Emerald Valley Mobile Home Park Introduce
Located at 77940 OR-99 in Cottage Grove, Oregon, Emerald Valley Mobile Home Park presents a residential option in the southern part of the state. For individuals exploring housing solutions in this area, including those who might be searching within the category of 'RV parks near me' to understand the range of community living possibilities, the available customer reviews for Emerald Valley Mobile Home Park paint a concerning picture that warrants careful consideration.
Multiple reviews express severe dissatisfaction with the conditions and management of Emerald Valley Mobile Home Park. One reviewer stated that if they could give negative stars, they would, indicating a profoundly negative experience or perception of the community. This sets a serious tone for the subsequent feedback.
A particularly alarming concern raised by a reviewer pertains to the safety of the water supply. According to their recollection of information from people they visited, the water at Emerald Valley Mobile Home Park is a "known carcinogen." This is an extremely serious allegation with significant health implications for residents. If substantiated, this issue would make the park uninhabitable and pose a severe risk to the well-being of its occupants. Prospective residents should seek immediate and verifiable information from official sources regarding the water quality at this location.
Further critical feedback concerns the park's infrastructure and maintenance. The shared bathrooms are reported to have been closed for years, suggesting a lack of essential amenities and potentially unsanitary conditions if alternative facilities are inadequate or unavailable. Additionally, the majority of the units are described as needing "Massive work," indicating a state of disrepair throughout the park. This could translate to unsafe living conditions and significant financial burdens for homeowners responsible for these repairs.
The reviews also include disturbing allegations regarding the management's handling of severely dilapidated trailers. One specific instance describes a trailer with a collapsed floor due to an unaddressed leak and pervasive black mold. Instead of condemning such a hazardous unit, the reviewer claims it was sold to another family. If true, this demonstrates a shocking disregard for the safety and health of residents and raises serious ethical and legal questions about the park's management practices. The reviewer explicitly states that the park "honestly needs closed down for safety reasons."
Another reviewer details negative interactions with the park manager, stating that the manager "will not solve problems." This lack of responsiveness to resident issues is a significant concern, as it suggests a failure in providing essential support and maintaining a habitable living environment. The reviewer recounts an ongoing issue with a harassing tenant, including disruptive behaviors such as honking car horns and flashing headlights at night. Despite these disturbances, the manager reportedly did not intervene effectively.
Adding to the sense of mismanagement and unfairness, the same reviewer describes being threatened with eviction for storing a generator and propane tanks under their fifth wheel for use during power outages, while other areas of the park are described as "trashy" without similar repercussions. This suggests inconsistent rule enforcement and potentially biased treatment of residents.
The vulnerability of the park's infrastructure is further highlighted by an incident during the previous winter's power outage. According to the review, residents were left without power and water due to old and rotten trees falling on power lines. The repairs were reportedly conducted by a private contractor, implying a potential lack of proactive maintenance by the park management and a reliance on external parties to address critical infrastructure failures.
Considering these overwhelmingly negative reviews, Emerald Valley Mobile Home Park appears to present significant risks and challenges for potential residents. The serious allegations regarding water contamination, the state of disrepair of the units and shared facilities, the reported mismanagement and inconsistent rule enforcement, and the safety concerns related to hazardous living conditions paint a dire picture of this community.
For individuals searching within the category of 'RV parks near me,' Emerald Valley Mobile Home Park, based on this feedback, does not align with the typical expectations of a safe and well-maintained living environment, whether for short-term or long-term stays. The issues raised transcend mere inconvenience and point to potential health and safety hazards.
Given the severity of the concerns, any individual considering residency at Emerald Valley Mobile Home Park is strongly advised to exercise extreme caution and conduct thorough independent investigations. This should include contacting local health and safety authorities to inquire about the water quality and the overall condition of the park. Visiting the property in person would also be essential, but given the allegations, it would be prudent to do so with a critical and discerning eye.
Contacting the park management at (541) 767-0223 or +1 541-767-0223 might provide their perspective on these issues, but the consistency and severity of the negative feedback suggest that potential residents should prioritize independent verification of the park's safety and living conditions.
In conclusion, the available customer reviews for Emerald Valley Mobile Home Park in Cottage Grove, Oregon, raise significant red flags regarding water safety, infrastructure, management practices, and overall living conditions. The allegations of known carcinogens in the water, long-closed shared bathrooms, widespread disrepair of units, and the handling of severely hazardous trailers are deeply concerning. The reported lack of effective management and inconsistent rule enforcement further contribute to a negative assessment. For those seeking a mobile home park or considering options within the broader 'RV parks near me' category, the information available strongly suggests avoiding Emerald Valley Mobile Home Park without extensive and independently verified assurances of significant improvements in safety and management.

Aug 18, 2024 · Shelli TaylorThe manager will not solve problems. I had an ongoing issue with another tenant who CONSTANTLY harassed me, doing things like honking car horns and flashing car headlights at night next to my bedroom which woke me or kept me up. While other spaces are trashy, I am being threatened with eviction for storing a generator and propane tanks under the front of my 5th wheel. During the power outage last winter, we were without power or water because of the old/rotten trees had fallen on lines which were repaired by a private contractor. All in all, its a horrible place to live!
Jun 02, 2024 · Michelle PetersREAD the epa water quality report , high levels of human and animal feces in the water which is brown .Also ,right up the road at kimwood there was a bad chromium spill and thats what the little square building is out front in kimwood parking lot , its a test well monitoring station .After 3 years and only one conversation and only 1 late payment im being evicted on x-mas with a 60 day no cause eviction . The last place i lived was for 15 years and i got an excellant recommendation from them . I am a senior citizen disabled decorated vet and i believe this is cruel and unfair. I dont bother bother anyone , no loud noise , and my one only guest in 3 years was here for only 2 hours but on my eviction form it states my name and lists all others, like who are they talking about . Santa isnt going to like this They then tore the roof off, which wasnt leaking or missing shingles in november starting at 6 am,and left it off for the last month i was there, real cold.i also have cancer and im in the fight of my life and really think this was wrong. The water there has extremely high levels of lead, the water is brown and smells like the high levels of human and animal feces it contains, horrible . Just imagine bathing in fermented feces.
Sep 28, 2020 · Kenneth L WagnerI I was looking at an apartment in the park and I would have rented it because truly it's alright place (well at least for the price range which is significantly low)but I got turns down and all of a sudden I thought this place is not nice enough to turn anybody down it doesn't seem like the woman realize what she's renting out it's like if you're going to be a slumlord then that's okay please don't worry and rent people that can't rent anywhere else if you're not going to bring people together else you don't get to be a slumlord
Sep 02, 2020 · Love of Tony eternity and a DayExtremely friendly people here. Nice park but it could use a little road maintenance. But overall very nice place.
