Pinecrest Introduce
For local users in the Shreveport, Louisiana area searching for "RV parks near me" or considering long-term mobile home living options, Pinecrest Mobile Home Park, located at 6700 Jefferson Paige Rd, Shreveport, LA 71119, presents a community with a long history for some residents. However, recent feedback from long-term residents indicates significant changes and concerns regarding affordability and management practices that potential local users should carefully consider.
A Long-Established Community Facing Changes
The reviews suggest that Pinecrest Mobile Home Park has been a stable community for many years, with one resident having lived there since 2005, relocating after Hurricane Katrina. This indicates that the park has provided a long-term home for a significant number of individuals. The resident expresses a love for their trailer and the park itself, highlighting a previously positive connection to the community.
However, this long-term stability appears to be undergoing changes that are impacting some of the established residents. The primary concerns revolve around increasing costs and perceived disparities in how the park is managed, particularly concerning older residents and infrastructure maintenance.
Rising Costs and Impact on Long-Term Residents
A major issue raised by a long-term resident is the significant increase in lot rent. The rent had risen to $525.00 per month, which was causing financial strain for a 74-year-old single woman living on social security. This indicates a potential trend of increasing costs within the park that may disproportionately affect residents on fixed incomes.
Furthermore, a change in the water billing system is mentioned, which is expected to further increase the water bills for this resident. The reviewer notes that those with larger families may benefit from this change, implying a shift in how water usage is charged that could disadvantage single occupants or smaller households. These increasing costs are making it "very hard" for some long-term residents to continue living in the park, despite their attachment to their homes and the community.
Concerns Regarding Tree Removal and Neglect of Older Residents
Another long-term resident, who has lived at Pinecrest for 17 years, raises serious concerns about the management's priorities and the treatment of older residents. This reviewer states that they have observed trees being cut down on lots for new mobile homes owned by "Homes of America (Pinecrest MHP)." However, they allege a "tremendous failure" to remove trees for older residents who have been living in the park for many years, including themselves. This suggests a potential bias towards facilitating new developments over addressing the maintenance needs of existing, long-term residents.
The presence of "several large pinetree that need to be removed" on this resident's lot, coupled with the lack of action from management, is a significant concern. The resident mentions sending a certified letter to have these trees removed, indicating a prolonged and unresolved issue. This situation highlights a perceived neglect of the needs of older residents and a potential disparity in service provision compared to areas being prepared for new mobile homes.
The reviewer concludes that "Older residences are being neglected" and states that Pinecrest is "Not A good place to live" based on their experiences. This strong negative sentiment from a long-term resident should be a serious consideration for any local user contemplating moving into the park.
Limited Information on Overall Environment, Services, and Features
The provided reviews offer limited information about the overall environment, services, and features of Pinecrest Mobile Home Park beyond the specific issues raised by the residents. There is no detailed description of the park's layout, landscaping, or common areas. Information about amenities such as laundry facilities, recreational areas, pet policies, or Wi-Fi availability is also absent.
The focus of the feedback is primarily on the management's practices, increasing costs, and the perceived neglect of long-term residents' maintenance needs. Potential local users will need to seek information about the general environment and available services directly from the park management, keeping in mind the concerns raised in these reviews.
Lack of Promotional Information
The provided reviews do not contain any promotional information about Pinecrest Mobile Home Park. There are no mentions of special rates, discounts for new residents, or any incentives to attract local users. The feedback is solely focused on the experiences and concerns of current long-term residents regarding rent increases and maintenance issues.
The absence of any positive feedback or promotional messaging in these recent reviews, coupled with the serious allegations of neglect and unfair treatment, suggests that potential local users should approach Pinecrest Mobile Home Park with significant caution and conduct thorough due diligence before considering it as a place to live.
Objective Summary for Local Users

However, recent feedback from long-term residents raises significant concerns. A concerning allegation is the perceived neglect of older residents' maintenance needs, specifically regarding tree removal, while resources appear to be directed towards preparing lots for new mobile homes owned by Homes of America. The reviews provide limited information about the overall environment, services, and features of the park. There is no promotional information available. Pinecrest Reviews
I lived at Pinecrest mobile park since 2005 I came from Katrina I am single 74 years old lady on social security I own my trailer when the rent went up to 525.00 a month I have a hard time doing. Now the water bill is going to be changed that will make my water bill go.up. The ones with large family they. Will reap from this. I love my trailer and my park. But they are making it very hard for a old lady living by herself to live there.
Feb 09, 2025 · Diane BreuningerI have seen this trailer park cutting down trees on the lots for new mobile homes owned by Homes of America (Pinecrest MHP But fail tremendously to take Tree's down for older residents that's been here for year I've been here 17 years my lot rent has doubled and have severallarge pinetree that need to be removed, I'm sending a certified letter to have these removed .Older residences are being neglected. Not A good place to live
Jul 20, 2024 · Cecelia MortonEdit: New yard upkeep rules is designed to run people out of the park. just because the last person who was in charged stole $40,000 doesn't mean you charge your residents for the screw up--maybe charge the offending person that stole in court instead of relocating them to a different park, and not over charge your residents for past mess ups--most of which are on a fixed income and unable physically to keep up with these insane rules. You are trying entirely too hard for a trailer park, trying to make it some hotspot vacation rentals. Oh. and if you want to move the home you own with the title of proof out of the park, they will charge you money for moving your own home in an attempt to con you out of it. They're landscaping crews destroy people's belongings on porches and they don't treat anyone that actually lives here with any kind of respect. These are not people. They are money hungry creatures with no humanity left in them. Never. Rent. Here. I've seen three people move in and move out less than a month being here in the last two months alone.Edit: told they'd be there at 8. 8:47 just opening their doors and not prepared for lease resigning, that they set the dates for.Edit: added pics to show things locked before they even leave the office, despite advertised times open to these amenities is 11am through 8pm,Tuesday through Sunday. Here are pics from 4:46 pm on a Friday.Edit 6: opened the pool two months after they said they would, and they close it any chance they can get. Its the only good thing about this park anymore. Random and forced charges, rules changed to be more convenient for them to charge unfair rates, laundry room constantly closed and not running. Don't rent here. Pick anywhere else.edit 5: now they're adding gates. so if you ride public transportation, you're screwed. if your kids ride the bus...you're screwed. gates don't automatically make a community great. they make it isolated.Edit 4: HEADS UP THEY WILL CHARGE YOU FOR LAWN CARE WHEN NO LAWN CARE WAS DONE.Edit 3: advertise 24 hour access to the laundry room.....but now they lock it every night.Edit 2: new lease packets handed out with a week of preparation time for a number of things that weren't required before. Yet another way to scam people and potentially leave some of the folks residing here homeless with no time to prepare. And be prepared to renew your lease every 6 months.Edit: stopped putting rent statements on doors about three month ago. Will tow repaired vehicles despite watching them it being repaired. Will sit in the office from 8am to 5pm with the doors locked. They will watch you walk away.Would appreciate someone actually being at the office when needing to pay rent. After holidays, you won't get your rent statement until a day or two before its due date. Makes paying things difficult.
Feb 24, 2025 · Lyrical ShadowssJust found out that in Stonegate, they will get 1 water bill and will divide the amount equally to all residents. Not fair as some people have 4 or 5 people living there and they certainly use more water than 2 people. Complained to park manager and she said she didn't know anything about it...yeah right.
Feb 07, 2025 · Janet StarrLived here for one year. Management is absolutely awful. We had our own lawn guy, and they tried to charge us extra fees to mow our yard. They also tried to charge us to use a shed next to our home, and we didn’t even have anything in it. Our place was so clean and spotless when we moved out, and five months later we are STILL waiting to get our security deposit back. Any time we call the office to inquire, we keep getting the runaround, and nobody ever returns our calls. Unfortunately, there seem to be other residents with these issues as well.
