Deer Crossing RV Park Waco, TX Introduce
If you are searching for "RV parks near me" in the Waco, Texas area, Deer Crossing RV Park, located at 610 Lady Bird Rd, Waco, TX 76712, USA, is an option to consider. You can contact them at (254) 848-8048 or +1 254-848-8048 for inquiries about availability and services. It's important to note that recent customer reviews provide mixed perspectives on this RV park, particularly regarding its environment, recent changes in ownership and policies, and available amenities.
One long-term resident who moved into Deer Crossing RV Park in December 2024 provided a detailed account of their experience. Initially, they chose the park due to limited availability and its status as the least expensive option in Waco. However, they described the physical environment as essentially a "parking lot" situated close to a busy road, resulting in significant traffic noise and a lack of trees or natural shade. Despite these environmental drawbacks, the residents decided to stay long-term primarily because they "really liked the owners Debbie and Donny."
However, the situation at Deer Crossing RV Park underwent a significant change on March 1, 2025, when the park was bought out by new owners. According to the reviewer, within the same week of the ownership change, residents received notice of a $100 per month increase in rent, as well as an increase in electricity costs. Additionally, the new management implemented a policy of not accepting cash or checks, forcing residents to pay an extra 3% fee on top of other charges when using alternative payment methods. This change in ownership and subsequent policy adjustments appear to have had a considerable impact on the residents' experience.
The new owners reportedly stated that these changes were intended to fund improvements to the park. However, the reviewer expressed skepticism about whether these improvements would benefit the majority of the residents. The planned improvements mentioned were the addition of "premium spots" with covered parking, which would come at a higher price point. This suggests a potential shift towards catering to a different segment of the RV market, possibly at the expense of the existing long-term residents.
The negative impact of these changes is further underscored by the reviewer's statement that "half the park moved out" after receiving notice of the rent increase. This high rate of departure indicates significant dissatisfaction among the existing residents. The reviewer themselves decided to relocate, finding a new place that offered desirable features such as trees, grass, and more extensive laundry facilities (4 washers and dryers compared to just one at Deer Crossing). Their concluding advice to those seeking "RV parks near me" in Waco is stark: "If you can find another place…stay there instead!!!" This strong recommendation suggests that potential guests should carefully weigh the drawbacks against any potential benefits of choosing Deer Crossing RV Park.
In contrast to the negative experience of the long-term resident, another reviewer who stayed at site 12, a pull-through spot, had a more positive, albeit brief, experience. They mentioned that the host "upgraded our spot for free, which was very nice." This suggests that the management, at least in some instances, could be accommodating and provide good customer service for short-term stays.
Another reviewer who appears to have been a stop-and-go RV traveler noted one significant missing amenity: "The one thing I wished they had was a bathroom." The absence of on-site restrooms and showers could be a major inconvenience for RVers who prefer to use park facilities rather than relying solely on their RV's bathroom. However, this reviewer still found the place "perfect for stop and go RV'ing" despite this limitation, indicating that it might be suitable for very short stays where self-sufficiency is not an issue.
On the positive side, the park does offer a few recreational features: "They have a horse shoe pit, fire pit, and a dog park." These amenities can enhance the guest experience, providing opportunities for outdoor activities and socializing. The presence of a dog park is particularly beneficial for RV travelers with pets, offering a designated space for their dogs to exercise and play safely.
Considering the services typically expected at "RV parks near me," it is reasonable to assume that Deer Crossing RV Park provides essential hookups such as water, electricity, and sewer at its RV sites. However, the lack of on-site bathrooms and the recent changes in payment policies (no cash or checks, with a 3% surcharge for other methods) are important factors to consider. Prospective guests should confirm the specifics of the available hookups and inquire about any additional fees or payment restrictions when making a reservation.
Regarding promotional information, the provided reviews do not mention any current specials or discounts. Given the recent change in ownership and the subsequent rent increase, it is unclear whether the new management is offering any incentives to attract new guests. It would be advisable to contact Deer Crossing RV Park directly to inquire about their current rates and any potential promotions that may be available.
In conclusion, for those searching for "RV parks near me" in Waco, TX, Deer Crossing RV Park presents a mixed picture based on recent customer reviews. While it may have been a budget-friendly option under previous ownership with a liked management team, the recent buyout has led to rent increases, new fees, and concerns about the park's environment and amenities. The lack of on-site bathrooms is a significant drawback for some RVers. However, the park does offer recreational features like a horseshoe pit, fire pit, and dog park. Potential guests are strongly encouraged to weigh the negative feedback regarding the environment and recent management changes against any perceived benefits, and to contact the park directly for the most current information on rates, amenities, and policies before making a decision. Exploring other "RV parks near me" in Waco may be prudent based on the information available.

Deer Crossing RV Park Waco, TX Reviews
We moved in December 2024. We chose Deer Creek because nothing else was available. It was the least expensive in Waco, likely because it is a parking lot, located close to a busy road, so lots of traffic noise with no trees. We decided to stay long term because we really liked the owners Debbie and Donny. However on March 1, 2025 it was bought out and the same week got notice that rent was increasing $100 a month and also electricity. Also, they don’t take cash or checks so are forced to pay an extra 3% on top other fees. The new owners claimed it was to make improvements, but the improvements that they say are going to be made will not benefit most. They are going to put some premium spots that have covered parking, which will be at premium price. After receiving notice of rent increase, half the park moved out. We found a place with TREES and GRASS and has laundry facilities with 4 washers and dryer instead of 1. If you can find another place…..stay there instead!!!
Apr 04, 2025 · Kathy RosasWe stayed at site 12, a pull through. The host upgraded our spot for free, which was very nice. The one thing I wished they had was a bathroom. Otherwise this place is perfect for stop and go RV'ing. They have a horse shoe pit, fire pit, and a dog park.
Mar 14, 2023 · Kyle DwyerWe chose Deer Crossing RV Park for our week long visit to Waco. Our main reason for that was the reasonable rates and the dog enclosure our dogs need love being able to wrestle and run. We came during bluebonnet season, it was beautiful, very friendly and welcoming owners. Loved that they had a hose ready for use to dump on our way out, so we didn’t have to dig ours out. Will stay again for sure!
Apr 02, 2023 · Jennifer EricksonThank you Debbie…our 3 day stay was just perfect. The park is brand new, clean and you can see the owners passion for their business. I posted a few things of interest to do in downtown Waco. We had fun antiquing and eating homemade pie at Jakes Sweet Tea. I love how Texans love their history and their USA
Apr 12, 2022 · Jere TudorWe came to Waco to visit the Waco Mammoth National Monument, a new unit of the National Park Service. So worth it! This sweet campground is only 11 miles away. The pull-thru sites are long and wide. The only downside is there's no tornado shelter that we could find. The hosts are so nice and friendly. They have an outdoor barbeque kitchen. We camped in a 30-foot fifth wheel for two nights. Our Verizon phone works well. We would definitely stay here again.
