Diboll Introduce
While our platform primarily focuses on connecting users with "RV parks near me," we also recognize that individuals seeking residential options for manufactured homes may be exploring different types of communities. In this context, we would like to introduce you to Diboll, a mobile home park located at 925 Denman St, Diboll, TX 75941, USA. You can contact the park management at (936) 829-3611 or +1 936-829-3611 for inquiries about residency, availability, and specific services. Based on the available feedback from residents, Diboll appears to offer a generally quiet environment with responsive management and maintenance, although there are some points to consider regarding utility costs.
One of the frequently mentioned positive aspects of Diboll is its quiet atmosphere. According to one resident, "It's very quiet," which can be a significant draw for those seeking a peaceful living environment away from the noise and bustle of more urban settings. This tranquility can contribute to a higher quality of life and a greater sense of community within the park.
The maintenance and management responsiveness at Diboll also receive positive remarks. One new resident shared a detailed experience of moving in with a list of initial repairs needed. They were impressed by the speed of the response and the dedication of the maintenance team, who reportedly spent an entire day ensuring that every single issue was resolved. The maintenance men even went above and beyond by assisting with the hookup of a personal appliance, which highlights a commitment to resident satisfaction. Furthermore, this resident praised the efficiency of communication through email and a mobile app, noting that the management team, Chris and Jessica, were quick to respond to requests and calls. This level of proactive and helpful management can create a positive and supportive living environment for residents.
The park is also described as "nice and well maintained in some parts," suggesting that there is an ongoing effort to keep the community in good condition. This is important for the overall aesthetic appeal and the comfort of the residents. While the review specifies "some parts," it indicates that maintenance is a priority in the areas that are well-kept.
Another positive point mentioned is that the management and staff "do what they can to make you feel welcome." This contributes to a friendly and inclusive community atmosphere, which can be particularly important for new residents transitioning into the park. Feeling welcomed and supported by the park's personnel can significantly enhance the sense of belonging and overall satisfaction.
However, there is a notable concern raised by one resident regarding the water billing system. This resident reported receiving a significantly high water bill ($92) despite their children being away for the entire summer and only two adults residing in the mobile home since April. They compared their bill unfavorably to friends living in houses with more occupants who never pay more than $65 for water and sewer combined. This discrepancy raises questions about the water usage tracking and billing practices at Diboll. Potential residents should inquire specifically about how water usage is measured and billed to avoid unexpected high costs. This issue appears to be a significant point of dissatisfaction for at least one resident who feels they are subsidizing the water usage of others.
In contrast, the same resident mentioned that their electricity bill was considerably lower, suggesting that the issue might be specific to the water charges. This highlights the importance of understanding the breakdown of utility costs when considering residency at Diboll.
Based on the available reviews, here's a summary of the environment, services, and features of Diboll mobile home park:
- Environment: Generally described as very quiet, offering a peaceful living atmosphere. The park is noted as being "nice and well maintained in some parts," indicating ongoing maintenance efforts. The community aims to be welcoming to new residents.
- Services: The management team, Chris and Jessica, are praised for their quick and helpful responses to resident requests, utilizing email and a mobile app for communication. The maintenance staff is reported to be efficient and dedicated, even going the extra mile to assist residents. However, there is a concern raised about potentially high and inequitable water billing practices that prospective residents should investigate.
- Features: The park offers a mobile home living environment, providing individual lots for manufactured homes. The quiet setting is a key feature appreciated by residents. The responsiveness of management and maintenance contributes to a positive living experience for many. However, the water billing system, as reported by one resident, could be a significant drawback for cost-conscious individuals.
- Promotional Information: The provided reviews do not contain any information about specific promotional offers or incentives for new residents. Interested individuals should contact the park management directly at the provided phone numbers to inquire about current rates, lot availability, and any special deals that may be available. It would also be prudent to ask detailed questions about the utility billing procedures, particularly for water, to avoid any unexpected costs.
In conclusion, Diboll mobile home park in Diboll, Texas, appears to offer a quiet and welcoming community with responsive management and maintenance services. The positive experiences shared by residents regarding the handling of repairs and the overall sense of safety and happiness are noteworthy. However, the significant concern raised by one resident about the potentially high and unfair water billing practices is a crucial point that prospective residents must address with the park management before making a decision. Understanding the utility costs and how they are calculated will be essential for ensuring a satisfactory and predictable living experience at Diboll.

Diboll Reviews
It’s very quiet. Nice and well maintained in some parts. They do what they can to make you feel welcome. The down side is that I just got a 92$ water bill and my kids have been gone all summer .. I have been here since April 21 with myself and two children 6/15 and pay a higher water bill than my friends that live in houses and they all have more than 3 people and they never pay more than 65$ with sewer . I work hard without government assistance and to pay for someone else’s water is ridiculous. My electricity bill was only 122$ . So a 30$ difference.
Oct 24, 2023 · Malinda MannAfter my initial walkthrough of the home I had a mile long list of tiny things that needed to be fixed. I sent it in and they responded so quickly. Maintenance was at my house all day long making sure every single thing was fixed! The maintenance men were even so nice they helped hook up my dryer! I email or send a request on the app and Chris and Jessica are calling me and responding asap! We’re new to the community but feel safe and happy, very impressed with the care they’ve shown us!
Jun 09, 2023 · Alie McCleskeyRyan and Denise are the sweetest and best people I have ever met. They both were so patient with my family and I answering every question we had (we had alot lol). They worked with us to the best of their ability. Because of them, we now live in the home we wanted. It's a very quiet neighborhood, I feel safe. My children love it already. I'm happy, my husband is happy. Thank you so much Ryan and Denise we really appreciate you guys.We are so excited to be apart of such a great neighborhood💓❤️
Apr 23, 2021 · Mechelle JWCan't keep management and your rent constantly fluctuates because you pay for collective water and sewer, so every leak, pool, and watered plant is paid for by you. Property managers pick on certain residents and let other get away with stuff. Your lease isn't the same as everyone else's, meaning some people are allowed to have banned breeds while others aren't, rent is raised nearly $20 annually, and majority of the mobile homes are more than 20 years old and dilapidated. Visited family here, moved here shortly after, and promptly left. There are dozens of cats and stray dogs, neighbors throw trash in your yard, steal stuff from your porch, and key your car. Don't even consider this place.
