Evergreen Estates Introduce
If you are searching for "RV parks near me" with long-term options or are considering mobile home parks in the Shreveport, Louisiana area, Evergreen Estates, located at 5820 Old Mooringsport Rd, Shreveport, LA 71107, has received some critical feedback from former residents that potential investors or future tenants should carefully consider. The available reviews paint a concerning picture regarding the park's infrastructure, maintenance, and management responsiveness.
One former resident, who lived at Evergreen Estates for several years and recently drove through the property, reported a lack of improvement over time. Their observations included roads described as being in very poor condition ("look like a landmine went off"), dilapidated trailers ("falling in, boarded up"), and a strong, unpleasant odor from the sewer. This account suggests significant and potentially ongoing issues with the basic infrastructure and overall maintenance of the park environment. Such conditions could impact the quality of life for residents and raise concerns about safety and sanitation.
Another, more detailed review from a former tenant outlines a series of negative experiences during their time renting at Evergreen Estates. These issues ranged from delays in essential repairs and installations to concerns about safety and health. The tenant reported a significant delay in getting a porch installed, and when it was finally done, it was allegedly not secured properly, leading to an injury to their child. The review also mentions unaddressed safety hazards in the yard, preventing children from playing safely. Furthermore, there were delays in getting skirting installed on the mobile home.
The same reviewer also expressed frustration with the lack of communication and responsiveness from the management. They stated that the office was frequently unattended when they needed to speak with someone. Health concerns were also raised, with the tenant reporting mold growth in a bathroom ceiling that was allegedly inspected but never repaired, ultimately leading to their decision to move. Additionally, a roof leak and subsequent mold in a bedroom closet were discovered during the move-out process. The tenant claimed that management proposed simply painting over the mold in the bathroom, a practice widely considered inadequate and potentially harmful for addressing mold issues.
Despite the reported maintenance and health concerns, the former tenant stated that they consistently paid their rent on time. This highlights a discrepancy between the tenant's fulfillment of their financial obligations and the alleged lack of adequate maintenance and responsiveness from the management. The issue of the security deposit was also raised, with the tenant claiming they were wrongly denied its return due to not providing a 30-day notice, despite renting on a month-to-month basis.
Considering the platform category "RV parks near me," these reviews raise significant concerns for anyone considering Evergreen Estates for long-term RV stays as well. While the park is listed as a mobile home park, individuals seeking long-term RV sites often look for similar amenities and levels of maintenance. The reported poor road conditions, potential sewer issues, and lack of responsive management could negatively impact the experience of RVers as well.
Based on the provided information, there are no positive aspects of the environment, services, or features of Evergreen Estates highlighted by recent reviewers. The feedback focuses almost entirely on negative experiences related to infrastructure, maintenance, safety, health, and management. Therefore, it is challenging to objectively present any features or services in a positive light based solely on these accounts.
Similarly, there is no promotional information available, and given the critical nature of the reviews, it would be difficult to recommend this park without further, more positive information or evidence of significant improvements. Potential residents or investors should approach Evergreen Estates with extreme caution and conduct thorough due diligence, including visiting the property in person, speaking with current residents (if possible), and seeking clarification from the management regarding the issues raised in these reviews.
It is important to note that these reviews represent the experiences and opinions of specific individuals at a particular point in time. However, the consistency and severity of the issues raised warrant serious consideration. Anyone considering Evergreen Estates as one of their options when searching for "RV parks near me" or mobile home parks in Shreveport, LA, should weigh this negative feedback heavily in their decision-making process.
In conclusion, the available online reviews for Evergreen Estates present a concerning picture of the park's conditions and management. Potential residents or investors should be aware of the reported issues with infrastructure, maintenance, safety, health, and management responsiveness. Without further information indicating significant improvements, Evergreen Estates cannot be recommended as a desirable option for those seeking "RV parks near me" or mobile home living in the Shreveport area. Thorough investigation and direct communication with the management are strongly advised before making any decisions regarding this property.

Evergreen Estates Reviews
We lived there several years ago. I drove through there a month ago just to see if it had improved....it hasn't. Roads still look like a landmine went off, trailors are still falling in, boarded up and the stinch from the sewer would knock you over. Think twice before you invest or move your family here
Jun 13, 2024 · Melissa SagonaThe worst place to rent from. We moved in and everything was alright. Then it took them several months to get a porch put on. When they got it out it they did not secure it to the house and there was a gap between the porch and the house and my youngest son got his foot caught in it and it cut his foot open. They never fixed the holes in the yard so my boys could play. Took the several months to get the skirting in. They are never in the office when you need to speak to someone. We told them about one bathroom getting mold on the ceiling and they said they would look at it. They looked at it and never repaired it (which is why we moved for our health). My husband told them twice the second time they told him that there was a gasket messed up on the roof. And they were supposed to replace that and they also said they would just paint over where it was molding in the bathroom. I am sorry but you do not just paint over mold!! As we were packing up the house we noticed mold in the master bedroom closet. We paid our rent every month before it was due we were never late. So, if you want to live somewhere that makes empty promises than live here. This is not a good place to live if you want any kind of privacy. We asked about getting our deposit back because we were moving due to the mold and they basically told us no because we did not give them thirty days notice. I am sorry, but when you are renting month to month there is no need to give anybody thirty days notice!! My advice do not rent from them they are nothing but crooks and liars!!
Jul 29, 2015 · Amster05Awesome little community! my sister and I have researched more than 30 mobile home communities in the Shreveport Bossier area and this is absolutely my top of the line choice of places to live! I will be moving my little mobile home over from Monroe absolutely as soon as possible and I can't wait to get to know some neighbors!
