Knoll Terrace Introduce
If you are exploring options for "RV parks near me" and considering alternative housing solutions in the Canyonville, Oregon area, you might come across Knoll Terrace. Located at 100 Samantha Way, Canyonville, OR 97417, USA, Knoll Terrace is a mobile home park that offers spaces for manufactured homes. You can reach them at (541) 839-6057 or their mobile number +1 541-839-6057 for inquiries. However, it is crucial to conduct thorough research and consider all available information before making any decisions regarding residency at this location.
Based on publicly available customer reviews, there are significant concerns regarding the environment and management of Knoll Terrace. One review highlights serious issues related to the stability of the land on which the property is built. According to this feedback, the park's location on the side of a mountain with "very unstable soil" has led to "huge problems with many of the lots from the ground literally slipping away." This reviewer claims that this ground movement is causing damage to tenants' homes, and alleges that "the property owners refuse to fix it." Furthermore, they state that "all of the homes built at the top of Kimberley, Samantha, and Brenda are not stable and did not pass code," and that "Management WILL lie to you about the property." This review strongly advises against paying rent for land that residents own their homes on, citing a monthly rent of $900 for placing a home on what they describe as "unstable property that they then won’t fix." These are serious allegations that potential residents should carefully consider and investigate further.
Another review expresses concerns about the monthly rent charged by Knoll Terrace. This reviewer questions the value proposition, stating, "$700 a month for rent in this park are you kidding me. Calif in Redding doesn't charge that much. Who wants to buy a house then pay another 700 for the privilege. Of being in that park. Not me that's for sure. Maybe that's why there have been so many of these going up for sale." This feedback suggests that the perceived cost of renting a lot at Knoll Terrace is high compared to other areas and may be a contributing factor to homes being listed for sale within the park. The implication here is that the ongoing monthly land lease fee, in addition to the cost of owning a mobile home, might be a deterrent for potential buyers.
Considering these reviews, it is essential for anyone looking at "RV parks near me" as a broader category and potentially considering Knoll Terrace as a long-term housing option to be aware of these significant concerns. While Knoll Terrace is listed as a mobile home park in Canyonville, the issues raised by these reviews regarding land stability, alleged code violations, management practices, and the cost of lot rental are critical factors that cannot be ignored. These points directly impact the environment and the overall living experience within the park.
Potential services and features typically associated with mobile home parks might include basic infrastructure such as water, sewer, and electrical hookups for each lot. Parks may also offer amenities like community areas, laundry facilities, or on-site management. However, the negative reviews raise questions about the reliability and effectiveness of the management and the overall upkeep of the property, particularly concerning the reported land slippage and lack of repair.
Given the serious nature of the allegations in the customer reviews, it is difficult to objectively present any positive promotional information for Knoll Terrace based solely on this data. The reviews paint a concerning picture of the park's environment and management. Any potential resident would need to independently verify the current conditions, stability of the land, and the accuracy of the claims made in these reviews. It would be prudent to speak with current residents, conduct a thorough site visit, and potentially consult with experts regarding the structural integrity and code compliance of homes within the park, especially in the areas mentioned in the reviews (Kimberley, Samantha, and Brenda).
It is also crucial to understand the terms of the land lease agreement and the associated monthly fees. The $700 and $900 monthly rent figures mentioned in the reviews suggest a significant ongoing cost in addition to the ownership of the mobile home itself. Potential buyers should compare these fees with those of other mobile home parks or "RV parks near me" that might offer long-term residency options to assess the overall affordability and value proposition.
In conclusion, while Knoll Terrace is a mobile home park located in Canyonville, Oregon, the available customer reviews raise serious concerns about the stability of the land, potential code issues with some homes, alleged misinformation from management, and the cost of lot rental. These are critical factors that anyone considering residing at Knoll Terrace must investigate thoroughly. This introduction serves as an objective presentation of the information available online and strongly advises potential residents to conduct extensive due diligence before making any commitments.

Knoll Terrace Reviews
The property is built on the side of a mountain in very unstable soil. There are huge problems with many of the lots from the ground literally slipping away. It is damaging the tenants houses and the property owners refuse to fix it. All of the homes built at the top of Kimberley, Samantha, and Brenda are not stable and did not pass code. Management WILL lie to you about the property. It is also extremely unwise to pay RENT on property you OWN. They charge you 900 a month to put your home on their unstable property that they then won’t fix.
