers: "Owner has had 9 managers in 2 years. What does that tell you?!" This level of instability in management can often lead to inconsistencies in park operations, maintenance, and customer service, further contributing to a negative experience for residents and visitors.
Overall Negative Recommendation: Based on their experience, one reviewer strongly advises potential guests to "Enter at your own risk!" and cautions against believing any positive claims or promises of changes, stating, "Don’t believe all the hype about changes, not happening." This emphatic warning should be taken seriously by anyone considering a stay at Brushy Creek Resort.
Reinforcement of Poor Conditions and Management: Another reviewer echoes the negative sentiments, describing Brushy Creek Resort as the "Worst place I've ever stayed." They corroborate the issues with management, stating that "no one ever available in the office" and that there is "poor management or none at all, as they cannot keep a manager." This aligns with the previous reviewer's comment about high turnover. Additionally, this reviewer also points out "Horrible up keep to the grounds," reinforcing the concerns about the park's environment and maintenance.
Unequivocal Lack of Recommendation: The second reviewer concludes with a strong and clear message: "Will never be back, do not recommend." This unequivocal lack of recommendation from multiple reviewers who have stayed at the park serves as a significant red flag for potential future guests.
Lack of Positive Feedback: It is important to note that the provided information consists entirely of negative reviews. There is no positive feedback or information available in this context to offer a balanced perspective. This absence of positive comments further underscores the concerns raised by the dissatisfied customers.
Implications for Local Users Searching for "RV Parks Near Me": For local users in the Royse City area who are searching for "RV parks near me," the overwhelmingly negative feedback regarding Brushy Creek Resort should be a significant consideration. The issues raised, including poor maintenance, pest problems, questionable deposit practices, and unstable management, could lead to a very unsatisfactory RVing experience. While the park's location in Royse City might seem convenient, the reported conditions and management issues appear to outweigh any potential locational advantages.
Absence of Information on Amenities and Services: The negative reviews focus primarily on the environment and management, with little to no mention of specific amenities or services that the park might offer. This lack of information, coupled with the negative comments, makes it difficult to assess whether the park provides even basic necessities adequately. Potential guests would need to seek information from other sources or directly from the park management (keeping in mind the reported issues with availability and reliability) to understand what, if any, amenities are provided.
Recommendation for Due Diligence: Given the serious nature of the complaints from multiple reviewers, it is strongly recommended that local users seeking "RV parks near me" in Royse City exercise extreme caution when considering Brushy Creek Resort. If one chooses to still consider this park, thorough due diligence is essential. This should include:
- Attempting to Contact Management: While reviewers noted difficulty in reaching management, attempting to contact them using the provided phone numbers ((903) 413-6383 or +1 903-413-6383) to inquire about the current conditions, maintenance practices, deposit policies, and management stability is advisable.
- Visiting the Park in Person: A personal visit to the park would be the most effective way to assess the actual environment and upkeep of the grounds. Pay close attention to the grass, general cleanliness, and any signs of pest issues.
- Seeking More Recent Reviews: Look for the most up-to-date reviews on various online platforms to see if there have been any recent improvements or if the negative trends persist.
- Considering Alternative RV Parks: Given the strong negative feedback, it would be prudent to thoroughly research and consider other "RV parks near me" in the Royse City or surrounding areas that have more positive or consistently reliable reviews.
Conclusion: Based on the available customer reviews, Brushy Creek Resort in Royse City appears to be an RV park with significant issues related to maintenance, pest control, management, and financial practices. Local users searching for "RV parks near me" should be aware of these serious concerns and exercise extreme caution. The overwhelmingly negative feedback and the lack of any positive comments strongly suggest that potential guests should thoroughly investigate the current conditions and consider alternative RV parks in the area to ensure a more satisfactory and stress-free experience.

Sep 23, 2024 · Janice BraswellWe stayed a couple a months then they said they were going to mail our deposit 5 to 10 business day never got it my husband had to come back for work so they showed us where they stayed owing us so told us to pay the difference so we did n then gave our monthly rent and still paid for background check cause they say they want a quiet environment so we paid n only stayed for a month and again they don’t want to give deposit so don’t stay monthly they are the ones that need their backgrounds checked and it’s supposed to be under new management really
Aug 19, 2024 · Janie PatinoIt was great until the new park managers moved in. ***DO NOT MOVE HERE THEY WILL STEAL YOUR MONEY***They raised rent twice and did not get approval from me or have me sign a new contract with the new price, I had signed for a certain price and no where in the contract it said they could raise rent. For renting in real estate you must have clear wording that says they are allowed to raise rent with appropriate notice they did not have any wording about this, my contract had a certain price and a said indefinite stay so my lease wasn’t expiring. I worked for a rental company for 6 years and you can’t just raise rent without it being in the contract that they can raise rent with given notice . No where in their contract did it say they were allowed to raise rent. I am going to sue them it’s that bad. They stole over $500 with the price increase while I lived there.I have a nice older trailer and I always kept my lot clean. I received a notice saying “I need to vacate the premises by this date” I texted and asked why they said because my RV is not registered in my name. I told them I was working on that but I have a bill of sale I could show them….She refused to accept that. I work M-F 8-5 and I couldn’t take time off as I just started a new job so it was frustrating I was waiting on the title from the owner and I explained this to her. She would not work with me whatsoever the previous owner even called her and said it was mine I bought it from them. I gave up and looked for a new place. I had already paid the whole month so I would just needed to pay electricity. They messaged me after I moved that I owed them around $87 dollars. I was in shock. I had done the math. I explained in text that it shouldn’t be and asked for an invoice she refused to send me one. I broke down the prices for her, prorated rent(how many days I stayed) and my deposit that went towards it and was $40 something dollars over what she said the bill was. I asked her over five times for a invoice over text and email and she refused. She said that they don’t issue refunds per the contract…she then continued to say I needed to pay the $87. I again broke it down the prorated rent plus deposit minus what I owed for electric and that they should be refunding me but I will settle for it just being settled even. I was very frustrated at this point. Sorry but $80 was alot for me at that time. I was very kind the entire time and she was beyond rude! I also had a issue the trash cans had wasps nests and im allergic severely, I asked them to take care of them immediately so I could take my trash out and they said they would in a week when they went to town to get wasp spray(there is a dollar general right down the road, they left daily to somewhere …..I told them they could come get my trash then because I will not take a chance of being stung. The next morning I noticed one of the trash cans (big bins) was torn up by being flipped over like someone was angry you had to use a tractor to move these bins and to do the damage it had taken which was a a lot . I got back from work and it was back upright…with wasp nest still there and the wasps still flying around the cans. I texted them again and I was as polite as I could be that they needed to come get my trash bags I cannot get stung I live alone and I have a service dog and couldn’t stay at the ER for their negligence. I wasn’t the only one allergic to wasp in that park. They finally got was wasp spray three days into this ordeal. I was never rude to them. I never violated any of their rules yet they still asked me to leave. They will steal your money then they sent the money she said I owed to collections and I’m filing with the BBB about it. I did have a problem with people walking around my lot at all hours as well I brought this issue up as well, someone tripped over my dog leash I had left in front of my steps and I heard them yell ouch and hit the ground it was 2am. DO NOT MOVE HERE THEY WILL STEAL YOUR MONEY!!!
Oct 08, 2023 · Elise AskewI've enjoyed staying here, Greg and Josh are kind and work hard, they are always keeping in touch and let us know what's going on around the park.
