Encore Fun-N-Sun Introduce
If you're searching for "RV parks near me" and are looking for an active, age 55+ community in the San Benito, Texas area, Encore Fun-N-Sun, located at 1400 Zillock Rd, San Benito, TX 78586, USA, presents an interesting option. You can contact them at (956) 399-5125 or +1 956-399-5125 for inquiries and reservations.
Encore Fun-N-Sun is part of the Encore Resorts network and caters specifically to individuals aged 55 and over. This focus on the active adult demographic often translates to a community with a vibrant social scene and numerous activities tailored to this age group. The park's name suggests a fun and engaging environment for its residents and guests.
Based on the available customer reviews, Encore Fun-N-Sun offers a mixed experience. One reviewer, a Thousand Trails member experiencing their first Encore property in Texas, had an overwhelmingly positive initial impression. They specifically enjoyed the "over age 55 aspect" and the abundance of activities within the park. Despite an initial difficulty maneuvering their 42' fifth wheel into their assigned spot (which was quickly resolved by accommodating management), their two-week stay was filled with enjoyment of amenities such as the library, puzzles, aviary for bird watching, RC car races, shuffleboard, and pool. This suggests a wide array of recreational opportunities catering to diverse interests.
This positive review also highlights the close proximity of the RV sites, noting that "everyone is kinda piled on top of each other." While this might be a consideration for those seeking more space and privacy between sites, the reviewer found that it "doesn't seem to matter" due to the exceptionally friendly and welcoming nature of the community. They were struck by the unusual level of neighborliness, with multiple people greeting them upon arrival. The helpfulness and eagerness of both staff and residents to assist with any needs further contributed to their positive experience, leading them to strongly consider returning and recommending the park to others, especially after discovering groups aligned with their hobbies (quilting and HAM radio).
However, another, more recent review presents a starkly contrasting perspective. This reviewer describes a significant shift in the management's approach, characterized by "new rules being enforced with an iron hand," leading to many residents feeling "very threatened and unhappy." This suggests a potential change in the park's atmosphere and management style that may be impacting the overall resident experience negatively.
Furthermore, this negative review raises serious concerns about the park's infrastructure and maintenance. The facilities are described as "very run down and poorly maintained," with frequent water shutdowns for repairs. The pool and hot tub are reportedly old and often out of service due to constant repair needs. These issues could significantly detract from the enjoyment of the park's amenities and lead to inconvenience for guests and residents.
Despite these significant negatives, the reviewer acknowledges a major positive aspect: the numerous activities within the park, which are run by "dedicated volunteers who do a superb job." This highlights the strong sense of community and engagement driven by the residents themselves, "inspite of, and not because of, The Management." The reviewer concludes that the park is home to "the nicest and friendliest people" and can be a great place to be for those prepared to overlook the issues with the "Uncompromising and Dictatorial Management and an old and poorly maintained park."
Considering these contrasting reviews, Encore Fun-N-Sun offers a complex picture for those searching for "RV parks near me." The park clearly fosters a strong and friendly community with a wide range of activities, particularly appealing to the 55+ demographic. The positive initial experience of one reviewer underscores this strength. However, the serious concerns raised in the more recent review regarding management style, park maintenance, and frequent utility issues cannot be ignored.
Prospective guests and residents should carefully weigh these factors based on their individual priorities. If a strong sense of community and numerous activities are paramount, and you are willing to potentially overlook maintenance issues and a strict management style, Encore Fun-N-Sun might be worth considering. However, if well-maintained facilities and a more relaxed management approach are crucial, further investigation and perhaps exploring other options might be advisable.
For those considering Encore Fun-N-Sun, direct contact with the management is essential to gain a current understanding of the park's conditions and policies. Inquire specifically about the following:
- Current management policies and rules enforcement: Understand the current management style and the specific rules and regulations in place.
- Maintenance status of facilities: Ask about the condition of the pool, hot tub, water system, and other amenities, and inquire about the frequency of maintenance issues and repairs.
- RV site sizes and accessibility: Confirm the size and layout of available RV sites, especially if you have a larger rig, and inquire about any known difficulties in accessing certain sites.
- Activity schedule and participation: Obtain a current schedule of activities and learn about how guests and residents can participate.
- Community atmosphere and resident engagement: While the reviews offer some insight, try to get a sense of the current community spirit and how new members are welcomed.
- Utility reliability: Inquire about the reliability of water and other utilities and the frequency of any planned or unplanned shutdowns.
- Lease terms and policies: Understand the terms of any lease agreements, especially regarding rules, fees, and dispute resolution.
- Promotional offers (if any): Inquire about any special rates or incentives for new guests or longer stays, especially if you are a Thousand Trails member or other affiliated program member.
Given the significant concerns raised in one of the reviews, a personal visit to Encore Fun-N-Sun is highly recommended before making a commitment, especially for a longer stay. This would allow you to assess the current condition of the facilities, observe the management's interactions with residents, and get a firsthand feel for the community atmosphere. If possible, speaking with current residents (outside of management presence) could provide valuable additional insights.
In conclusion, Encore Fun-N-Sun in San Benito, Texas, offers an age 55+ RV community with a strong emphasis on activities and a friendly resident base. However, recent feedback indicates potential concerns regarding management style and the maintenance of park facilities. Prospective guests and residents should carefully weigh these factors and conduct thorough due diligence, including direct communication with the management and a possible site visit, to determine if Encore Fun-N-Sun aligns with their expectations for an "RV park near me" in the San Benito area.

Encore Fun-N-Sun Reviews
This was our first experience with an Encore property in Texas, as part of our Thousand Trails membership. We're loving the over age 55 aspect, and all the activities in the park. We had a lot of problems pulling into the spot we were originally assigned. We're 42' long (just the fifth wheel) and there was just no way we were going to fit so they were quick to accommodate us in the spot next to it. That was much easier, and we were finally able to get set up before dark. We spent two weeks at Fun-N-Sun and it just wasn't enough. We enjoyed so many of the things they had to offer - the library, putting puzzles together, watching birds at the aviary, watching RC car races, playing shuffleboard and pool, and so much more. I will say that the spots are all close together, no one's having to mow much grass, that's for sure. Everyone is kinda piled on top of each other, but it doesn't seem to matter. There is not one single person we met that wasn't friendly and accommodating. We had no less than six people stop and say hello as we were setting up on the first evening. That has never happened in over three full years of full-time RVing. Everything we asked, everywhere we went, anything we needed, someone was friendly and eager to help. We were ready to move into a place of our own by the end of the second week. This was only solidified when I found out they have a quilting group, and my husband found out they have a HAM radio group. We're sold. We'll be back when we can. We had a great visit and will be happy to recommend to anyone.
