Hickory Hills Manor Mobile Home Community Introduce
For those searching for "RV parks near me" or mobile home communities in Lakeland, Florida, Hickory Hills Manor Mobile Home Community is located at 1601 Josephine St, Lakeland, FL 33815, USA. While the basic details of the park are available, it is crucial for prospective residents to consider recent customer feedback regarding the management and overall living experience before making any decisions.
Lakeland, situated in Polk County, offers a central location in Florida with access to various amenities and attractions. The city is known for its numerous lakes, parks, and a relatively affordable cost of living compared to larger metropolitan areas. Hickory Hills Manor Mobile Home Community is positioned within Lakeland, potentially offering residents access to local shopping, dining, and essential services.
In general, mobile home parks provide a framework for community living, offering individual lots for mobile homes or RVs, along with essential utility hook-ups such as water, sewer, and electricity. Residents typically manage their own connections for cable television and internet services. While specific amenities for Hickory Hills Manor are not detailed beyond the customer reviews, traditional mobile home parks might include features like on-site management, maintenance of common areas, and potentially recreational facilities.
However, the available customer reviews paint a concerning picture regarding the current state of Hickory Hills Manor Mobile Home Community. One review strongly advises potential residents to "stay away until they get rid of the management," citing issues such as "poor maintenance, harassment, and lies." The specific example given is the alleged misrepresentation about a new clubhouse for nearly a year.
Another review echoes negative sentiments about the management, describing them as "very unprofessional and not the brightest." This reviewer details a frustrating application process, alleging a lack of clear reasons for denial despite having good records and the ability to pay the lot rent. The review also raises serious concerns about the management's handling of personal information, including allegedly excessive and inappropriate inquiries into medical history, leading to feelings of discomfort and suspicion of discrimination.
Furthermore, the "EDIT" to one of the reviews mentions that the clubhouse has "burnt down," directly contradicting the earlier claim of the management lying about a new clubhouse. This suggests a significant issue with the community's infrastructure and potentially the accuracy of information being provided to residents or prospective residents.
Considering the platform category "RV parks near me," the negative feedback regarding management and maintenance could significantly impact the experience of RV owners looking for a temporary or long-term stay. Poor maintenance could affect the upkeep of essential utilities or common areas, while unprofessional management could lead to difficulties in communication and issue resolution. The alleged misrepresentation about a clubhouse and its subsequent destruction by fire raises serious questions about the reliability and transparency of the community's administration.
Promotional Information: Based on the provided information, there are no positive promotional details to highlight for Hickory Hills Manor Mobile Home Community. The overwhelming sentiment from the available reviews is negative, focusing on management issues and a lack of promised amenities. Prospective residents should be extremely cautious and conduct thorough due diligence before considering this park.
Given the serious allegations in the customer reviews, including harassment, lies, unprofessionalism, and potential discrimination, it is imperative for anyone considering Hickory Hills Manor to proceed with extreme caution. It would be prudent to seek out additional, more recent reviews from multiple sources to gain a broader understanding of the current situation. Visiting the property in person, if possible, and attempting to speak with current residents (if feasible and safe) could provide valuable insights into the actual living conditions and the management's responsiveness.
The discrepancy regarding the clubhouse – initially claimed to be new and then reported as burnt down – is particularly concerning. A clubhouse is often a central amenity in mobile home communities, providing a space for social gatherings and activities. Its absence or the circumstances surrounding it could significantly impact the community environment.
In conclusion, while Hickory Hills Manor Mobile Home Community is located in Lakeland, Florida, a city with its own set of attractions and conveniences, the recent customer feedback raises significant red flags. The allegations of poor management, lack of maintenance, misrepresentation, and potential discriminatory practices should not be ignored by anyone searching for "RV parks near me" or a mobile home community in the area. Prospective residents are strongly advised to exercise extreme caution, seek further information from diverse sources, and thoroughly investigate the current conditions and management practices at Hickory Hills Manor before making any commitment.

Hickory Hills Manor Mobile Home Community Reviews
Stay away until they get rid of the management. You can expect poor maintenance, harassment, and lies. They’ve been lying about a new clubhouse for almost a year.
Dec 12, 2024 · RV Nana ValDon't waste your time and money trying to apply here, management is very unprofessional and not the brightest. At least there was one person there who cared about me and my family to keep trying alongside a seller on the inside who would vouch for us but it was not enough. They don't give proper reasons or explanations why you have been denied despite how good your records are and how easy it is to pay $600 lot rent per month, expectations are too high for their own good and/or I suspect some foul play/discrimination especially with how they excessively and illegally prodded too deeply into my medical history and made unnecessary assumptions that made me felt uncomfortable.EDIT: I doubt you could protect anyone when your clubhouse burnt down.
Dec 21, 2024 · ODSP -Great Place to live..not sure why they cant fix the drainage problemThey need a no wake zone!!!
Aug 12, 2023 · Darla CunninghamCame here before clubhouse burnt down and was definitely alot to do but not so much now. If there cannot be alchol at a function then the function does not happen. Snowbirds have their cliques and not very welcoming to outsiders. Office staff makes you feel like a bother if you need to talk to them. Jon is very disrespectful when talking to him, he does not let you say a word. HOA doesn't seem to work for the residents nor do office staff. Rules apply to some but not others. The 25 pound dog rule is only for some. Security is a joke. There is always someone from outside coming in and stealing. Don't tell me to contact management as you have in other reviews because they don't care. Sad because if it wasn't for the residents the owners would not have the investment nor would management have jobs. Look elsewhere.
