Forest Estates Introduce
For local users searching within the platform category "RV parks near me," it's important to clarify that Forest Estates, located at 6201 W Bert Kouns Industrial Loop in Shreveport, LA, primarily offers long-term residential living in a mobile home park setting rather than short-term RV parking. While the platform might list various housing options, the available customer reviews for Forest Estates paint a concerning picture regarding the property management, maintenance, and overall living conditions. You can contact the park management at (318) 688-0771 or +1 318-688-0771 for further information, but it is highly recommended to carefully consider the experiences shared by current and former residents.
One detailed review highlights significant issues with the property management's responsiveness and professionalism. The reviewer notes a discrepancy with the advertised business hours, stating that despite the front office indicating operation until 5 PM on Fridays, staff are often unavailable past 4 PM. Furthermore, they report consistent difficulty in contacting the office, with no one answering the phone or being present during advertised hours. This lack of accessibility and adherence to stated hours raises concerns about the management's commitment to resident communication and service.
Adding to these concerns, the same reviewer describes a serious and unresolved maintenance issue. They state that their bathroom has been without electricity since January, and despite reporting the problem, no attempts have been made to rectify it. This prolonged neglect of a basic utility issue suggests a lack of urgency and poor maintenance practices within the park. Such unresolved issues can significantly impact the quality of life for residents.
The overall sentiment of this review is strongly negative, with the reviewer labeling the management as "awful." They further describe the property as being "so junky with trailers burned out" and allege a refusal by management to clean up the debris. This paints a picture of a poorly maintained and potentially unsafe environment. Paradoxically, the reviewer also claims that while the management neglects significant maintenance issues, they are quick to issue fines for minor infractions. This inconsistency in enforcement suggests a potentially unfair and frustrating living situation for residents.
The reviewer's negative assessment extends to the office staff, whom they describe as "rude and unprofessional" and lacking in competence. The comparison of the management to "thugs running this place" is a serious indictment of the park's administration and suggests a potentially hostile or uncooperative environment for residents. The reviewer strongly advises prospective residents to "Check with a Better Business Bureau And heed these reviews," underscoring the severity of their negative experience and urging others to exercise caution.
Based on this critical customer feedback, the environment of Forest Estates appears to be significantly compromised by poor maintenance and neglect. The presence of "trailers burned out" and the accumulation of "junky" conditions suggest a lack of upkeep and a potentially unsightly and unsafe living space. The alleged failure to address essential maintenance issues, such as the lack of electricity in a resident's bathroom for an extended period, further contributes to a negative assessment of the environment. The claims of inconsistent and potentially unfair enforcement of minor rules, coupled with the description of rude and unprofessional office staff, likely contribute to a stressful and unpleasant atmosphere for residents.
The services and features typically expected in a mobile home park setting appear to be inadequately provided at Forest Estates, according to the available review. The lack of responsiveness from the property management and the failure to address critical maintenance requests indicate a significant deficiency in service. While the park likely provides basic infrastructure such as individual lots and utility hookups (water, electricity, sewer), the reported issues suggest that the reliability and maintenance of these services are questionable. The absence of any positive comments regarding amenities such as laundry facilities, communal areas, or security measures, coupled with the strong negative feedback, implies that these aspects may also be lacking or poorly maintained.
Given the serious concerns raised about the property management's professionalism and responsiveness, the overall living experience at Forest Estates appears to be significantly negative for at least one resident. The alleged rudeness and incompetence of the office staff, combined with the lack of communication and the failure to address maintenance issues promptly, suggest a dysfunctional management system. This can lead to frustration, discomfort, and a diminished quality of life for residents.
Promotional information for Forest Estates is not included in the provided review. Given the overwhelmingly negative feedback, it is unlikely that any promotional offers would outweigh the reported issues with management and maintenance. Prospective residents are strongly advised to heed the warnings in the review and conduct thorough due diligence, including checking with the Better Business Bureau and potentially speaking with current residents (if possible) before considering residency at Forest Estates.
In conclusion, for local users searching for "RV parks near me" in Shreveport, LA, it is crucial to recognize that Forest Estates at 6201 W Bert Kouns Industrial Loop is a mobile home park for long-term residency, not a short-term RV park. The single available customer review paints a very negative picture of the property management, maintenance, and overall living conditions. Reports of unresponsive and unprofessional staff, unresolved critical maintenance issues, a junky and poorly maintained property, and allegations of unfair enforcement of rules should be taken very seriously. Prospective residents are strongly advised to exercise extreme caution and thoroughly investigate these concerns before considering Forest Estates as a place to live. The reviewer's recommendation to check with the Better Business Bureau and heed the negative feedback underscores the potential for a negative living experience at this mobile home park.

Forest Estates Reviews
Business hours on front say Mon-Fri 8-5 but they never at the office past 4 on Friday? Seems like something should be added to the front door of the business explaining that they leave early on Fridays? Idk it’s always something w them. Nobody ever answers the phone or is in office during their advertised office hours. And, my trailer still has no electricity in my bathroom, and they ain’t even attempted to fix it and I called about this in JANUARY.
Apr 04, 2025 · Alexis DykmanThey are just awful. The property is so junky with trailers burned out and they refuse to clean up but they will fine you for any little thing that they can. The office people are rude and unprofessional. They do not know what they're doing. Its like thugs running this place.Check with a Better Business Bureau And heed these reviews.
Mar 28, 2025 · Lisa Inman(New 1/22/25) Our bathroom light went out, and changing the bulbs didn’t fix it. We called to have it looked at almost a month ago, and maintenance did look at it once. They came to the wrong trailer about a leak, and we told them what our maintenance problem was. They came back that day, we left the house unlocked for them. It was locked when we returned, but no communication on what was wrong with the light fixture or when they’d be back. We even called the office and communicated that we hid a key on our porch if they needed to come back when we were working, so they could get in. After a week of not hearing anything, I put the key back in my house. Front office never called us. I call this morning to follow up on the problem. The girl at the front desk answering the phone? RUDE. Hung up on me before I finished speaking to her. She needs training on controlling her attitude. Especially the way she asks questions. “Okay? Is that all now?” Is how she replied after I had to call back and finish my complaint.(Old 8/24) The stray animals are out of control, the trailers aren’t “move in ready.” We’ve called the front office for maintenance and repairs about a few reoccurring large problems over 5 times now, and nothing has been done. Anna and Antonio (newer male office worker) have both assured us that the problem would be fixed on a set date and time, then it never happens. If you are the property owner/company and you are reading this, you need better employees that actually repair our homes that we PAY you for every month by renting the trailer and the lot.
Jan 22, 2025 · MsYahtziiAwful!!! Just Awful been here 3 years speed bumps ar huge and too many rent isvvtoo high I am late almost every month with late fees and other added fees and water and sewage it comes to around $850.00 tere are burnt trailers in about 10 lots that don't get cleaned up but you get fine if a peace of skirting blows off your trailer into your yard and fined if you don't mow when they want you to they are quick to evict you and laugh at you no matter the situation your in I have to go to walmat to pay rent now I own my trailer and pay more for lot rent than just renting a house the pool has been open maybe 4 times they raise rent and do no improvements this place is so horrible I don't advise moving here
Apr 27, 2025 · Ronnie CollinsThis place is a complete joke. I mean it wasn't too terribly bad when I moved here two years ago, but now it's pathetic. I've never been charged all these extra amenities (trash removal, water, and administration fees) since I moved here in March of 2022. But now I am, my rent never increased until now. I asked for a house transfer because the one I've lived in, is falling apart. I've asked for repairs to be done and got laughed at when I first got here. Parts of my walls are sponge like if you push it. Parts of my kitchen floor are sponge like now, I've mentioned that. Parts of my bathroom floor are warping. The hall window leaks inside that wall. My doorway is literally coming away from the house which is causing a leaking as well. When I moved in, I had to have the vent hole for my dryer hose cut out in the floor because whoever "remodeled" prior to us moving here COVERED IT UP! I am a single mom of two kids, I've made it work so far. But now with the increase of rent and an increase to the late fee (it was $50, now it's $100 there was no warning of that increasing) I'm barely getting by, I could rent an actual house for all this crap and probably have a better chance of repairs and maintenance being done in a timely manner elsewhere, but I cant afford to move either. The office says they open at 8:30, but NO ONE IS EVER IN THE OFFICE AT ANY POINT OF THE DAY FOR ME TO EVEN TALK TO SOMEONE FACE TO FACE. They also have us paying rent through a different portal that is impossible for me to even create an account on. And as suspicious as it looks and sounds, 6 VACANT trailers have caught fire and they just let them sit there for a while before tearing them down. They have recently purchased "newer" doubles wides and started moving them in empty lots in the front, but none of them are move in ready. They have been sitting around for month(s) So with all that bejng said, I highly DO NOT recommend moving here, not even if it's a last resort. If I can put no stars, I would.
