South View Estates Introduce
For those exploring options within the "RV Parks Near Me" category, especially in the Waterloo, Iowa area, South View Estates presents itself as a mobile home park located at 3451 E Orange Rd, Waterloo, IA 50701, USA. This establishment primarily caters to long-term mobile home residency rather than short-term RV stays, which is a distinction to note when considering it alongside typical RV parks.
Contact information for South View Estates includes a phone number at (319) 296-2318 and a mobile phone number at +1 319-296-2318. These contacts would be the primary means of communication for inquiries regarding lot availability, rental agreements, and community policies.
When considering the environment and features of South View Estates, it's important to synthesize various perspectives. The park is situated in Waterloo, Iowa, and as a mobile home community, it offers a specific type of residential setting. Based on community feedback, the park includes some amenities. There is a basketball court available, which provides an outdoor recreational option for residents. Additionally, a park area is present, though it is described as being "super super small." There is no pool or storm shelter within the park, which might be a consideration for residents concerned about recreational facilities or safety during severe weather events. Yards within the park are noted to be "super small." The community has a "no loud noises or music past 10 PM policy," although its enforcement has been raised as an issue by some residents.
Regarding services and management, South View Estates operates with specific policies and procedures. Residents are subject to lot rent, which is reported to be $591 per month, in addition to a $6 processing fee. The park's payment policy stipulates that partial payments are not accepted under any circumstances, and a $60 late fee is applied if rent is not paid by the first of every month. The management has been described by some residents as unresponsive to complaints, with some individuals reporting needing to contact code enforcement to address issues.
A significant aspect of South View Estates, according to resident feedback, pertains to the condition of some of the mobile homes themselves and the responsiveness of management to maintenance issues. There have been reports of homes sold with pre-existing issues such as black mold and water leaks, which residents claim were not adequately disclosed or addressed by management. Issues with appliances not functioning upon move-in have also been reported, with claims that the park's response involved covering up problems rather than thorough repairs. It's suggested that potential residents thoroughly inspect any property before committing to a lease or purchase and clarify responsibilities for repairs and maintenance with management.
For pet owners, South View Estates has specific regulations that are described as restrictive. The policy allows for a maximum of two animals per trailer, and a $60 pet fee is charged for each animal. There is no designated dog park or area within the community for animals to be off-leash or freely roam. The lease reportedly states that dogs must be on a handheld leash at all times when outside, with no exceptions. Residents are also reportedly not allowed to babysit animals or have visitors with animals, even for a day. These rules may be a significant factor for individuals with active dogs or those who frequently have guests with pets.
The community aspect of South View Estates, beyond the management and facilities, involves the residents themselves. Some residents report a positive experience with their neighbors, describing the community as mostly safe for children. However, the presence of abandoned homes with broken doors and windows and a feral cat population have also been noted as concerns within the community environment.
In summary, South View Estates in Waterloo, IA, functions as a mobile home park offering long-term residency. While it provides basic amenities such as a basketball court and a small park area, prospective residents should be aware of the reported challenges related to property conditions, management responsiveness, and strict pet policies. The monthly lot rent and associated fees are also important financial considerations. For those searching under "RV Parks Near Me," it's crucial to understand that South View Estates is primarily a mobile home community with specific regulations and a different operational model than many short-term RV campgrounds. Potential residents are advised to conduct thorough due diligence, including property inspections and detailed discussions with management regarding lease terms, maintenance responsibilities, and community rules, before making a decision.

South View Estates Reviews
They sold us a trailer with obvious black mold in it. There’s no way they couldn’t have known about it prior to selling it to us but still they keep denying it. This mold turned into pink fuzzy mold after a while and caused my friend to lose her baby at four months pregnant, I got hospitalized because of the air being unpure, it was causing me infertility issues, and when we had an inspector come in to run tests on it he said there was NO WAY management didn’t know about it because it was over 10-12 years old. Then they proceeded to cover it up with more subfloor and hardwood floor on top of it instead of just replacing the flooring, which is what allowed it to seep up. There was a water leak that had CLEARLY been there for almost 8 years. Now we are working on fixing THEIR problem and they are trying to fine us for having our debris outside even though they’re the ones that caused a mess in the first place. Their trailers are mostly rundown or full of mold. On top of all of that, the day we moved in, after we got everything hooked up, we noticed our gas stove didn’t work and neither did our dishwasher. I called the office to report it and all they said was “Well it worked when I tried it yesterday!” Ok so why all the sudden is it not working now? We had an inspector come out to check on these issues and they said they had disconnected the stuff the day prior to us moving in. He said the only way to fix it was to have an electrician come out and turn out stove from gas to electric, and completely take out our dishwasher so we could have the electrical and piping redone. They just like to cover up the issues instead of fixing them. Definitely do not recommend this and would not stay here any longer than I have to. Planning on moving my trailer and not giving any notice to them at all. Also, there’s to many restrictions, especially for animals. They have no dog park or any area for animals to be free. They are not allowing any dogs to be outside off leash or tied up on a chain even if you’re out there with them IN YOUR YARD. You aren’t allowed to play with your dog outside because there’s no area designated for that. Basically in the lease it states your dog has to be on a handheld leash while outside at all times with no exceptions and you aren’t allowed to babysit any animals either let alone have anyone with an animal come over just for the day. You are allowed 2 ANIMALS per trailer and they still charge you a $60 pet fee EACH. You pay $591 in lot rent every month but then they also charge you a $6 processing fee. They don’t take partial payments under any circumstances, and if you don’t pay on or by the first of every month they CHARGE YOU AN EXTRA $60. Definitely don’t come here if you have a dog that is hyperactive. Too many rules, not kid friendly and definitely not family friendly. There is a park, but it’s super super small. There is no pool or anything. There’s no tornado shelter or storm shelter. There is a basketball court, but that’s it. There’s not even an area for a dog to be able to run. Your yards are super small as well. Everything you want to do you have to run it by them. But worst of all, they have a “no loud noises or music past 10 PM policy” and still don’t enforce it. I’m having a baby and live on a corner lot. Any time someone blasts their music or revs their engine I can hear it and it shakes my trailer.
May 01, 2025 · Em FamSorry to say but new management is no better than old management I had to call code enforcement on them just to get them to answer to what office management would not reply to they will not reply to any complaints is a feral cat population very rude I wouldn't recommend anybody move there now as a community people that live there I give an a+ I get along with all my neighbors mostly safe place for kids except the playgrounds are kind of dangerous abandoned homes with doors and windows busted
Mar 22, 2025 · Saint NickNeed to put up signs informing residents/guests that their cars will be towed if parked in the streets at night. My host didn’t realize/remember that was a rule and I think it’s ridiculous that this is not displayed anywhere. Another resident whose car was towed the night mine was also said they were not aware of this rule either. I now know about the rule because… my loaner car was towed (the day after mine died) 🤦🏻♀️
Jun 03, 2024 · becca wNot safe for kids or people that like to walk people let wild dogs run without a chain or a fence in yard. The managers do not take care of the trailer court streetlights the roads have massive holes. There get on your for a bag of trash but do not do anything with people that have cars on blocks or junk all over the yards
