The environment surrounding Los Reyes Family Park is situated in San Benito, a city in the Rio Grande Valley of South Texas. This location offers residents access to the amenities and services available in San Benito, including local businesses, schools, and potentially recreational areas. As a mobile home park, Los Reyes Family Park typically operates by leasing lots to homeowners who place their manufactured homes on the property. - **Lot Rentals:** Residents lease a plot of land for their mobile home. The size and layout of these lots can vary.
- **Utility Hookups:** Each lot generally includes connections for essential utilities such as water, electricity, and sewer. Residents are usually responsible for their individual consumption and payments, either directly or through the park management.
- **Basic Infrastructure:** The park would typically provide roadways for accessing the lots and potentially street lighting within the community.

- Possibly a community office or meeting space.
- **Park Management:** A management team is responsible for the park's overall operation, including maintaining common areas and enforcing park rules.
The available customer reviews paint a concerning picture of the living experience at Los Reyes Family Park. One lengthy review strongly advises against moving into the community, detailing a multitude of negative experiences. These include significant delays in the move-in process despite paying fees for inspections and installations. The reviewer also mentions unexpected ongoing maintenance fees for new trailers and a requirement for tenants to maintain their own lawns, with potential charges for non-compliance even shortly after moving in. Furthermore, promised improvements, such as gravel for a muddy driveway, were reportedly reneged upon, leading to significant inconvenience and property damage for the resident.
The same review highlights issues with the condition of a brand-new trailer upon move-in, including loose wood and a malfunctioning front door that reportedly took weeks to be repaired only after the resident personally visited the management with photographic evidence. The reviewer also alleges a lack of responsiveness from the management, including ignoring phone calls regarding maintenance issues.
Another review, from a resident of seven months, corroborates issues with management responsiveness, noting repeated instances of water outages without timely communication or resolution. This reviewer also reports a significant roach infestation upon moving in, for which they were allegedly charged for extermination a month later, only for the problem to worsen. The only positive aspect mentioned in this review is the rent amount, suggesting that affordability might be a factor for some residents, but it is overshadowed by the reported negative living conditions and management issues.
Considering this strongly negative feedback, local users searching for "mobile home parks near me" should exercise extreme caution and conduct thorough and direct investigation before considering Los Reyes Family Park. There is no promotional information available to counter these serious allegations. Therefore, it is imperative to contact the park management directly at (956) 399-1775 or +1 956-399-1775 to inquire about the issues raised in the reviews and to get a clear understanding of the current management practices, fees, and living conditions.
Potential questions to ask the management should include:
- **Current lot availability and rental rates:** What are the current monthly lot rental fees and any associated costs?
- **Move-in procedures and fees:** What are the fees associated with moving in, including inspections and installations?
- **Maintenance responsibilities and fees:** What are the responsibilities of residents regarding maintenance, both for their own homes and the lot? Are there any additional maintenance fees charged by the park?
- **Utility billing and services:** How are water, electricity, and sewer services managed and billed?
- **Park rules and regulations:** What are the specific rules and regulations for residents?
- **Management responsiveness and contact procedures:** What are the best ways to contact the management for inquiries and maintenance requests? What are the typical response times?
- **Infrastructure and planned improvements:** Are there any planned improvements to the park infrastructure, such as driveway maintenance?
- **Pest control policies:** What are the park's policies and procedures regarding pest control?
- **Lease terms and conditions:** What are the terms of the lot rental agreement?
Given the severity of the issues raised in the customer reviews, it would also be beneficial, if possible, to speak with current residents of Los Reyes Family Park to gain a broader perspective on the living conditions and management practices. Visiting the park in person to assess the overall environment and infrastructure is also highly recommended.
In conclusion, Los Reyes Family Park in San Benito, TX, offers a mobile home living option in the area. However, the strongly negative feedback from multiple residents regarding management issues, unexpected fees, poor communication, and unsatisfactory living conditions should be taken very seriously by local users searching for "mobile home parks near me." Thorough investigation, direct communication with the management, and ideally, feedback from current residents are essential before considering Los Reyes Family Park as a potential long-term residence. The significant concerns raised in the reviews suggest that prospective residents should proceed with extreme caution and carefully weigh the potential drawbacks against any perceived benefits, such as affordability.

Los Reyes Family Park Reviews
This is a warning for anyone considering moving into this community, DON’T! It will be a long read but it will give it a clear perspective of what it will be like to live here and you could reconsider, we have been here less than a month but since before our move we have had a horrible experience, we were told that we would get to move in our trailer latest by late February no later than March 1st we ended up moving in last week of April, we were patient with the process after we paid all the fees to get water inspection meter inspection and installation you as a tenant will still have to pay for maintance fee and if you’re at a new trailer a that will be another monthly fee to add to your monthly payment. You have to cut your own grass and if there is any issues with the trailer you will have to pay portion of fee to fix it even if you’re only renting. When we signed our contract we were given a few promotions that we qualified for and once we moved it we are no longer getting them, less than two weeks of living here here we were given a notice that our grass was too long and we had to cut it by monday of if they we were going to get charged, any place you move in it should be given clean inside and out including lawn. When we signed our contract we were told they were going to put some sort of gravel in our drive way so it doesn’t get muddy if it rains we were told a few days ago they were no longer going to do that and they don’t have plans on doing anything on the drive way, since it rained a few days ago it is a disgusting muddy mess I have to drive out of my house super fast not to get stuck in the mud and not to mention how dirty my car is due to having a muddy driveway, out trailer even though it’s brand new is so damaged there are loose pieces of wood all over the house and our main front door wouldn’t even close or lock because it was uneven I kept calling and asking when they would come fix it they said after they were done with another issue after the second week of calling about my door they stopped answering the phone I’m guessing they recognized my number. The door was fixed two days ago and only because I had to go in personally to show them a picture of how the door was falling apart. Moving here was a horrible decision if you can avoid it or find another place to live please do so and you will avoid so many problems .photos below is our current situation I got stuck this morning in the mud I can’t even park at my house I have been parking Infront where it’s less muddy.
May 17, 2024 · Edgar GonzálezI’ve been living here for almost a year now (7 months) so far my water has stopped a total of 4 times , every time I reach out w/ questions they say they’ll call me back with an answer and never do they have 3 people working in office .. yet never seem to call back. The ROACHES .. when I first moved in there was some I reached out about it never got answer till a month later then they charged me a 50$ fee for extermination somehow even more came out. I would say the only good thing is the rent amount...
Jan 22, 2024 · ashley torresI've been talking to them for about a year already on putting caliche where ipark at cause every time it rains the truck gets stuck of how bad the mud gets.... they're always saying "we'll take care of it" and never do it's always the same thing when it rains.... we have to be on time with the rent payment if not they're putting up letters about kicking you out but can't put freaking caliche on where people park at
Aug 28, 2024 · Jesus CamachoI'm Still living in this location and the maintenance sucks they wanna charge you 80$ to cut grass that is maybe 10ft of patches, plus the roaches here are crazy, I had to seal up the holes they had under the stove, fridge sinks it was to the point I can see the floor under my trailer, plus they turn off the water whenever they want so like today I was in the shower an the water turns off I had to use my bottle waters to finish showering an they always have the same excuse oh theres a emergency that a pipe was damaged but thats everytime. I been broken into as well. Also some of my light switches don't work since the very beginning and when they came out they said they needed new switches that's been over a year already and still haven't gotten it fixed. Can't move since expensive to find another location so we are suffering until I can afford a different location
Apr 18, 2024 · Favian GarzaNot much to look at from Helen Moore Rd. There are some nice mobile homes with nice yards further back in the park. The numbering system for the trailers is not organized, making it difficult to find in the dark.
