King's Court Mobile Home Park

We have lived at Kings Court for a couple years now. We have a beautiful home in a very desireable location. As with any community living experience there are always great neighbors and some that need attention. The facilities and amenities are outstanding. It always comes down to you. You can make living here what you desire. You can be negative or you can help make it as desireable as you wish. I think the folks that offer complaints are folks that just don't have the desire to make it desireable for them. Bottomline. Yes. Managers come and go. But. Kings Court is generally well run and the Office are willing to make improvements as needed to make living in this community as reasonably desireable as needed. It is very expensive to live in Traverse City. Kings Court is a needed housing community. All things considered we are very pleased with our overall housing needs. The location is superb with nearby Boardman River walking distance away. Can bike anywhere from here as well. All the folks living here have the right to make it a great community. I would suggest that folks interested in living in this community should not be scared away from some of the more negative Reviews. It likely folks that complain about anything. - Steve Dombrowski

King's Court Mobile Home Park Introduce

Welcome to King's Court Mobile Home Park, a manufactured home community situated at 2899 LaFranier Rd, Traverse City, MI 49686, USA. When searching on platforms like "RV Parks Near Me," it's important to clarify that King's Court primarily serves as a permanent residential community for manufactured homes, rather than a transient RV campground. However, its comprehensive community amenities and its role in providing housing in the desirable Traverse City area may make it a relevant consideration for individuals exploring diverse long-term residential options, including those who might otherwise be looking for a more permanent base that offers community living. This introduction aims to provide an objective overview based on publicly available information and customer feedback.

Environment and Location

King's Court Mobile Home Park is located in Traverse City, Michigan, a highly sought-after area known for its natural beauty, vibrant downtown, and numerous recreational opportunities. The community's location is a significant asset, with one resident highlighting it as "superb," noting its proximity to the Boardman River, which is within walking distance. This offers residents easy access to walking and biking trails, allowing them to "bike anywhere from here." This immediate access to outdoor recreation is a major benefit for those who enjoy an active lifestyle and appreciate natural surroundings.

The community itself is composed of manufactured homes, and the environment within the park is subject to varying perceptions. While some residents speak of having a "beautiful home in a very desirable location," others express concerns about the overall atmosphere and specific rules. The mix of residents contributes to the dynamic of "great neighbors and some that need attention," which is common in any community living setting. The physical environment likely includes a mix of older and newer homes, as is typical for established mobile home parks, with common areas and shared spaces.

Services and Features

King's Court Mobile Home Park offers a range of services and features designed to support its residents. One of the most positively highlighted aspects is the "outstanding facilities and amenities." While specific details about these facilities are not extensively enumerated in the provided reviews, the strong endorsement suggests that the park invests in shared spaces that enhance the resident experience. The presence of a "well run" office and their willingness to "make improvements as needed" points to an ongoing commitment to community betterment, even with occasional changes in management personnel.

However, customer feedback also reveals significant challenges and inconsistencies in management services. Concerns about management being "unreachable" and communicating through "passive-aggressive notes" are raised. Specific issues include alleged "one-inch grass rule" and strict regulations regarding outdoor decorations like "fairy lights." The administrative processes are also criticized for being disorganized, with residents being asked for the "same paperwork five times" and facing difficulties with document tracking. These inconsistencies and restrictive rules can significantly impact resident satisfaction and the overall sense of freedom within the community, especially for families or individuals who wish to personalize their living space.

For those searching on "RV Parks Near Me," King's Court Mobile Home Park, as a permanent residential community, does not offer transient RV sites. However, its amenities and management approach could be relevant for a broader search. The "outstanding facilities" might appeal to RVers considering a transition to a manufactured home, as many high-quality RV resorts also offer extensive amenities. The challenges with management communication and inconsistent rules, however, are important considerations for anyone seeking a long-term, stable, and transparent living arrangement, whether in an RV park or a manufactured home community.

Promotional Information and Goods/Services for Sale

King's Court Mobile Home Park primarily offers manufactured homes for permanent residency. The "goods for sale" would be the opportunity to purchase a manufactured home within the community, or potentially rent one, subject to availability and park policies. The park's promotional appeal, based on positive reviews, centers on its "superb" location in Traverse City and its role as a "needed housing community" given the high cost of living in the area. The ability to "bike anywhere" and walk to the Boardman River are strong lifestyle selling points.

However, it is crucial for prospective residents to consider the full spectrum of feedback. While one reviewer strongly encourages others "not to be scared away from some of the more negative Reviews," suggesting they "likely folks that complain about anything," the detailed complaints about management's unreachability, inconsistent rules, and administrative disorganization are significant. The concern about paying "ridiculous amounts" or living in a place that "treats you like a nuisance" despite being "very expensive to live in Traverse City" indicates that the perceived value for money can be a major issue for some residents.

Therefore, anyone interested in King's Court Mobile Home Park should conduct thorough due diligence. This includes contacting them directly at (866) 786-4113 to inquire about available homes, current lot rents, and to request a copy of the community rules and regulations. A personal visit to the park and, if possible, speaking with current residents, could provide a more complete picture of the daily living experience, allowing potential residents to assess whether the benefits of location and amenities outweigh the reported challenges with management and community rules.
