First Colony Introduce
First Colony, located at 2800 Turner Rd in San Benito, Texas, is presented as a mobile home park that may also accommodate RVs, given the platform category "RV parks near me." However, it is crucial for potential local users to be aware that recent customer reviews paint a very concerning picture of the management and living conditions at First Colony. These reviews highlight serious issues related to maintenance, utility billing, amenities, and overall service, which should be carefully considered by anyone contemplating residing in this community.
One reviewer begins by stating, "I mean the pictures say it all," implying that visual evidence (presumably shared elsewhere by the reviewer) corroborates their negative experience. They recount a situation where a "fixed" issue appears to be hazardous, expressing alarm about potential electrocution risks for their children. This raises significant safety concerns regarding the maintenance and upkeep of the properties within First Colony. The reviewer also mentions a "10% if not more" late fee, which could be perceived as excessive and punitive.
Further অভিযোগ (complaints) include allegations that maintenance requests are ignored in favor of cosmetic cleaning for corporate visits, suggesting a prioritization of appearances over actual repairs and resident safety. The reviewer, who pays extra for "maintenance" as part of their rent, claims that management prioritizes their own repairs while neglecting those of residents. This perceived disparity in service is a major point of dissatisfaction. The reviewer, in their second year living at First Colony, states that the park has "gone downhill horribly" and that their initial positive impressions, which led to referrals, have been completely reversed, now rating the service as "0 out of 5 horrible service." They also report difficulty in contacting higher management, with requests for phone numbers being consistently denied.
A recurring issue highlighted by this reviewer is frequent water outages due to "a pipe ALWAYS breaks," indicating significant problems with the park's infrastructure. Additionally, the availability of the pool, a common amenity in RV and mobile home parks, is described as extremely limited ("the pool is open 1 day out of the year and that’s IF they bother opening it"). The reviewer also mentions "Mail goes missing," raising concerns about the security and reliability of mail delivery within the community. The phrase "and the list goes on" suggests that these are not isolated incidents but rather part of a pattern of issues.
The second review corroborates the negative experiences, stating, "This RV park has gone downhill fast." This confirms the sentiment of decline expressed by the first reviewer. A particularly concerning allegation in this review pertains to utility billing, with the reviewer claiming, "They rip you off on electricity amd everything." They describe an "additional fee of $20 to electric this month saying it's for using electric during certain hours of the say. What does that even mean?" This suggests a lack of transparency and potentially unfair or unclear billing practices for electricity usage. The reviewer's own electricity bill of "$141 for a 28 foot trailer with me being gone a week without using electric and very careful with using excessive electricity" further supports the claim of inflated or inaccurate billing.
Maintenance issues are also echoed by the second reviewer, who states, "If I get my yard mowed once a month then I'm lucky." This indicates a lack of consistent upkeep of the grounds, which can contribute to a poor overall environment. Ironically, the reviewer finds a small silver lining in the poor service, noting, "I rarely ever have neighbors do to poor service so I guess that's a plus," highlighting the high turnover and lack of occupancy likely due to the negative living conditions.
Based on these two highly critical customer reviews, potential local users considering First Colony should be aware of the following serious concerns:
- Safety Hazards: Allegations of unsafe "repairs" and potential electrocution risks.
- Poor Management: Described as unresponsive, prioritizing appearances over resident needs, and denying contact with higher management.
- Inadequate Maintenance: Neglected repairs, infrequent yard maintenance, and a general decline in the park's condition.
- Utility Billing Issues: Claims of being "ripped off" on electricity with unexplained fees and potentially inflated bills.
- Infrastructure Problems: Frequent water outages due to broken pipes.
- Lack of Amenities: Extremely limited pool availability.
- Mail Security Concerns: Reports of missing mail.
- Excessive Fees: High late payment penalties.
- High Turnover: Suggesting widespread dissatisfaction among residents.
Given the overwhelmingly negative feedback in these recent reviews, it is impossible to objectively describe positive services, features, or a desirable environment at First Colony based on this information alone. The reviews paint a picture of a mobile home and potentially RV park facing severe challenges in terms of management, maintenance, infrastructure, and resident satisfaction.
It is crucial to acknowledge that these are individual experiences, but the consistency and severity of the issues raised in both reviews serve as a strong warning against considering this property without significant further investigation and assurances of substantial improvements. Potential local users searching for "RV parks near me" who might be considering First Colony for either short-term or long-term stays should be particularly cautious.
Due to the severely negative nature of the available feedback, there is no basis to provide any positive promotional information for First Colony at this time. In fact, the reviews strongly suggest avoiding this property unless significant changes in management and operational practices are evident.
Potential local users are strongly advised to seek alternative mobile home or RV parks in the San Benito or surrounding areas. If considering First Colony despite these reviews, thorough due diligence is absolutely necessary, including:
- Visiting the Property: A personal visit to assess the current conditions firsthand.
- Speaking to Current Residents (if possible): Gathering insights directly from current residents about their experiences.
- Checking with Local Consumer Protection Agencies: Inquiring about any complaints filed against First Colony.
- Reviewing Other Online Platforms: Searching for additional reviews on different websites to get a broader perspective.
In conclusion, based on the available customer reviews, First Colony in San Benito, Texas, appears to be a mobile home and potentially RV park with critical issues related to management, maintenance, utilities, and overall living conditions. Potential local users searching for "RV parks near me" or mobile home parks in the area are strongly advised to exercise extreme caution and seek substantial evidence of improvement before considering First Colony as a viable option. The negative feedback suggests a high likelihood of a negative living experience at this time.

I mean the pictures say it all. That’s what they call “fixed “ I have a pre-teen and my little kids 5 and under if they get electrocuted because of this what? it falls on me as a parent. they charge you a 10% if not more if you’re a day late. I’ve came across maintenance and they honestly say “she doesn’t let me come back because she wants us to clean the park because corporate is coming” so screw if one of my kids gets hurt or myself get hurt??amd all because she doesn’t want to fix it!I pay extra on my freaking rent for “maintenance “ yet management can have theirs fixed right away “ this is my second year living here and it’s gone downhill horribly at the beginning I had maybe 5 people move in because I thought it was a great place to live but now it’s 0 out of 5 horrible service and alway denying a phone number higher than the park management. Not to mention a pipe ALWAYS breaks and there is never water the pool is open 1 day out of the year and that’s IF they bother opening it. Mail goes missing, and the list goes on.

Jun 04, 2018 · Spencer ReddinYou can rent a trailer with the option to buy or bring your own trailer and rent a lot. Not bad prices to buy ... Includes insurance. Mostly full now, however there are a few vacancies. There is a swimming pool and a room for events.
Mar 26, 2025 · William BI am always greeted with a smile from Ms Mary. She is very professional and always provides us great customer service. When I’ve needed something she promptly responds and takes care of the situation. The park is maintained and cleaned daily. If pools would be taken care of by tenants also they wouldn’t have to close them all the time.
Sep 20, 2023 · Claudia J OrtizThe facilities are always clean and well-maintained, and I love the beautiful landscaping. The management team is responsive and attentive to any concerns. Plus, the amenities really enhance the overall experience.
