Dutch Treat Mobile Home Park Introduce
Dutch Treat Mobile Home Park, situated at 940 NC-24, Newport, NC 28570, USA, operates as a manufactured housing community primarily catering to individuals and families seeking long-term residential solutions. For those exploring options under the "RV Parks Near Me" category, it is important to understand that Dutch Treat Mobile Home Park is designed for permanent or extended mobile home residency rather than short-term recreational RV camping. For direct inquiries regarding lot availability, home sales, or rental opportunities, the park can be reached at (252) 777-3075 or via mobile at +1 252-777-3075.
Dutch Treat Mobile Home Park is strategically located in Newport, North Carolina, less than 10 miles west of Morehead City on NC Highway 24. This location provides a blend of accessibility to urban centers and proximity to natural attractions. The community is positioned on the opposite side of the highway from the Bogue Sound, offering potential for coastal breezes and a unique regional setting. Furthermore, it is surrounded on two sides by the Croatan Game Land, a state-managed, wooded, conservation property. This adjacency to natural lands provides a sense of open space and potential for outdoor activities, albeit with the understanding that these are conservation areas, not typically developed park amenities. Notably, the property is located at one of the highest elevations in Carteret County, which is touted as a benefit for storm conditions, suggesting a degree of resilience in the face of coastal weather events.
The park boasts "average lot sizes of a quarter acre per home," which is a significant feature, providing residents with "additional space and privacy" compared to more densely packed communities. However, recent customer reviews paint a mixed picture regarding the environmental upkeep. While some information suggests efforts by new management to improve the community, including the removal of dead trees and cleanup of older lots, customer feedback explicitly states a decline in maintenance. Reviews mention issues such as inconsistent trash pickup, with reports of it being "lucky if it gets picked up once a week" instead of the expected twice-a-week schedule. There are also concerns about adherence to community rules, specifically regarding a "leash law" for dogs, with reports of "dogs constantly running around." Some reviews describe the park as having "gone down hill" and being "down right trashy," contrasting sharply with earlier perceptions of it being "a beautiful well maintained park." This suggests a current challenge in maintaining a consistently clean and orderly environment, which potential residents should consider.
As a manufactured housing community, Dutch Treat Mobile Home Park provides essential services and features for its residents. The primary offering is the provision of lots for manufactured homes, with new and affordable single-wide 3-bedroom, 2-bath mobile homes available for sale. These homes often feature open-concept kitchen/living rooms and large utility/laundry rooms. For qualified applicants, the park may offer lease-purchase options and connections to manufactured housing lenders to facilitate home ownership. This indicates a focus on enabling individuals to own their homes within the community.
Key services and features typically include:
Utility Hookups: Standard connections for water, sewer, and electricity are provided for each lot, essential for mobile home living.
On-site Property Management and Maintenance Team: The presence of full-time, on-site personnel is designed to ensure responsive support for residents. However, recent reviews have raised concerns about the effectiveness of management, with specific complaints about responsiveness and addressing community issues like trash and pet control.
Sales Team: Indicating that the park facilitates the sale of manufactured homes within the community.
Spacious Lots: With average sizes of a quarter acre, providing residents with more personal space.
It's important for users searching under "RV Parks Near Me" to understand that Dutch Treat Mobile Home Park is primarily a residential community for manufactured homes. While some mobile home parks might have provisions for long-term RV parking, this park's amenities and focus are geared towards permanent manufactured home residents. There is no indication of typical RV park amenities like short-term camping sites, recreational facilities (e.g., swimming pools, clubhouses beyond basic community management functions, playgrounds), or specific RV hookup types beyond what would serve a mobile home. The monthly HOA fee, if applicable, would cover shared community expenses and services. One specific Zillow listing indicates an HOA fee of $475 monthly, which would be a significant consideration for prospective residents.
The location on NC Highway 24 provides residents with convenient access to nearby towns and attractions in Carteret County. This includes being approximately 15 minutes from Atlantic Beach and Emerald Isle, offering access to the Crystal Coast's popular beaches. It is also close to MCAS Cherry Point (around 8 minutes away), making it a potentially suitable location for military personnel and their families. Nearby amenities include various shops, restaurants, and entertainment options in surrounding cities like Morehead City, Beaufort, Havelock, and Swansboro. Schools in the area include W Jesse Gurganus Elementary, Tucker Creek Middle, and Havelock High.
From a promotional perspective, Dutch Treat Mobile Home Park aims to attract individuals and families seeking "nice, new and affordable single wide 3 bedroom, 2 bath mobile homes" within a community setting. The promotional messaging would likely highlight the benefits of home ownership, spacious lots, and the convenient location that balances country living with access to coastal attractions and urban amenities. The availability of lease-purchase options would be a significant draw for qualified applicants who may not have immediate capital for a full purchase.
However, it is crucial for potential residents to consider the recent customer reviews. While some information from the property manager suggests improvements and commitment to residents, direct customer feedback explicitly criticizes the management (referencing "Rene" and "Morning View" takeover) for perceived incompetence and a decline in park standards, describing the place as "down right trashy" and the management as a "joke" and "slum lord." These contrasting perspectives mean that while the park promotes affordability and new homes, the current resident experience might be impacted by operational issues. For individuals searching under "RV Parks Near Me" with an expectation of a well-managed and tidy environment for long-term stay, these reviews are critical. Therefore, any promotional information needs to be balanced with an understanding of the current resident sentiment. Prospective residents are strongly advised to visit the park in person and speak with current residents to get a comprehensive understanding of the living conditions and management effectiveness before making any commitments. The park's phone numbers, (252) 777-3075 and +1 252-777-3075, are the primary contact points for inquiries, where one might be able to gather more current information or schedule a visit.

Dutch Treat Mobile Home Park Reviews
Mangement a joke. Rene we don't expect you to be the brightest crayon in the box but could you try not to be the dullest. Trash hasn't been picked up twice a week in four years, you're lucky if it gets picked up once a week. Leash law doesn't apply here apparently. Dogs are constantly running around. Park Manger couldn't poor water out of a boot if the directions were written on the bottom. If I could give it negative stars I would. Place was much better before morning view took over. They took slum lord to a whole new meaning.
May 02, 2024 · AllisonDutch treat mobile home park was at one time a beautiful well maintained park. Everyone kept their yards neat and clean...seems like over past couple of years it has gone down hill, in fact it is down right trashy , I hope the people who live there don't pay over 100.00 , for the right to live in a dump.

Jul 21, 2023 · Felix MirabalToo many trailers not keep up, and the roads are terrible. Hope the owner invests some more money into making this place better without increasing the cost.
