Glendale Cascade Mobile Home Community Introduce
If you are searching for "RV parks near me" or exploring mobile home communities in Glendale, Arizona, Glendale Cascade Mobile Home Community, located at 5747 W Missouri Ave, Glendale, AZ 85301, USA, is one option that may appear. However, recent customer reviews provide insights that potential residents should carefully consider regarding the community's environment and management.
One detailed review from a resident expresses several concerns. The primary issue highlighted is the perceived high cost of rent for the space. The resident mentions that while other places may charge around $700 to $800 per month, including water, sewer, trash, and gas, the rent at Glendale Cascade is approaching $1000 for the space alone. This suggests that the overall cost of living at Glendale Cascade might be higher compared to other similar communities in the area, especially when considering the included utilities elsewhere. The resident hopes for a rent decrease or at least a stabilization of the current rate, citing the increasing cost of living but questioning the high cost of utilities included in the space rental.
Another significant concern raised in the same review pertains to the parking situation within the community. The resident describes difficulties in finding parking, particularly during events at the clubhouse and on weekends when residents have guests. Parking on the streets seems to be a free-for-all, often resulting in residents being unable to park in front of their own homes due to other vehicles occupying those spaces. The resident also notes that parking spaces near their residence are frequently full. A contributing factor to the parking problem appears to be some residents owning more vehicles than they should, with these extra cars occupying available spots, hindering parking for visitors and guests. The resident suggests the need for more parking spaces within the community.
To address the parking issue near their own home, the resident expresses a desire to create a couple of parking spots in front of their trailer, specifically for two small cars. They mention a willingness to file paperwork to seek approval for this, intending to use paving bricks since parking on gravel is reportedly not allowed. This initiative highlights the severity of the parking problem from the resident's perspective and their proactive attempt to find a personal solution.
Furthermore, the same review touches upon aesthetic restrictions within the community. The resident mentions wanting to paint the trim on their house but being informed that the desired color is not acceptable by the management. The resident expresses confusion as to why the trim paint color should be a concern, suggesting a potentially restrictive approach to minor home improvements.
A second review offers a starkly different perspective on the community's environment over time. A former resident, whose grandmother lived in the community since 1991, notes a significant decline in the quality of life since the transition from a senior living mobile home park to a family park "more than a few years ago." The reviewer describes a deterioration in the community's atmosphere, citing "rude and disrespectful people that live and hang around here now."
More seriously, this review raises significant safety and security concerns. The reviewer mentions an incident where the mail carrier was arrested for allegedly throwing away all the residents' mail and packages instead of delivering them. Additionally, the reviewer claims "constant theft and arson every week now on top of car theft left and right," leading to a complete lack of safety within the community. Based on these experiences, the reviewer strongly advises against recommending Glendale Cascade, stating that potential residents will likely be "more than disappointed and unsafe." These are serious allegations that should be carefully considered by anyone contemplating moving into this community.
Considering these two reviews, Glendale Cascade Mobile Home Community presents a mixed and concerning picture. While there is no information provided about specific amenities or promotional offers, the feedback from residents highlights potential drawbacks related to the cost of living, parking availability, aesthetic restrictions, and, more alarmingly, a perceived decline in community safety and atmosphere following its transition to a family park.
The high rent compared to other communities offering included utilities could be a significant financial consideration for prospective residents. The parking issues seem to cause daily inconvenience and could be particularly problematic for those who frequently have visitors. The aesthetic restrictions might be a point of frustration for residents wishing to personalize their homes.
Most concerning are the allegations of increased crime, lack of safety, and disrespectful behavior following the change to a family park. These are serious issues that could significantly impact the quality of life and well-being of residents. The alleged mail theft and the claims of frequent theft and arson paint a troubling picture of the community's security.
For individuals searching for "RV parks near me" or mobile home communities in Glendale, AZ, Glendale Cascade Mobile Home Community warrants careful consideration of these recent reviews. The negative feedback regarding safety and the overall environment, particularly since the transition to a family park, raises significant concerns. Potential residents should weigh these issues against any potential benefits the community might offer and perhaps seek further information or firsthand perspectives from current residents to gain a more comprehensive understanding of the current living conditions.
In conclusion, while Glendale Cascade Mobile Home Community is located in Glendale, AZ, recent reviews highlight potential issues with high rent, parking shortages, aesthetic limitations, and, most concerningly, a perceived unsafe and disrespectful environment following its change from a senior living park to a family park. Prospective residents are strongly advised to conduct thorough due diligence and seek up-to-date information before considering this community as a place to live.

Glendale Cascade Mobile Home Community Reviews
I sort of think that the rent is just a little too high for the space a lot of places are somewhere right around 7 or 800 a month for the water sewer trash and gas that is part of the rent space be nice if it could go lower and not go any higher the other problem I have around there is with the parking situation when they have events and the clubhouse and everybody wants to park or the streets anywhere they want especially on the weekends if people were to have guests over there's nowhere to park in front of your places always have somebody else parked in front I have some parking spaces where I live close but they're always full nobody can ever get a space a lot of people have more way more vehicles than what they should have and they keep switching in and out just to keep a space by the laundrymat I think there should be a lot more parking spaces made somewhere but what I would like to do if they would let me I'll try to file a thing to do it but I would like to make a couple of parking spots right in front of my trailer more for two small cars I don't see why I can't but I guess I'll fill out the paperwork and see if I can get them to okay or get you guys to okay it that's about the only two things I have concerns of mostly the rent's too high but I know the cost of living and stuff's getting higher and higher but I still don't think that gas water sewer trash or that expensive so why it's got to be almost $1,000 a month for the space well you guys take care maybe I'll hear something back from you I'm going to try and fill out a paperwork seeing if I can make a space in front of my house to park since you guys don't want us parking on gravel I'd like to put paving bricks down just to have more little more room for visitors or guests if I get people that want to come over and visit for the night for a while have a good one and don't have to worry about towing towing a car off if it's parked in front of the house like on a weekend Friday or Saturday. Can't ever find an open parking spot easy because a lot of the residents put all their spare cars in the parking spots that are open so visitors and guests have nowhere to park and I'm going to try and paint the trim on my house but the color I want to use I'm being told you guys won't accept it and I don't know why it should matter what the trim paint color looks like. Have a good day and thanks for working with me and getting my rent caught back up
Apr 26, 2025 · Michael PettijohnThis place used to be so quiet and peaceful back when it was a senior living mobile home park my grandma lived here literally since 1991 . More than a few years ago they transitioned it into a family park and everything has went down hill with the rude and disrespectful people that live and hang around here now . The mail man was charged and arrested for throwing everyones mail and packages literally in the trash can not even attempting to deliver them at all which is ridiculous. Constant theft and arson every week now on top of car theft left and right . You don't feel any type of safety at all definitely wouldn't recommend this place at all you will be more than disappointed and unsafe .
Jan 03, 2025 · Donald CoffeyAside from the fireworks constantly, it would be nice to have security around here from time to time. I think since no one from the office and maintenance live onsite, a collective group of residence should be appointed to discuss issues and what not, but that's just me.
Apr 16, 2025 · Erica LeehanI love the property, it’s a great location but the rent increases have been once a year since I’ve moved in there. It’s getting ridiculous
