Dietrick Mobile Home Park Introduce
For individuals searching for "RV Parks Near Me," it is crucial to distinguish between traditional RV campgrounds designed for short-term stays and mobile home parks, which primarily cater to long-term residents with manufactured homes. Dietrick Mobile Home Park, located at 34304 160th St, Cedar Falls, IA 50613, USA, falls into the latter category. While some mobile home parks may offer limited RV spots, their core function revolves around providing land lease for manufactured homes. The park can be reached at phone numbers (319) 266-6889 and +1 319-266-6889.
The environment of Dietrick Mobile Home Park has undergone a significant transformation, according to recent resident reviews. Historically, the park was described as a "NICE property" with "Big lots" that offered a "peaceful and well managed and maintained" atmosphere. Residents enjoyed amenities such as "a nice size garden" and "a fire pit," indicating ample outdoor space and a sense of community freedom under previous ownership. This suggests an environment conducive to quiet, long-term living, with residents having the flexibility to personalize their lots. However, the recent sale of the park to Kodiac Property Management has dramatically altered this perception. Current feedback indicates a shift towards a less accommodating environment, with residents reporting feeling "harassed" and finding the "rules absurd." This suggests a change in the level of freedom and personal expression previously enjoyed within the park's environment, possibly including restrictions on outdoor features like gardens or fire pits that were once permitted. The general impression is that the environment, while still potentially featuring large lots, has become more stringent and less peaceful due to new management practices. While the original physical layout of big lots remains, the regulatory atmosphere has reportedly become more restrictive, impacting the overall feel of the community.
Regarding services, under the previous ownership, Dietrick Mobile Home Park was evidently well-managed and maintained, implying consistent services related to lot upkeep and responsiveness to resident needs. The positive remarks about affordability suggest that the lot rent included a reasonable package of services. Standard services in mobile home parks typically encompass land lease, access to utility hookups (water, sewer, electricity – though residents usually pay for usage), and basic road maintenance. The mention of "speed bumps" and "streets could use more lighting" indicates that some infrastructural services, even under previous management, had room for improvement, though these issues were seemingly outweighed by the overall positive experience at the time. With the transition to Kodiac Property Management, the nature of services has reportedly changed for the worse. Residents now "question their motives" and report "violations for everything," suggesting a more aggressive and potentially punitive approach to park rules enforcement. This could translate to an increased frequency of inspections, stricter adherence to aesthetic guidelines, and potentially less personalized or supportive resident services. While the fundamental services of lot provision and utility access likely remain, the quality of resident interaction and management responsiveness appears to have deteriorated based on the provided feedback. For someone searching "RV Parks Near Me" who might be considering long-term parking, understanding the management's approach to resident services and rules is paramount.
The features of Dietrick Mobile Home Park, particularly before the management change, included "Big lots," which is a highly desirable feature for mobile home owners as it allows for more space between homes, privacy, and opportunities for personal landscaping like gardens. The ability to have "a fire pit" also speaks to features that foster a comfortable, home-like atmosphere. The park was also notable for its affordability, a key feature for many seeking long-term manufactured housing. The peacefulness of the community was another highlighted feature, suggesting a low-noise, respectful living environment. However, since the acquisition by Kodiac Property Management, these features have been overshadowed by new concerns. The previous affordability is now questioned, with residents stating, "The rent took a huge jump." This significant increase in cost diminishes one of the park's primary attractive features. The peace once experienced is now reportedly replaced by feelings of "harassment" and "absurd" rules, indicating a loss of the community's tranquil and accommodating nature. The comparison to "Fawn creek mobile home park in Anamosa" and the strong recommendation "I would not recommend moving here at this time" highlight a severe negative shift in the park's overall features and desirability. For users looking for "RV Parks Near Me" that might offer extended stays, the current reported features, particularly the rising costs and stringent rules, would be critical considerations.
From a promotional perspective, the park's previous appeal rested on its "NICE property," "Big lots," affordability, and peaceful, well-managed environment. These were strong selling points for individuals seeking stable and pleasant long-term housing. The former owners' positive relationship with residents and their presence within the park ("park owners who live here") likely served as an excellent form of positive word-of-mouth promotion. However, the current promotional message, if relying on the former strengths, would be misleading given the recent changes. The stark shift in resident experience, characterized by significant rent increases, perceived harassment, and overly strict rules, directly contradicts the prior positive attributes. Any contemporary promotion would need to address these reported changes or risk alienating potential residents who research existing reviews. For a platform like "RV Parks Near Me," which could attract both transient RVers and those looking for long-term manufactured home solutions, the current state of Dietrick Mobile Home Park suggests a need for extreme caution. The strong negative sentiment from long-term residents concerning affordability and management practices ("money grubbing joke") is a powerful counter-promotional message that prospective residents are likely to encounter. Therefore, any objective promotion would need to acknowledge the significant changes and the vastly different resident experience since the management transition to Kodiac Property Management.

Dietrick Mobile Home Park Reviews
I have lived out here 7+ years. NICE property. Big lots. Affordable. I have a nice size garden a fire pit. It's peaceful and well managed and maintained by the park owners who live here.I agree the speed bumps are a little extreme and the streets could use more lighting. Compared to other parks this one was a gem.I say "Was" because the park was recently sold to Kodiac Property management. I feel harrassed, the rules are ubsurd. They write violations for everything. The rent took a huge jump and I question their motives. Read reviews from Fawn creek mobile home park in Anamosa. I would not recommend moving here at this time
