Kingstown Mobile Homepark LLC. Introduce
For local residents seeking information about "RV parks near me" that might offer long-term living options, Kingstown Mobile Homepark LLC, located at 6705 Post Rd, North Kingstown, RI 02852, USA, is a mobile home park that may be of interest. While not traditionally marketed as a short-term RV resort, mobile home parks can sometimes accommodate RVs for extended stays. It's important to note that the information available online primarily focuses on the experiences of long-term residents and may not fully reflect the environment or services available to short-term RV visitors, if any.
Based on the limited reviews available, it appears that Kingstown Mobile Homepark LLC has undergone some significant changes in recent years, particularly concerning its management and associated costs. Several recurring themes emerge from the feedback provided by individuals who seem to be long-term residents of the park. These themes primarily revolve around increasing rental costs and a perceived lack of corresponding improvements to the property.
One of the most prominent points raised in the reviews is the consistent increase in rent over the past few years. Specific mentions indicate rent increases in January 2020 to $420, again in 2022 to $440, and further in 2023 to $455. Residents have expressed concerns that these increases have not been accompanied by noticeable improvements to the park's infrastructure or amenities. The reviews suggest a sentiment that the reasons provided for these rent hikes have been unsatisfactory to the residents.
Adding to the financial concerns of the residents is the introduction of a town tax on mobile homes, reportedly amounting to $17.50 per $1000 of assessed value. This additional cost further impacts the affordability of living in the park for its residents. The combination of increasing rent and new taxes appears to be a significant source of dissatisfaction among the long-term residents who have shared their experiences online.
In terms of the physical environment of the park, one review explicitly mentions the poor condition of the road within the property, describing it as a "disgrace." The reviewer also notes the absence of speed bumps, which has reportedly led to issues with cars and trucks speeding through the park, potentially posing a safety concern. This lack of attention to basic infrastructure maintenance is cited as evidence that the increasing rental fees are not being reinvested in the upkeep of the property.
Another concern raised by a reviewer pertains to the management of the park since the acquisition by a new entity identified as "Freehold Real Estate" (operating as an LLC). Residents report a lack of on-site, in-person contact with the management, stating that the provided address is a PO box. This absence of direct communication channels can be frustrating for residents seeking to address concerns or discuss issues related to their living situation.
The reviews also touch upon changes in the layout and density of the park. One comment mentions the approval to "squeeze giant mobile homes into tiny lots," suggesting a potential increase in the number of units within the existing space, possibly impacting the overall feel and spaciousness of the community. This development may be relevant for potential long-term RV residents if space constraints are a consideration.
A particularly poignant aspect of the feedback is the demographic of the park's residents. The review notes that the community is largely comprised of "low income, veterans, and retirees who can't afford to move out." This observation underscores the potential vulnerability of the residents to the aforementioned rent increases and lack of improvements. The reviewer expresses a strong ethical concern about the perceived exploitation of this demographic by the current management.
Finally, a more isolated but still noteworthy comment mentions the introduction of pickleball in a nearby plaza. The reviewer describes the constant "ping pong sound day and night" emanating from this activity as an annoyance, suggesting potential noise issues for residents located near this area. While this may not directly impact all areas of the park, it highlights a potential disruption to the peaceful living environment for some.
Considering the information available, prospective local users searching for "RV parks near me" for long-term stays at Kingstown Mobile Homepark LLC should be aware of the concerns raised by current residents regarding increasing rent, perceived lack of property improvements, and management communication. While the park's location in North Kingstown, RI, might be appealing, it would be prudent to conduct thorough due diligence and seek the most up-to-date information directly from the management regarding current rates, amenities available to long-term RV residents (if any), and the overall condition of the park. Contacting them at (860) 222-3997 or +1 860-222-3997 would be a crucial step in gathering current and specific details relevant to your needs. It is essential to have a clear understanding of the terms and conditions for RV stays and to assess whether the environment and services meet your expectations for a long-term living situation.

Edit: 2023 the rent was raise to $455. Bogus reasons, as usual.Edit: 2022 the rent has been raised to $440. That is on top of the town now taxing our mobile homes for $17.50 per $1000.Edit: the rent was raised January 2020 to $420.Not a good place to live anymore. The rent has been raised every year since the new "owners" took over (LLC named "Freehold Real Estate"), no improvements have been made to the park, the road is a disgrace, speed bumps non existent and cars/trucks speeding in the park. We don't know how they got the approval to squeeze giant mobile homes into tiny lots but that happened too. Forget about talking to anybody in person, the address is a PO box. People living here mostly are low income, veterans, and retirees who can't afford to move out. What they are doing is wrong but they do it anyways, squeezing the last dollar out of people's pockets.
