Living in a mobile home park can offer a sense of community and various amenities. However, the experiences at Highland Village Mobile Home Park, as reflected in the reviews, vary significantly, indicating both positive aspects and areas of concern for potential residents.
Environment and Atmosphere:
Lakeland, Florida, is known for its beautiful lakes, parks, and a generally relaxed atmosphere. Highland Village Mobile Home Park is situated on West Brannen Road. The reviews offer contrasting views on the community atmosphere. One former renter described the residents as "very clicky" and "super nosey," recounting a negative social experience of being excluded at a community event. This reviewer also characterized the overall environment as "bad toxic."
In contrast, a resident of over two years described the residents as "very nice" and helpful, highlighting a sense of mutual support within the community. This suggests that social experiences may vary depending on individual interactions and perspectives within the park.
The park is described as being "tucked away in its own little enclave," potentially offering a degree of privacy and separation from busier areas. Its location also allows for walking access to several restaurants and provides good connectivity to roads, highways, major airports, and attractions, indicating a convenient setting in terms of accessibility.
However, the negative review also mentioned significant issues with pests, specifically "a terrible roach problem and snake problem," including encountering rattlesnakes in front of their home. This raises serious concerns about the natural environment and pest control within the park.
Services and Amenities:
The reviews provide some information regarding the services and amenities at Highland Village Mobile Home Park:
- Maintenance: One positive review commends the park for employing "several people who maintain the property with what appears high standards," noting the quick cleanup after a recent hurricane as a significant positive. This suggests a proactive and efficient maintenance team for common areas.
- Pool: The pool is described as "well maintained/clean," indicating a positive amenity for residents.
- Gym: The gym is reported to have "nice equipment allowing for a full body workout including cardio machines," which is a valuable amenity for fitness-conscious residents.
- Community Events: The owner is mentioned to "frequently fund dinners- and lunch subs for residents," suggesting efforts to foster community spirit through social events.
However, the negative review raises serious concerns about the management's responsiveness and the condition of rental units. The former renter reported issues with mold in their rental unit, a rude manager, ruined belongings, and broken appliances, indicating potential problems with the maintenance and management of rental properties within the park.
Based on the context of a mobile home park, it is also likely that Highland Village provides essential infrastructure services such as:
- Utility Hookups: Access to water, sewer, and electricity for each mobile home lot.
- Waste Disposal: Regular trash collection services for residents.
- Road Maintenance: Upkeep of the roadways within the community.
However, the conflicting reports on maintenance quality and management responsiveness highlight the need for prospective residents to inquire specifically about these aspects.
Features and Benefits of Living at Highland Village Mobile Home Park:
Based on the positive reviews, potential benefits of living at Highland Village Mobile Home Park could include:
- Well-Maintained Common Areas: Efficient and high-standard maintenance of the park grounds, as evidenced by the hurricane cleanup.
- Clean and Well-Equipped Amenities: A well-maintained pool and a gym with good equipment.
- Sense of Community (for some): Reports of friendly and helpful residents, and owner-funded social events.
- Convenient Location: Walkable to restaurants and with good access to transportation and attractions.
- Feeling of Safety: One resident reported feeling safe within the park over a two-year period.
However, the negative review points to significant drawbacks:
- Potentially Toxic Social Environment: Reports of clicky and nosey residents, and rude office staff.
- Poor Management of Rentals: Allegations of rude management, unresolved mold issues, and neglect of maintenance in rental units.
- Pest Problems: Significant roach and snake issues, including rattlesnakes, with apparent lack of concern from management.
- High Lot Rent: While one positive review acknowledges high lot rent, the negative reviewer implies a lack of value given the problems encountered.

The provided information does not include any specific promotional offers or details about available mobile homes for sale or rent within Highland Village Mobile Home Park. To learn about current opportunities and any special incentives, interested individuals should contact the park management directly at (863) 646-8541 or +1 863-646-8541. When you call, be sure to inquire about:

- Pricing and Fees: Details about lot rental fees and any other associated costs. Be sure to ask about the value proposition given the reported high rent.
- Park Rules and Regulations: Understanding the community's guidelines on various aspects of living in the park.

- Community Atmosphere: Ask about the social environment and any community events or activities, keeping in mind the differing experiences reported by residents.

For those considering renting, a thorough inspection of the rental unit for issues like mold and appliance functionality is crucial.

While some appreciate the well-maintained common areas, amenities, convenient location, and a sense of community, others have experienced a toxic social environment, poor management responsiveness (especially regarding rentals), and significant pest problems. Prospective residents should carefully consider these differing perspectives and conduct thorough due diligence before making a decision about living in this community.

Highland Village Mobile Home Park Reviews
I lived here in a rental for a year. The people are very clicky..and super nosey. I attended a dinner and parade and being on my own no one wanted to extend a hello to me at all.My rental unit had mold and the manager was really rude about it. I had several items ruined due to mold, and broken appliances and many other issues. The girls in the office were completely rude at all times. These people dont care about anything but their profit margin, and they hate to help you with anything. Bad toxic environment..run ..do not live here..these people are awful!! They have a terrible roach problem and snake problem in the park..I was constantly fighting off snakes in front of my house. Rattlers!!But no one seemed to care..And were really rude!! Always!!
Jan 07, 2025 · vj beachgirlAgree with others lot rent high; however, when we returned home after most recent hurricane, the park/streets were already cleared- so refreshing!I know someone in a park close by that did not experience a quick clean up/no work crew, minimal support. This park employs several people who maintain the property with what appears high standards. This type of care/diligence is not cheap to uphold-The owner frequently funds dinners- and lunch subs for residents-The residents here are very nice- they help each other which is wonderful-Amenities are good- pool is well maintained/clean. The gym has nice equipment allowing for a full body workout including cardio machines-We have lived here for a little over two years and have always felt safe- the park is tucked away in its own little enclave- we can walk to several restaurants-access to roads/highways, major airports/attractions-We are moving back home to Texas but definitely wanted to leave a positive review based on our experiences here.
Nov 01, 2024 · susan GladdenThey can only raise rent 5 percent a year. I saw a mobile for sale but when saw rent price that is crazy. Twice what it is at places by Bushnell.
Feb 27, 2025 · Debra OgdenRUN AS FAST AS YOU CAN WE HAVE 45 EMPTY HOMES HERE! Once you buy your home your STUCK or you better have 2YRS To wait to sell your home when you put it on the market. Over price lot at 200$ to 500$ For other parks that are even nicer than this one, keep looking!**UPDATE rent for 2025 is 1054$ EVERY YEAR UP 70 TO 90$ KNOW THIS BEFORE YOU BUY by 2027 it'll be 1300$ MonthlyMoved in April 2021; monthly lot rent 740$ now its September 2023 my lot rent in January 2024 will be 985$ an increase of $195 in 2yr! A far cry from the 25$ annually I was told when I ask before moving in; what the annually increase average! That was too high even then, but I wasn't 55. This is one of the very few parks that allows you to be 45. So he can get away the price gouge. Next lie water garbage and taxes paid 🙄 um NO. You pay it, but it split between everyone in the park. I live alone other people have 2 or 3 people living with them. One lady in the park Braggs that she takes 3 showers a day I pay her share. The taxes are also put on your annual increase. If you want the convenience of paying your bill online, he charges you a $29.90 Convenience fee! convenient for who his bank account? The problem is, this is not a golf community. This is not a gated community there's no gate protecting us. This is not a five star Retirement resort, it's a modular home park.. 3 stars at best! I had family come visit this summer. I drove them around. They could not believe that we pay that much for lot rent. I have called many many parks in this area in last few months; When I tell them what he charges. They cannot believe it. We are the only ones that are this outrageous! UNLESS it is a golf resort or luxy community! Here, it's nothing special. It's decent but it's nothing special. I have done the homework. There are parks all over this area and in Orlando and Tampa. That are $200 to up to $500 cheaper a month! But most all of them you do need to be 55 years old. I'm 54 as soon as I turn 55 I'm out here!I didn't think 1 person could be quite so greedy. I understand running a business to make more money. Iran a business for 25yr I STILL do; But I also understand human decency. But he has more empty units than any of the other parks in this area because most of them sit empty for months! People come in, they look hear the lot rent and they leave most people that stay are under the age of 55.Also, there's nothing included special in your lot rent, you don't get no maintenance. They don't come and do any work for you. You literally just pay for your little square of grass And sometimes we get a free Sandwich from Publix with a bag of chips. 🙄🤣
Jan 14, 2025 · kim mcelligottAbsolutely love this park. We started by renting a home in the park and decided to purchase a home thereafter. It is not only beautiful, but very friendly and a great place to live.
